I moved to Stockton in 2010 and trust me this city is changed dramatically.I bought my home for 800000 in Covid now they are more expensive.
I would love to live in Oakland if I had a million bucks.
But Stockton often goes over 100 degrees during the summer. You should mention the crime rate, and large homeless community in Stockton if you want to be honest.
I moved out of this place in 2021...this place truly gave me inner peace...
I'm sorry but this is a very ill researched video. Oakland is certainly very unsafe than other suburbs here in the bay area. If you want safer place to live in probably move to Dublin, Pleasanton or even fremont, San Jose in the south

Great information, Danny. If sellers want to sell off market, can they contact several real estate agents (inasmuch as each agent will have their own connections) or is the seller sign a contract with only one real estate agent?
So this is a good question. The simple answer is yes - as a seller you can have multiple agents list your home using a Non-Exclusive Residential Listing Agreement. It is a seldom used agreement, however, due to the risk/reward nature of this arrangement. The seller is basically saying - hey we want you to spend your time, money and resources finding a buyer for us - but we are also going to ask 4 other agents to do the same. Understanding that, most (if not all) of the good agents out there would not be agreeable to that - as they understand the value of their time, money and resources. Sometimes, in the higher price ranges like $10M+ - you'll see more agents take this risk as the reward can sometimes be woth the risk to them... So, in short, unless your home is $10M+ you may get an agent to agree to this non-exclusive arrangement, but I doubt they would be any good. You're better off interviewing 5 of them and then selecting the one you feel is best equipped to handle the intricacies of your situation. You can also shorten the duration of the contract to say, 60 or 90 days, which would mitigate risk of the agent "holding you hostage" for an extended period of time. Of course, the agent would have to agree to this but that's all part of negotiating the terms of your listing contract. It used to be clean and diverse just 20 years ago. Now it over crowded, over populated and dirty. The white people have left and been replaced with Indians and Chinese. Is that a positive or a negative? Depends on how you feel about Indian people . I like them . They are very friendly and good neighbors. If it wasn’t for all the homeless people shoplifting and doing drugs it would be ok.

Fremont is a mid to high mid class area mostly immigrants. It is safe, have excellent weather, expensive and boring as hell if you are a single person. However it is central to the three central areas of the Bay area. Central to the 3 airports too. If you are single do not come to Fremont. If you are foodie it is your place specially if you like ethnic food. In some things the video woman is exaggerating some of the good parts. There is just not much to do here and the city or the cities around do not have central areas you can call down town. There is nothing. Actually other than San Francisco and to a lesser part Oakland and minimal part San Jose, there is not a place you can call central in the entire bay area.
I drove uber for a year some years agi sticking only in the Tri-Cities area of Fremont, Newark and Union City. Nothing but homes and shops.
In Fremont, the home is your entertainment. You come in from work and stay at home. If you live in a rental and your job is not in Fremont, why?

I bought a house in Hollister at the 55 and over community. It’s now 2 yrs and they still haven’t completed the development. I thought real estate sell fast in California or has the housing boom died ? Are home values in California going down ?
I was born in stockton, may of 1962. I lived there for exactly 6 weeks. My dad was in the navy.. We moved to Virginia. Whenever I tell people where I was born they say well that sucks. Now I know why.
