I really appreciate the positive comment, I am just trying to provide the viewers the best information I can on every video. In the last 2 1/2 months I have 6 homes under contract, 3 are closing in next 5 weeks.

The millage rate is a little higher in St Lucie County but at the time the home you are looking at is $700,000 + roughly in Palm Beach for similar square footage . So when most people see their options paying $400K give or take and slightly higher millage rate it isn’t that big of a deal . The millage rate is around 2.3 in Port St Lucie and let’s go with Palm Beach Gardens around 1.9. I’d rather pay 2.3 on a $450k home than 1.9 on a $700K home. And in all reality you really won’t find many new homes around $700,000 in Palm beach right now 🤣. That’s just my opinion . Thanks for leaving a comment 👍
All these fees are a turn off, hoa, cdd, tradition fee, high property tax, high home insurances, and high mortgage rates are killing us first time home buyers.
Thanks for your comment .. living in an HOA community is not for everyone but at same time they the best fit for others. Homeowners insurance is very low in Port St Lucie when compared to many other areas of Florida. My parents pay over $8,000 per year for their home in the Fort Lauderdale area and they are about 11 miles west of the ocean. Insurance in Port St Lucie are between $1,750-$2500 on the high side . Interest rates are a sore subject right now for all buyers. Cdd fees are part of living in a area like Tradition and if you want to avoid this then buyers need to buy a home that’s not part of an HOA and you will also avoid the CDD fees as well
Yes, this is the price for everything, this house is how you see it in the video, includes the lot and the design package etc. They have some great builder Incentives on select homes currently. Depending on your time from to purchase I am sure there will be other quick move in homes with great incentives.
