Visited Maricopa because of this video - it's definitely an island city. The food scene in Maricopa was very disappointing. Homes are built very very close together. Maricopa was not for us.

I have been to FH, and I loved it, I rather have an older house with a great view. Resist the urge to buy new.

Depends what part but you’re looking at a solid 40 minutes without traffic. Commuting daily would be a pain - as I mentioned in the video - but for the occasional visit it’s drivable. Steer clear of this city. Horrible access in or out and WAAAAY too many insecure incentives based cops! You will regret moving to this town.
Getting in and out of Maricopa is definitely one of the bigger issues (and opportunities!). The state/local governments are working on plans to expand and enhance the highway to accomodate the growth. When that happens - and getting to/from Maricopa from the main Phoenix area is easier - one can only assume prices will go up as more people will be able to consider Maricopa as a viable option to commute from.

What can you actually do in these waters? In other words, since it's narrow looking and near homes, is it just a big "No Wake Zone" or can boats and Waverunners actually go in there and run at speed?
This particular community is pontoon boats only at no wake speeds. It’s mostly exists for the view but is nice that you can buzz around to neighbours. Call/text us and we can walk you through the 6 lake communities that exist for water skiing. A couple of the 6 also allow for jet skies etc. As you can imagine - waterfront communities in the desert is something of a very specialized niche.

Seems like the Chandler Police department would have to be better than Gilbert PD.
Curious why? I"ve seen both to be good - but that's just from the perspective of living in the area with no inside knowledge or perspective of either.
The coumity was founded by M.C.O. the idea was to build a full multi class community. All the construction was to unique. Giving large and Small Family Construction and equal opportunity to build and make money. After awhile larger construction corporations were allowed in and large-scale development was on its way with Sun Ridge canyon. I moved to Fountainhills in 1981 our home is a modest 3 bedroom 2 barh no pool. We do have Luxury Views. It is block construction built by a small family contractor. Before they started building with Styrofoam and Chicken wire. Sad day when we got "California construction " in Arizona.
Thanks for this bit of history... There can't be many people still in FH for as long as you've been there! The "California" style construction took over when the brick masons organized a strike. Instead of negotiating with them they changed building styles to what we see today... wood frame with stucco.
There's still many awesome little gems available in the town. It's awesome seeing things grow. Times definitely have changed. Acceptance can be difficult. Our family moved to Fountainhills when I was 17. 61 now. Mom worked at the Community Bank. She knew all the builders. Unique time.
Thank you for this post. I agree Arizona is a shock to most people who move here. Arizonans are the worst global citizens! When it comes to progressive ideas, we are far behind other places such as Portland, Seattle, and Austin. Who would want to move here? To all the people wanting to move here from New York, Chicago and California as well as many other heavily populated cities across the country, as well as those considering a visit: Before you come to Arizona you must be aware of what is happening here - especially, around the rural and, well, all of Arizona. There's a housing shortage and rent has tripled. The various Arizona police agencies shoot first and ask questions later. Our sources inform that they wear red ballcaps under their riot helmets, and these tend to vote with the far-Right Christians who wish to impose a theocracy. You may recall these super-spreaders congregated in homes during the pandemic. Moreover, if you plan on moving to Arizona, or just plan on vacationing in our deserts, hill country, mountains or lakes, I think you should also know that poisonous Gila Monsters, tarantulas and rattlesnakes have infested resorts, office buildings, churches, and recreational sites across the area due to dryer and hotter than usual weather. What few bodies of desert tanks and lakes we have are infested with mosquitos. West Nile Virus has not only re-emerged, but a new strain has developed which has no vaccine or cure. Death occurs typically in 3-10 days. The suburbs are overrun with mountain lions and black bears who are killing cyclists. These lions and bears are as big as a Volkswagen Beetle. These have eaten many domesticated animals and possibly some small children. We have had bear and lion sightings at every park and town, and they are after picnic baskets. Mexican wolves (repopulated by Arizona Game and Fish) have been spotted near motel rooms and bars. Recently a Hell’s Angel biker was taken down at 16th Street and Bell (RIP). Snakes... don’t even get me started on the Diamondback Rattlers here. The indigenous Diamondbacks are cross breeding with Burmese pythons. We find them in our garages and at the front door in the mornings. Several have reported them six meters in length. A Paradise Valley resident reported that her Belgian Mastiff was swallowed whole. The hospitals have no anti-venom for these hybridized serpents. The major cities are full of drunks and fentanyl addicts peeing on themselves. Vicious cartels govern the state. At the behest of the Sinaloan Crime Family our State House of Representatives is sending a bill to the Senate whereas Xylazine would be sold over the counter as a recreational drug. Conversely, the outer municipalities (Gila Bend, Globe, et al.) have outlawed deodorants such as Axe and Old Spice because these products contain alcohol. We have the rabies-infected black-footed ferrets invading our parks and their mating season is Labor Day-Memorial Day. Porcupines and armadillos (both also rabid) from Texas have migrated in great numbers and are "stabbing" small children should they dare utilize the local playground equipment. Javelinas, especially mamas with piglets in tow (also rabid), will gore curiosity seekers to death. Skunks (also rabid) have made their way to Arizona and multiplied at unprecedented rates and wander the local campgrounds in packs looking for beer. There are great swarms of murderous African bees that attack anyone with a sweet drink in hand. Giant grasshoppers are devouring crops and clouds of locusts have laid lawns barren. Scorpions emerge from shower drains and no longer congregate under rocks, logs, steps, automobiles - the good news: after 3-4 stings (if you survive) you are henceforward immune. Parasitic head lice build nests in your hair and we have vampire bats (also rabid) clinging under roof overhangs - if you walk out after dusk, they’ll latch on to you. Also, no one is vaccinated here! And everyone carries a gun. The only visitors that seem to make it out alive and without disease are snowbird Canadians. No one can explain these phenomena.

