I say your final point to sooooo many potential and actual clients, "Don't chase the rate"! You need to have a much wider and more holistic approach when it comes to financing a deal. Situation, lending criteria etc are so much more important than the rate. You have to make sure you can achieve your goals, how much you pay for the privilege is secondary Also get yourself a good mortgage broker, they can make the decision making around this subject a lot easier.
Hi Rosey, Very informative video, on your example for lender A & B at 4:13 I am struggling with the calculation, could you kindly explain the calculation for the net loans for both A & B? Thanks.
Really helpful information thank you. I’ve done my first development using equity from my parents and paid them back with interest. I’m now looking to go at it on my own and I’m finding the funding part quite confusing, so this information is priceless. Thank you
Rosetta, this content blew my mind a bit, but the more carefully I listened I realised that I was learning so much about lots I didn't know. So far I've been dealing in to 100s but you are definitely opening up my mind to skipping the 1000s and jumping straight into the 1,000,000s of pounds. What a tremendously steep learning curve this is. Can I keep up with you......? I really do hope so and I'm gonna try real hard to do just that. Thanks 😎👍

Do you pay yourself management fees as a percentage of GDV? Or as a percentage of total build cost?
🤩🤩🤩
So sorry Rosey. Don't know where Rosetta came from.
