Tehaleh Dream Home Tour [ 12854 192nd Pl E Bonney Lake Washington ] Lennar Next Gen
🗓️Why Wait Months? Here’s How We Sold a Home in Just 24 Hours-For $20K More Than Expected!💰
In today’s market, homes in Tehaleh are sitting longer-70 days, 80 days, or more-and sellers are starting to panic. But here’s the truth: homes *can* still sell fast and for top dollar. The secret? It’s not magic-it’s strategy, preparation, and massive action.
Take this example: Two similar homes had been on the market for 30+ and 70+ days with no offers. Yet, we listed an identical model and got it under contract in just 24 hours for $20,000 more than we projected!
The deal even moved so fast that our clients had to ask us to slow things down. And yes, the buyer waived the inspection.
Curious how we pulled it off?
Winning in This Market Takes More Than Just Luck 🏅
In today’s shifting market, relying on reputation alone isn’t enough. If you want your home sold quickly and profitably, every step from pricing to promotion needs to be purposeful and aggressive. This is where we shine.
Here’s the approach that made all the difference:
1. Advanced Pricing and Preparation:
We worked with our sellers to ensure the home was not only market-ready but also priced strategically. Staging was completed well before going live, setting us up for success right out of the gate.
2. Pre-Listing Marketing Blitz:
From professional photography to targeted ads and custom videos, every marketing element was locked and loaded *before* the listing hit the MLS. With our TH-cam channel generating 3.5 million impressions per month, that’s 3.5 million potential buyers-and we made sure their eyes landed on *this* home.
3. Proactive Marketing, Not Just "List and Wait":
We don’t just toss listings into the MLS and cross our fingers. Our team follows a proven system, ensuring every property gets maximum exposure. This home didn’t just compete-it dominated from day one.
4. Expert Negotiation That Puts Clients First
Our goal isn’t to close any deal-it’s to secure *the best* deal. We negotiated aggressively, structuring terms that gave our clients a clear advantage. The result? A contract in 24 hours with no inspection contingency-ensuring a smooth path to closing.
Now, our sellers are just a few weeks away from starting their next chapter in Texas.

It's great if you're wealthy. :) Otherwise, you will end up living in a rough neighborhood or a neighborhood that is semi-okay now but is on the way to being ruined. Open borders and sanctuary state status are going to dramatically change the landscape in the coming years - it's already happening - landscape meaning more encampments, more gangs, more desperation, lower wages, less housing, longer lines for public services, higher taxes, etc. Additionally, there is not much punishment for crime, so don't have a nice vehicle here nor expect any justice if somebody breaks into your home or assaults you. The accessible parts of the national parks here are increasingly becoming overcrowded and trashed.

We JUST moved from Tacoma. Lived there for 7 years. Unless you are in one of the rich neighborhoods you will deal with crime & the unhoused taking over your streets & parks. The cops are non existent in the lesser neighborhoods. Getting away from tacoma was the BEST thing I’ve ever done. Also if you’re looking at buying then stay out of pierce county. I believe they have the highest property tax in the state.

I also have reverse SAD. I live in Reno, where it rarely rains, and each summer is hotter than the last. Winter is mild (I lived in Tahoe for years prior to moving to the Biggest Little City) and skiing is close by, but the summers are long and sweltering!

My family & I have lived here since early 2019. There's a lot of valid points including how much the townies hate us, the lack of public transportation (even though we are forced to pay an annual RTA tax) & the amount of traffic. Our new 7-11 & Wendy's have been open for a while & thankfully the road construction is complete. Maybe do a follow up video in another year or two?

This dude is out o touch. Lol. Costs are maddening, taxes keep getting raised whenever the state says so, and incomes are stagnating for most. 😮😮 Homelssness is king while drug use is encouraged and heroin (oc,) use is the drug o choice. Grafitti and boarded up bussinesses are accumulating....Ex. The original Starbacks with two outdoor barrista bars is boarded up in the former super clean higjtech city center....starbucks are closi ng 2 more cafes this month.....the market is massive but governance is fleeting and always demanding more tax money. Q. Where are two of the worlds wealthiest peeps? Not in wa state anymore....investment companies are leaving en mass and cost continue to spiral higher......ownerd are subordinate to their renters and police have resigned en mass with governance in king and seattle that belittle law enforcement.....

The homelessness problem won't be addressed. As someone who grew up in Chicago and saw firsthand the failure of public housing, spending money on the problem isn't the answer. Chicago did this for decades and the urban blight never went away. A reporter for the Seattle Times some years ago went to one of these homeless encampments and found many people weren't even from Seattle, they had simply heard that "Freeattle" was a great place to be homeless. I recall getting off of I-5 once and seeing a homeless encampment where people were dancing around fire they had going in a barrel. They looked pretty "able bodied" to me. What you then learn is many people are addicts and such individuals have to decide for themselves that they need to get out of their situation. "Spending money" to allow them to maintain their addict lifestyle is not the answer.

    • @brucebradburyIII
      @brucebradburyIII 8 วันที่ผ่านมา

Couldn’t agree more. Everybody that’s homeless must be suffering, whether on drugs or not. It’s horrible for people that are left with no other choice. But my experience in Portland, Oregon was pretty similar. I entered College as a super progressive kid looking to make social change in my filmmaking program at Portland State University. I kid you not, the first extracurricular project I took on at the school was editing interviews together that the crew went and got from homeless in the city. What I found while editing all of the raw footage was a majority of the people they interviewed had similar stories of just not being passionate about being in the workforce, finding it easier to live in the park and just get by, supported by all of the kindness of strangers. This is obviously way different from a single mother with three kids, whose husband dies suddenly and throws them out on the street, or some catastrophic 2008 style recession. These were just able-bodied human beings that didn’t want to live within the system. I am like, buddy, I completely understand. After all, we’re animals. If you want to check out, that’s fine. (One of my favorite documentaries is happy people: life on the taiga, about these Siberian trappers that live off grid and they are very proud of that existence, as the title suggests. The issue comes for me when you have people not aiming to live without the system, but trying to live within the system, but put no work in. Unfortunately, I still haven’t made up my mind and it is a pretty visceral topic for me, since for most of my life, the narrative was that the majority of homeless people in the US are down on the luck. It actually seems to me that the majority of homeless in the US are addicted to drugs, victims of their addictions, victims of progressive policies that enable their lifestyle. The policy has t leaving people on the street who need help is literally killing people.

Tacoma absolutely sucks! I've lived here my whole life. I cannot believe that it's on any list of best places to live. Homelessness, crime, the most corrupt police department in the state. Rents are too high, home prices are astronomical, especially for what you get and the neighborhoods you get stuck in. It's way too crowded and full of poverty ridden neighborhoods. Don't go to local events because they're always ruined by thuggish and entitled locals who have no respect for anybody. We don't have enough grocery stores so a trip to buy dinner takes 3 times longer than it should and the general passive aggressiveness of the Pacific Northwest is terrible!

I hesitate to bring up the subject of politics. But the Democrat party has the entire West Coast loacked-up tighter than a frog's ass! And that is what is responsible for the high gasoline prices and the high taxes. The Democrats are for everything I am against, and against everything I am for. At the age of 70, I don't know if I have another cross country move left in me, but if Ferguson becomes the next Governor I will have to leave.
