Sounds like buyers and sellers should not make any decisions right now. Buyers should focus on increasing their salary and saving. Sellers should be holding off and improving their home or renting the home out. Once rates dip below 5%, volume activity will likely increase if employment remains high.

All this has to go away. The real estate market is sick as long as flippers proliferate. I built an elaborate $370K pool with spa, sauna, and outdoor kitchen and I will never sell. My wife and I swim every day of the year. Flippers have to go, and half of the agents need to get out of the business. The get rich quickers with a truck bed full of gray paint and barn doors must get burned out of the market for it to be healthy again. Peak to trough of a bear market in real estate in almost 5 years. We are just entering one now.

All these sellers are going to have to come out of Candyland and cut their prices down 30% or more. The bear market is here and it is just getting started. We got 4 years of falling prices coming. When the flippers go bankrupt and half the agents are greeting at Wal mart, and the tiny houses have dogs living in them, and the AIRbnb's have been liquidated for complete lack of interest, then the real estate market of TN has a chance to enter reality again. Let every owner/agent get stuck for a decade holding a property he can't sell and boom! working families will suddenly be able to afford a decent house again.

Two years ago, I redid my kitchen and I put in a white cabinets. And they’re not going anywhere. They can go out of style all they want to. Then they’ll come back into style.

If you live in a very cold location, warm color can make you feel better and warmer and cold colors such as pure white can make you feel colder, the opposite can happen if you live in a very hot location, cool colors such as pure white can have a cooling effect

I think the kitchen colour will depend on the light in it if inclined to be dark white will make it brighter ...but I do like coloured units if the room is naturally bright

My kitchen cabinets are the originals to the 35 year old house I bought a little over a year ago. They are oak. While the hue isn’t necessarily my favorite oak hue, they do look good and they are in good condition. Importantly, the cabinets are of high quality, which isn’t always the case with the builder’s choice.

White kitchens are "The New Builder Grade" just like Oak was in the 90's. Don't do it, unless your kitchen is a cave or it's in a historic home.

My kitchen cabinets are red birch. Great grain and color. They're 24 years old now, and still in perfect condition.

I love the look of nice white cabinets with details and crown, ones that go to the ceiling with glass on top, but there are so many that look cheap. I have Hickory, I wanted to be different and didn't know anyone with these cabinets at the time.

some of these white cabinets look cheap. like they are bought at HD or Lowes and painted. ok for mud room but not for kitchen in my opinion.

My new home that I LOVE has the gray wooden look tile. And I LOVE LOVE LOVE it. I’ve got huge red Persian rugs that look stunning on it! And I mean stunning. Real Persian rugs from a seller on eBay that I love! Had real wood at last house and HATED it. Wanted tile and that’s what I got. All brick. 2.5 garage. 4 bedrooms. All walk in closets. Primary closet is 10x10. 2 huge walk in showers. One tub. Huge kitchen. 12 foot ceilings . Small yard. Perfect for me! Love it!

White kitchens will NEVER be out.

Cheap cabinets and especially cheap white cabinets are out. White cabinets that are a good quality will never be out. Rustic, walnut….ugh…terrible!

What about white counter tops? Are they here to stay also

Bought and sold my last house without an agent, for more than what the interviewed agents said they could get. All the same, which I never sold since the house went from $382k to nearly two million in twenty years. Guess I'd say the same regardless of the house since they all went up to ridicules levels.

What's the point of an agent?? Nothing. I want to move, but to do a lateral move I have to come up with 15%. So to sell then buy a $200,000 house, it will cost me $30K?? It's stupid that home sales transactions are this expensive. Especially with worthless agents.

Real Estate agents are worthless. You have to do all the work because you can't trust them. -They won't tell you anything in fear of you backing out or changing something. Agents won't tell you what could help sell the house because they don't want you pausing to do updates. -They will backstab you and tell buyers that you will go lower. I've had agents tell me the seller is willing to come way down. -Their main goal is to sell as quickly as possible, not get you the best price. They like to have their cork board with a map and 100s of pins showing all the houses they've sold. As a seller, the key isn't to just sell it, it's to get a good price.

My flooring is white birch which I used to like but now feel it's way too light. I'm not into black or gold hardware but like the look of that farmhouse kitchen at 5:34 I love the look of the blue cabinets but feel it may go out of style one day. I've never liked open shelving in kitchens but are glass front cabinets in style still? I saw it a lot in 2007 in condos. I like the look of this kitchen at 8:29.

Quartz can be a natural material or a man made material. We were able to combine both in our kitchen which made the large area of countertops affordable and the two materials complementing each other really brings the kitchen to life. It did take a lot of time and diligence to find the two materials that blended so beautifully together. Just another option to consider. HTH

This isn’t the first video I’ve seen about how microwaves over the stove look cheap, but I haven’t seen a solution for a place for the microwave. I hate the microwave in the island, it’s too low. You have to bend over all the time for it because it’s at your knees there. So where should people put a microwave?

Sadcto see flippers painting gorgeous still in great shape wood kitchen cabinets. Yes its dated but i hat seeing the gorgeous wood disppear under paintvwhennits not flawed. Especially in large kitchens, where there is a lot of cabinets. Ii dontvwaht tonsee then turn navy blue or grey.

Avoid grouted tile in a kitchen! Even if the grout is sealed, it will eventually soak up kitchen grease and will be a constant maintenance problem. I gave up and conceded that brown grout looks OK.
