You may have touched on this before, but the hot summers is a big con.

It business 80 on the eastside of downtown. Interstate 80 is northern part of Sacramento completely two different highways.

We are looking into this area! We want to move next year.

These are cool communities! I especially like the high-tech amenities in #1 and #6 because I want to go gas-free. Our old HVAC system went kaput last year in the middle of the heat wave and we had to have it replaced asap. It was not cheap but it's now all-electric. We got a heat pump that is just like A/C in reverse: not generating heat but moving it from outdoors to indoors. It still requires some energy to run the pump but it's much quieter and more efficient than a traditional system. I want to go gas-free. I know it's going to be expensive: Replacing the dirty old gas range with an electric one is going to require a power panel upgrade. But Roseville Electric often has incentives for that. And that could also give us a high-power EV charger in the garage. And we need to replace the old gas-powered water heater that is nearing its end of service life anyway.

It’s very difficult to navigate the social world in Sacramento. Many people are transient and travel a lot when working for the state bureaucracy. A poor person will keep asking for handouts while a rich person will ask if you want to take a worldwide trip. If you’re in the middle to afford a roof and a few nice extras while saving money, you’re in a difficult spot. Staying at home with cheap entertainment instead. Homelessness is a serious problem here. So is property theft in terms of crime. People will steal your stuff easily even if left for a split second. Also the allergies, bad air quality, and summer heat and winter cold are evil here. The draw for me here is that people come from different cultures around the world. Politically progressive views are also pretty nice, but sometimes I think it pushes a little far. Trees are beautiful and I like the natural scenery. But…. I have second guesses There’s really not much to do in Sacramento as I thought. It’s roughly the same amount of things to do as Fort Worth Texas. Dallas is comparable to Roseville in a sense. Dallas has more entertainment and a great airport, but has ugly brutalist architecture. San Francisco is a nice draw, but that’s really it. Honestly, if it weren’t for the Bay Area being close by, I wouldn’t have moved here. I don’t think any place in the USA is truly ideal really. It’s either a very nice expensive place to live that’s too pricey if you’re middle class with a fixed income. One that’s just right in affordability, with a few major cons and is mostly boring after a while. So you use money for cheap entertainment or save a lot of money. Or one that’s extremely cheap and is a horrid hell hole for any human to survive let alone thrive in. Unless you’re only thinking in economical terms. At that point it isn’t worth it though. Lots of empty space in the US with industrial areas Urban sprawl forcing suburbs to separate from commercial areas Car centric culture with heavy traffic, very over crowded cities. Stroads, outlet malls, big empty parking lots. A few iconic cities for a few novel experiences. And a lot of beautiful natural scenery if and only if you have access to any of it. I guess I’ll try painting again??? Life in America is only truly fun if you’re A - Very wealthy and can afford any experience Or it’s only fun if B - You have the time and physical access to natural beauty driving a car Other than that, you’re stuck with reading books, playing video games, and watching movies on a television or a computer screen.

Hello, currently living in Silicon Valley and me and my wife have been heavily considering Sac as it is affordable (housing market wise) compared to Santa Clara county. My question is which area/s do you recommend for a single family home and where do we stay away from. I’ve heard west sac is best to avoid. Thanks for the vid!

I lived there in 2008-2009 and I liked that it was clean, but I didn't like that it's too hot. Mind you, I live in South Utah now...Cedar City. I can mostly take it here, but 45 minutes to St George down South reminds me of Roseville...pretty, but hot ❤‍🔥....

Location, location, location. Certain areas in Sacramento retain their value and are safer.

I love Downtown Sac! Very walkable, many things to do or see, lots of trees and beautiful Victorians, and close to the freeway if you need. I've been in Sac and some of the surrounding areas for 35+ years (moved from East Bay as a child). I do not like the suburbs though.. miles and miles of boring cookie cutter houses, very long blocks and intersections, not always pedestrian friendly, and you almost always have to drive to get anywhere. Like most places, some areas are nicer than others...

If you've got people going into downtown Sacramento that are moving here the older part of the town is off of North gate we all have different houses big lots and it's still affordable I have a custom built house massive lot with a pool. I have about 850k in my home. Compared to SoCal or San Francisco we're easily accessible everywhere to all the freeways you can get anywhere people forget about this place it's overlooked..... Just had a traveling nurse in summer that bought a place 720 there's reason for that because people are putting Adu 's to use here and then renting them out to help cover their costs... Win Win.... Because we have bigger lots it's easy to do.. no mellow roos no HOA....privacy not being able to touch the neighbors house from your window 😅

I just stumbled on your videos and am hooked! I already live in Sac but I’ve learned so much about the different areas of the metro from the both of you! Thank you! Just curious why there hasn’t been any mention of West Sac yet when talking about the best burbs? I know the parts around West Capitol Ave should be avoided, but the Southport and Bridgeway Lakes neighborhoods are some of the best newer suburbs in the Sac area and the closest commute to downtown (you don’t even have to get on a freeway to get downtown). Not to mention all the townhouse ownership possibilities in the Bridge District and Washington District in West Sac. Also, the Yarbrough and Liberty master planned communities near the Southport neighborhood should be breaking ground in 2025- thousands of new homes for sale only a few miles from downtown (and a new golf course! 😊).

Why is it that a high percentage of realtors from the Sacramento area promote living in the suburbs where it's pretty much mandated that every aspect of your life will be influenced by driving? Sure there's going to be Walmarts and Costcos in most if not every municipality but won't be accessible unless you're willing to drive everywhere. How about promoting neighborhoods like Land Park, Curtis Park or McKinley; sure they're not new construction but they're not cookie cutter neighborhoods like the ones being constructed in the burbs.

Regarding school districts, years ago when our son was little it was easy to get inter-district transfers if you were willing to drive your kid around. Of course the school had to have openings. I wonder if it is still that way.

The houses look nice but unfortunately they are in communities with tiny lots, HOAs, and CCRs.