@Living-In-Phoenix-Scottsdale yeah, but we aren't ready to move yet..it will be a while out. We like that Maricopa is safe and we don't have to leave it bc it has everything. We would rarely - if ever - travel that highway in and out unless there are necessities Maricopa doesn't have. One of these days when we can both sit down for the video call, we will check that out!

Overbuilt and way too much traffic. I avoid Scottsdale as much as possible. It used to be a great place to shop and eat out. The original charm is long gone.
A lot of people have found this to be true - which is why I recommend you explore other areas as well. Chandler and Gilbert are newer with better infrastructure for example. I lived less than a mile from downtown Tempe for 9 years. My favorite stores: Tower Records, Books Ect., ZIA Records. Walking up Tempe Butte after 5 pm every day, about the best exercise for you. You can take some really good photos from up there. I sent some to the Tempe History Museum, the 1991 photos are at:emuseum.tempe.gov/objects/95146/ash-avenue-bridge-demolition Concerts at Lloyd Wright's ASU Gammage. Movies at Valley Art Theatre. The College of Music has frequent performances, and weekly student recital (free) during the school year. Best is Katzin Concert Hall and the Organ Hall (with a real organ). Katzin Concert Hall is so quiet that you can't unwrap a piece of candy without everyone hearing it. Note: It's best to exercise (mow the yard, if you have one) after 5 pm...the relative humidity is lowest and the sun intensity is much lower.
Both equally awful. Air quality is poor, noise pollution everywhere, nothing but cars, cookie cutter houses, and the same chains on every corner. Too hot to bear 4 months out of the year. Flat and boring. Non native species like eucalyptus trees and Chinese elms everywhere.
You could be right… although they are both in the top 4 most desirable areas by the majority of people moving to the Phoenix area right now.

Compared to other cities nationwide, the whole Valley ranks pretty high but I prefer far east Mesa or north Scottsdale. Seems like they are all very overpriced compared to when I lived there but this seems to be happening almost everywhere.
Yep. Two great areas for sure! East Mesa is primarily Eastmark and Cadence - and the NE areas of red mountain and las sendas are the most underrated areas in my opinion weighing pieces, Mountain Views, golf and access to city amenities. N Scottsdale is a different vibe for sure - but nice for different reasons I think.
I live in Tucson six months and Panama City Beach six months. Best of both worlds!

