We’ve always bought in a price range that allowed us to pay off the mortgage early so we saved on interest payments & always enjoyed making them into what we wanted
As a property and residential manager--I had conflicts with boards and owners over serious property issues more than once. I mean literally millions of dollars of repairs and life-threatening issues.
Bull Scheit When I sell it's with Stipulations like I told this guy that offered one of those cash deals Rt 1/2 to 2/3 the real Value. OH that Price only includes the House You have 30 days to move it of the Lot and that includes yteh Basement.
There should be disclosure laws for the resale of anything. Especially real estate and used cars.
The previous owner wanted to keep some light fixtures so I had them make sure that they would at least install lightbulbs in their place and not leave just wires sticking out so I could have lights until I got my own light fixtures.
I'm a soaker, so I love them. We have the original cast Iron claw foot in my master. I can't tell you how many people offer to buy it. the answer is always NO.

I've been encouraged/pressured by MULTIPLE agents over the years to offer more than I wanted. Tbf, some were in very hot markets but some weren't. It always felt like they were pushing for higher commissions. Idk hard to know their motivations.
I live in an old apartment complex that was built back in the late 1950s or early 1960s and so I keep a fire extinguisher on my bedside table.

(Renting) I moved in with no appliances so i had to buy them. Then when i moved it also had no appliances which didnt matter since i brought the appliances i brought over to the new place. Now when i move I'm taking my appliances again (especially since i recently upgraded my stove) even if there are appliances already in the new place. I'll tell the owners to take their appliances to use them elsewhere or hold them for when we leave. I'm not giving away appliances i paid for. Also, i'm taking my shower rod, which is not installed, but I will replace it with a cheap one. I did replace the shower head.But i'm not too concerned about it since it's not expensive.
Your home, remodel to make you happy. The next owner can do the same.

I was told, The seller wouldn't go that low. But, he was all about how much he could get, so his commission would be higher. But, that was over 20 years ago or more. He also, while we were looking at a home, he started to rifle through a photo book of the seller. I thought that was pretty rude on his part.

Ahh yes. Friends recently sold their house They had been following the local market for months in the lead up and thought $325,000 to be a realistic price. The first Realtor suggest $270,000 for a quick sale because it's a small town and no one can afford to buy. 2nd Realtor agreed with $325,000 because it's a small town with good facilities and a nice house that's been freshly renovated. They went with the 2nd Realtor, the house sold in 3 weeks for the asking price. I do believe 1st Realtor was going to buy the house herself to resell and take that profit for herself.
The rent to income ratio was generally fair up until 2019. What happened since is not sustainable
That's exactly what happened to me & 1-2 years later, my unit was the value of my offer, 20k less than my purchase price.
Ever get a cast iron you cant keep the water warm. Iron drains the heat to fast. The reason tubs have become popular again is about 20 years ago thwy stared making fiberglass tubs that dont soak the heat up. To have thw best set up you need to be able to put gear in the floor below them. They make dedicated heaters and air pumps for them now. The best filler is the Kohler unit that mounts in the ceiling and spins the water.

People pay all that money to these GREEDY homeowner's and/or agents and most times the houses aren't even worth the prices. I purchased my first house in 2022; had a 3-hr inspection prior and regretted it. It's a nice house, but the previous owner didn't disclose a number of things. You don't truly know about a house until you've lived in it for about a year. Also, talk about tax and interest deductions is a f-ing joke!! I only received $300 more dollars in a refund compared to when I rented. I would much rather go back to renting.

All my shower rods are tension and not installed. Personally, unless my real estate agent advised me, I would definitely take them with me.
I am not alone when I say I do not like bathtubs
In condos you have smaller households, often couples. In this case a shower makes more sense. As for the giant soaker tubs, I think it’s a useless waste of space.

That happened to us. Our contract said that the refrigerator would be included among numerous other things. They agreed to the contract. They didn't agree verbally. Anyway, after closing we noticed they put in a cheaper used model. We didn't go after them. Just sucked it up. We thought the former owners were creepy, didn't want that interaction.
Someone may be being forced to sell and if their price is too high they get to stay longer, say in a death or a divorce. They might need time to get the money together to buy someone else out. Or they have a crap agent pushing so they get a higher commission or the seller is delulu
I would never ever lower my orice again. Agents screw you. Sell it yourself. I lowered to help buy qualify then lowered again because of the agent saying so. ILOST MONEY A LOT OF IT. NOW THAT LAND IS 5 TIMES THE VALUE AND IT HAS BEEN 10 YEARS. The next one, agent says lower the price pushed me hard, by the way keep paying the mortgage no matter what they tell you. I AGAIN lost money because I lowered the price and in 6 months that home doubled in price checking now, 7 years later it is worth 4 times as much. I will die in this house before i sell or lower a price again. Sorry lady, not sorry, you people lie.
Sounds like you’ve had bad timing
That sounds like really unfortunate timing, but it's HIGHLY unusual. I also have a hard time believing that your market doubled the value of that home in six months. Did the people who bought it from you flip it? Is that where you are getting that number? Because if they flipped it, it was no longer how your house was before and so was with more for being in more modern condition.

My sister & I had my dads in trust. Beautiful in perfect condition. The biggest jerks were cash buyers constantly trying skim money off. They thought we wanted to dump it… but why would we want a fair profit. We had to keep saying. This isn’t a fire sale if you don’t have the funds-oh well.

No inspection
The seller sounds like a tough client to work with, but it also sounds like they had a bad realtor. 1.) Why was the house on the market for 140 days? Just 2 years ago Realtors were saying they can get multiple offers above asking. They take credit for it in the good times, but blame the market in the slow times. If you're good, you'll find a way to sell it. 2.) if it was a good realtor they would have talked their client out of asking for that additional money. If it was a deal-breaker for the seller, then maybe the realtor could have helped out. Maybe split the difference out of their commission. Three people lose in this situation; The buyer, the seller, and the realtor (no commission).
Both are great - LOVE the top on your island!!
