Do I have to give the pictures to the new tenant moving in of before the unit was restored and after the restoration at move in of how the unit was restored?
The law does not request that.
Do we need consent from tenants that pay late to report their late fees. Those tenants are not going to want to pay $10.00

My landlord charged me 3 security deposits and 1 months rent to move in at first it was 2 security deposits and first months rent. I qualified by myself to move in however my child’s father applied with me. I put in my 30 day notice were I was staying and 4 days before I was supposed to move in m . after I gave 1 thousand deposit to hold the house my child’s father didn’t want to have his name on the lease anymore rent was 2300 a month I make a little over 5 grand month by myself the landlord told me even though I’m supposed to move into the house in 4 days I have to pay an additional security deposit because my child’s father doesn’t want his name on the lease. I already put my 30 day notice in and moved out my house that was 2 hours away staying in a hotel until move in day I paid 9,200 to move in. At first the house seemed nice but boy the AC wasn’t working at first but that’s fixed now. I’ve been living here for 2 years in Victorville ca it gets 112 in the summer and very very cold in the winter. My heater still doesn’t work. He’s sent the heater guy to fix it multiple times but it still doesn’t come on we have to use plug in heaters and literally open the oven because it will be 32 inside the house. It’s all tile house too. Another thing is I’ve been telling him for a year and a half that there is mice/rats he’s been telling me to go to home depot and buy the mouse traps and he’ll pay for it at the counter. He hasn’t sent a real exterminator out. I just went last week to home depot I got 10 traps on each trap especially in the kitchen has caught 3-6 mice/rats on them. Now he’s saying if prop 33 passes he’s going to sale the property and I should go to the ballot and vote no for it because if I don’t I’ll be going against myself. I’m so stressed out. When the heater does come on it blows for 3 minutes and stops when it does there is piles of dirt all around them I have to sweep up. The vents are on the floor

Once the 33 passes, the new tenant requirement will be 1. FICO SCORE >800 2. background check 3. Income >120k/yr, for a family of 4. 4. First month, last month, squatter deposit (3 months rent) = 10-20k. 5. 6 months bank account balance.

Landlords are still trying to figure out how to vet applicants? Employment history, employment verification, rental history.
Just provide the basic apartment with blinds, your basic dishwasher, washing machine, dryer. Doesn't have to be fancy or complicated.
I think that in California decades ago one could buy a property mostly without his own resource and the tenants could pay for everything. Now that the properties are all bid way up, I think by too many investors, and tenants will appear who will carry higher rent, modestly compensated tenants will have to pay an unreasonably large part of their income . A high rent area still needs modestly compensated employees as librarians, bank tellers, store clerks, etc. Real estate becomes win loose?
What about the Facebook groups of landlords that name tenants that they deemed a problem?
What a warped view. Disability shouldn’t be highlighted as a reason to hesitate about a tenant at all. Like any professional responsibility, landlord’s should “button up and treat this professionally”, which of course just means “follow the rules because tenants are beginning to request it of you and hold you accountable.”

Northern California, Family owned apartments, they act as if they're above the law. There needs to be better punitive damages for inspection harassment and breach of quiet enjoyment and violation of privacy.

@@sl4983 no a big law firm. Civil over 25000. I went through 2 previous lawyers -1 colluded with landlord-1 mediation only. Big firm Sonoma County. Class act!

Your adding addition cost to the purchasers & paying attorneys just to read the law...im trying to sell a 3 plex my dad has owned for 40 years .will add up to 30k and pay the renters to vacate to sell... buyers want vacancy

the property owner has to provide a resident manager. that resident has to live on the property. that is unusual for employment, and the owner has to pay for it!

hello I live in Ga trying to sell a 3 plex in Los angeles.. .i have come in on a family trust to help my dad who is 91 and cannot manage ... ... i have 3 tenant month to month I believe my dad cannot find rents agreements... no one want to give me theirs... can I draw new agreements?
I heard about a strange case in LA from a different channel. Make sense of this. Large apartment building. A fire breaks out. I think it killed a few tenants and torched a couple of units. The city of LA comes in and says “you need a new sprinkler system. Your building is a fire hazard.” Ok. So they evict all the tenants in order to do the necessary repairs. Most of the tenants leave. No problem. But a few of the, stick around. Fight it in court. And the judge says “you can’t evict the remaining tenants.” So the city says “do repairs” and the eviction court says “you can’t evict.” And now they can’t do the repairs! Make it make sense man.

I'll bet the smoke detectors didn't work, because they usually don't now. Even if you push the button and check it and it makes a sound.
@@sl4983 My understanding is that if your smoke detector has a test button, it still runs on batteries and isn’t up to code.

@@sl4983 I was told earlier this year that my battery powered smoke detectors weren’t up to code. I needed new ones. They run off the electricity and I don’t think they have a button.
