I live in the Bay Area (Milpitas) right now and will be moving to Elk Grove in a year. I'm looking to use a realtor to help me select a new construction home in the 95757 area, single story. Yep, I believe most of the new construction area in South Elk Grove is Miwok Elementary, Pinkerton Middle, and Cosumnes Oaks High School. You can see the assigned schools here: www.schoolsitelocator.com/apps/elkgrove/

I am disappointed at all these new builds. Most of them shrink in lot size-the newer the smaller the lot size. The materials they use are cheap. They are mostly surrounded by neighbors and backyard has little to no privacy. The walls are too close to each other. You also pay extra $400 or so for Mello Roos and have to pay that stupid mandated solar system that messes up the roof. Lastly and also most importantly, i have not seen any new builds in cul-de-sac settings. For all of those reasons, i dont buy new builds. I specifically search for older home in cul-de-sac instead.
The woods being used in new construction nowsdays are much lower quality. I broke my drill bits drilling a structural beam in our San Francisco home built in the 40s. The wood is so dense my bits literally smoked while drilling. The building science has improved a lot over the decade but not the materials. If it's up to me I rather use cinder block to build my home like the ones in Florida. I can't justify paying over 800k in EG, the prices are ridiculous. Small lots and no privacy. No way.
@@reempire888 Interesting wood findings. Yeah 800k in EG is ridiculous. It is beyond the city median income. They can only sell to Bay Area people who would treat these as rentals.
