    It's a pretty Nice house for the price 👍 but I don't understand the pull to go there ..I mean you go to Mexico for the ocean right? Or to be close to the ocean but the lake you can't really swim there, can you? I mean it probably isn't very safe to swim in that lake. I don't know I'm just asking ?

      Totally reasonable question. Ajijic has that small town natural feel with cobblestone streets, yet modern amenities and opportunity, horses and other 4-legged friends everywhere, super laid-back nature, very friendly people both in the Mexican and expat communities, excellent weather, even more excellent mountain-scapes, culture, architecture, design, talented trades-men and women, high elevation, 30 minutes from international airport, 1 hour from second largest city in the country, drivable to many other tourist towns, colorful, walkable, diverse, lush greenery (you can probably grow just about anything here), Spanish language, delicious food, healthy food, clean air, etc etc etc. It is not advisable to swim in the lake for a few reasons (although most locals do). About 20 years ago the lake near completely receded, causing lakefront property owners to draw their property lines out further. Because of this, when the lake filled again, there is quite a bit of debris still left out there. There are also a lot of fishing nets from the local fisherman. And yes, there is run-off from the berry farms that surround the lake and pollution from the industrial sector in Guadalajara, which they've just begun putting sanctions on to keep them from dumping into the river that flows into the lake. Lake Chapala's average depth is only about 23 feet, and it's deepest if 34 feet, so it's not ideal for boating. There have been offers extended from other countries or entities to completely dredge and clean up the lake if they were allowed to keep the ancient artifacts found, but Mexico has refused. I believe this is in part because they are a very proud nation and want to keep their artifacts, as well as the fact that they haven't quite solved the problem of the lake being polluted, so they would need to do that before a lot of time, effort and money is spent on cleaning it up.

    Hi Amanda, just watched the video. If you are driving from Jocotepec to Costco you don't have to go all the way to Galerias. There's a Costco close to Punto Sur on Lopez Mateo. Also you have Galerias Santa Anita and Punto Sur for Shopping.

      Yes, that's correct, thank you! I'm really just using Costco as a reference to distance to Guadalajara and Galerias is my favorite area to visit when I need to get some things. But yes, all good points! :)

Please spare me on how you are saving Chapala by bringing your dollars to the area. Mexico was fine before you came and will be fine after you leave. What won't be fine is the mess of inflation you leave behind for housing in an area that does not belong to you. Jose Ph.D. P.S. Under the new President Claudia Sheinbaum, I will doubt it if foreigners will be able to keep their properties. Policies are coming soon that will make changes that should worry "expats".       I agree, absolutely beautiful location, and this neighborhood is very highly desired. HOA includes common maintenance, street lighting, garbage, and 24 hour manned gate. The gate guards are extremely good at their jobs in this community, they take security pretty seriously here.

      The percentage of American expats living in Mexico is something like half a percent. The percentage of Mexicans living in the United States is something like 10%. So based on your rhetoric, Jose Ph.D., that would mean that Mexicans would also be responsible for the inflation in the US. Your dearest Claudia Sheinbaum's grandparents are from Lithuania and Bulgaria, and she's a Jewish president in a 91.2% catholic country. You voted in the most foreign of foreigners into your presidential office. Believe nothing you hear and only half of what you see.

      @@jh6392 The amount of wealthy Mexicans owning property in Lake Chapala outnumber that of wealthy Americans/Canadians that own property here. And who do you think it was that sold property to the expats? Mexicans. Who's building and selling to expats? Mexicans. But guess what the average home purchase price by expats is here... $350,000 USD. That's not a lot in comparison to what's available, my friend. The Mexicans from Guadalajara far exceed that number when they purchase here. You know why they purchase here? Because land in Guadalajara is 4x what it is in Lake Chapala due to inflation, and that definitely cannot be blamed on expats as they are a minuscule fraction of the population in GDL. Inflation is happening ALL over the world right now. I'm sorry to be the one to break it to you, Dr. Jose, but you are the few. You and your troll friends that look to be internet warriors on TH-cam. Most Mexicans appreciate our presence here, and I'm not convinced that we're pushing Mexicans out. I don't know a single Mexican that has left Lake Chapala because it's too expensive. However, I do know many that have moved INTO Lake Chapala BECAUSE it has turned into a beautiful place to live with abundant opportunity. The point about Claudia Sheinbaum is that you're demonizing foreigners, yet voted for a "foreign" president. I'll tell you what the government is doing... they're raising the requirements for expats to become residents so that they're not competing for Mexican jobs when they do come here. I personally refuse to employ anyone who isn't a Mexican national, and I tend to also lean toward hiring those that are from Lake Chapala only. So no, your government is not raising prices to keep foreigners out. They're raising prices to stop enticing the lower income foreigners from coming so that Mexico will prosper more from wealthy expats. Gentrification has been in existence since the dawn of man. If it didn't exist, we'd still be hunter-gatherers.

Global inflation affects all markets, but the localized inflation in places like Lake Chapala is directly tied to the influx of foreign capital. When expats come in with stronger currencies, they increase demand for housing, which drives prices up, especially in areas with limited supply. This isn’t just happening by chance-it's a direct result of gentrification, which displaces locals who can no longer afford to live in their own communities.     I can't believe that some americans would pay over $370K USD for a house in Mexico; that amounts to over 6 million mexican pesos. You do not need to pay that much, for a good nice house, if you are not very picky in the place; Ajijik is where american expats live, but you do not have to. Houses in Mexico, affordable for less wealthy americans, start from about 2 million pesos, or about 120 K USA, and if you look patiently, you could find the jewel you dream of. More expensive, like 400K usa or more, you better look for a colonial, old house in historic downtown, because those houses only will keep getting more and more expensive over time. Besides, it is fun to live in an old spanish colonial house, with its typical design of a central patio, or garden and a shade around, where you can enjoy your morning coffee. Look for cities in central mexico, especially the capitals of the states of Michoacan, Guanajuato, Queretaro, Mexico state, Hidalgo, and some middle to smaller size towns. Central mexico is the best place to live, because its weather is temperate thanks to the high altitude.

    Well put together video. the only problem is that every one of these places seems to be a gated community, mini Gringo town. Just as it was five or six years ago when I came looking. 5 days was enough for me.😁They may be OK as an income source, but certainly not as a place to live. since most of these places are bought and then rented out. often as short term weekend rentals for party people from Guadalajara. Let the buyer beware! Haha.

      To each their own, a lot of my buyers prefer gated communities. And they're absolutely livable. My personal preference is small homes that I can make super cozy. If it's not your thing, doesn't mean it's not someone else's.

Guess who buys in those gated communities? Americans AND Mexicans. I have a Mexican couple right now looking to buy and they want a gated community with an influence of Americans so that the wife can practice her English.

      I don’t think Trump or the next Democratic choice can keep lake Chapala from drying up. It’s going to dry up and that will be the end of that area. I hope I’m wrong. I’ve never been there, but everyone I know that has, all loved it. Say it’s one of the most beautiful places they have ever seen.

      Yes! Especially a woman 10 years younger than me. :) Yeah, I was shocked too. I think people just get big eyes when they see imported goods. It's a 50% markup to cross the border, and they have to mark it up past that to make a profit as well.

    #1 stop buying our properties or we will pass laws allowing no foreigners to own Mexican land. You're gentrifying our neighborhoods, artificially inflating prices, and driving natives out. #2 Soriana isn't like WalMart. We actually have WalMarts in Mexico. Soriana is more like Target meets Whole Foods.