If President Trump wins the black swans will be executed to and the economy will be blamed on him. Also things are artificially high right now to protect the current Obiden administration. Mainstream media is hiding the fact we are in a major economic recession caused by the current Obama administration. After election they will let things be more apparent so the elites that own the politicians can by assets on the cheap.
I can’t speak to other things you mentioned but home prices are high because interest rates were low and inventory was low. As people could borrow more money with monthly payments at a level buyers could a ford prices shot up. Now that rates are high most people are locked into a low rate mortgage and aren’t listing their homes because buying a different one is too much. Most home sellers don’t “have to” sell and certainly aren’t going to lower their asking prices unless there’s a death, illness or divorce forcing the sale. We aren’t seeing almost any foreclosures which tells us majority of people are making their mortgage payments. Inflation has been pinching people but not much for layoffs going on and forcing people to sell. Prices will remain high unless we magically build a bunch more houses or more people need to sell.

I’m sorry but that’s an area we are not experts in. Clients do hire us to help them find rentals, which is a premium service, but the properties available to the open market don’t include any special or otherwise subsidised “low income” that we are aware of.

No. And for Rio Verde - the water issues I believe you are referring to are limited to properties that never went trough the proper permitting processes decades ago when they were first developed. The larger developments in Rio Verde such as verde River/Tonto Verde/Rio Verde golf course neighbourhoods are unaffected as they were built properly with 100 year assured water supply certificates. homes are cheaper there because no one wants to be there, the commute is terrible because there is one way in and out and that road is on native american land and they will not allow that road to be expanded. so unless you are a retiree that doesnt travel much, then this isnt the area for you, so they arent lying here the traffic and travel is a major issue. Other than that yes you can get alot of home for your money, dont expect to gain alot in equity due to all these factors. Thanks for not being totally dishonest in this vid just to make a sale.
Hey thanks for these points. I definitely mentioned all of that in the video. The state, Maricopa county, pinal county and the Indian tribe are working together to find a way to expand the road, which when that happens I predict will make property values go up significantly because it becomes way more accessible. In addition to retirees people who are willing to suffer through commuting now - but maybe the only answer to commute two or three days a week also have a lot to gain long-term from the current negative. When that highway gets expanded, it won’t be the cheapest place in the area anymore because it’s so close to everything else.
Watched for a few minutes. The constant cuts frames between words was extremely annoying. Next time keep on a constant verbal frame. Stop pausing frames.

I 've seen several vids on YT of the Phoenix area. Many places d.town Phoenix appear deserted. Not sure if it's the time of year, temps. too extreme, or residents just stay indoors most of the time? Tempe seems also fairly deserted; no foot traffic along the waterfront, near the condos, no one on trail. It's almost ghost town atmosphere or everyone just wants to be in air conditioning and shade??

great video some constructive criticism Add chapters to your videos for easier navigation for viewers. Add a map of each location at introduction to each area and maybe discuss proximity to airport or downtown as a reference point ( helpful to people unfamiliar to Phoenix) at end of each area a Price breakdown shown on screen that could be easily paused . I know it's a lot of work, I have edited a ton of video but this will differentiate you from the masses. In your description you could also add the cost info for referencing. I have followed your channel good work

Similar to coto de Caza where I currently live A little frustrated with not knowing if membership is available or not, as this will be a determining factor on where we live . Lived in Power Ranch, Gilbert for over a decade. We loved it! However, the commute to Phoenix or Scottsdale is now an hour+. Not my cup of tea. In general, IT jobs in Phoenix or Scottsdale pay more than Chandler. We've moved to Chandler a few years ago, and it has shortened the one way commute by at least 15-20 minutes (worth the move). Look at recent real estate data.. Chandler and Gilbert have the highest demand even with high interest rates. I'm locked in below 3% fixed so I won't be moving.. but I plan to be in Chandler for the foreseeable future.
That move makes sense for the commute! Even though Gilbert and Chandler are “right next to each other” on google maps - this is why it’s so important to reach out to us for help buying a home.
