The biggest differentiator when it comes down to comparing homes in Camp Creek has to be the level of High end finishes in the house. Each home being custom has their own touches of character, but common trends I’ve seen when showing homes include white oak flooring, unique tile work, and sub wolf appliances and in some cases, venetian plaster and ceiling accents like pecky cypress. Buyers in this market often expect premium materials and finishes as a standard.
Trend 2: First Floor Primary, Multiple Primary Suites and Flex Spaces
The second trend I’ve seen in Camp Creek is a first floor primary, multiple primary suites and flex spaces enhancing the sense of luxury, making the home feel more expansive and upscale.Having more than one primary suite provides flexible options for accommodating guests and extended family while maintaining privacy for all. Separation from upper-floor bedrooms can offer a private retreat for homeowners, especially in multi-generational living situations. We are also seeing a ton of inventory featuring carriage house set ups, either attached or detached, as an expansion of the living spaces offered.

Great question. All doors for these units are in an open air hallway, so technically outside!

I thought watersound beach club was private beach access?
Correct! In the video, I mention there is a gate on the south side of Prominence for St Joe Club Members only that allows access to the Beach Club, solving the lack of a close beach access. If someone isn’t a member, the closest beach is Deer lake State Park.

How has the beach community use changes impacted 30A? Which areas have been impacted the most?
Great question! 30A has had these rules in effect for a few years and recently, the county decided to enforce it more. We see more traffic and congestion when it comes down to certain pockets or peak times, but most of our public beaches are still the reason people love to come to our area. Properties featuring private beaches stand out more on the rental market for ease of use, but comes at a price. Most people who are not willing to spend money on a luxury home/community will still enjoy the growing number of beach accesses along 30A.

Noah , Thanks for information, with such high residential boom; is there good restaurants, larger supermarkets, home improvement store planned? There’s only publix so far.
Thanks for the comment! There is a rumor of a future Wal-Mart coming soon, but from what I can see, they haven't closed on the parcel just yet, then it will go through permitting. Great restaurants are slowly opening up in the new shopping centers surrounding Freeport and seeing new auto parts/hardware stores sprouting up as well.

That condo is way too big. If you don’t mind having to park in a parking garage across the street and walk 300 yards to the elevator maybe it’s right for you but I prefer under building parking as many of the smaller buildings have. I live in a 90 unit 22 story building and all of our parking is directly under the building and we have three lobbies where you can catch elevators so you’re never more than a short walk to the elevators.
I booked for 3 last week, and was told that although its confusing, tower 3 is a separate entity from 1 and 2, and just have common names. ? And he owns a unit in 3. Not sure what to believe.
Bear Creek is one of my favorite Freeport communities.

Hey there! The parking garage is for all three towers with unassigned spots & a walk-over is located on the 3rd floor. I’ve visited the complex for showings many times and have never struggled to find a parking spot. All vehicles must be registered so there is some accountability there!
Can’t wait to get there, we made reservations for a family vacation!
