Prescott is still a wonderful town and I am glad it's landlocked. I can not afford to live there even though I was born and raised there, I and many other locals were priced out of our own hometown. the older folks are dying off and the younger ones mostly all have to move away. I have no hate for people who want to move to Arizona, it is just a sad thing to see this happen over and over again to all the wonderful small towns in the west. They become only for the wealthy.

My dad moved to Prescott valley in 1985 their was maybe 5 houses in the area...i enjoyed their ye it' becoming like a little Phoenix. I enjoyed it because of the sunshine.
Prescott Valley continues to grow! Prescott and PV are both hovering around 50K, but PV is poised to jump ahead - basically because, with the exception of the Williamson Valley corridor, Prescott is pretty much built-out.

I reside in Prescott. Just my humble comments. Summer is pleasant because of the high altitude. Winter can be cold (not Chicago cold, but much colder than the Phoenix valley). Great restaurants? It’s more like okay restaurants. High housing costs! Prescott Police do a phenomenal job keeping the downtown square safe. You occasionally see folks Open Carrying. I’m okay with that. Many of the service employees reside in Prescott Valley as Prescott housing is expensive. We do have Costco in the area. Good hiking is available. Shopping is limited. Phoenix would be a better option. Music is mostly geared towards country. Very little industry here, so jobs are limited. It’s generally a good retirement area. No place is perfect!
Thanks for the great observations! Indeed, no place can make absolutely everyone happy, but Prescott is a good fit for a lot of people, keeping it consistently on the list of top places to retire in the US. That brings with it an above-average cost of living; but I can't think of many (any) desirable places to live that don't come with some sort of a price tag - monetary or otherwise. All-in-all, Prescott offers good value and a great lifestyle.
Locals pronounce it preskitt you know like biscuit but with a P. The cons...its turning into Californians 2.0. We have more Californians here than Prescott locals anymore. The locals cant afford it here and are moving to smaller communities like chino valley, Paulden and Ashfork. Prescott used to be a quiet little town where you would get tourists in the summer and a handful of snowbirds in the winter. Now.....its Californian 2.0
Interestingly, the number of west coast re-los is rivaled by that of people moving north from southern AZ/PHX area to escape the high temps!

You said it - cost of living is above the nat'l average. Just like with any other popular place to live, I tell my clients to weigh the pros and cons. Prescott is a definitely a lifestyle destination!

Is it possible to get a house with no HOA for under $350 in Prescott?
That's a tall order, but nothing is impossible. It depends mostly upon the amenities you're looking for, and which of them you might be prepared to sacrifice. Prescott offers features and a lifestyle many desire; but like any other sought-after location, those do come with a price tag. I'm not here to sugar-coat that fact!

I am wondering about drought issues in the area (either town). I want to move (currently in Chicago area) to someplace sunny and arid with four distinct seasons and moderate summers where we can build our "aging in place" single story forever home, but my fiancé doesn't want to move to a place where water is scarce and there are worries about the water supply.

I didn't realize your property taxes are so much lower than Texas.
That was one of the reasons my parents retired here years ago - they had lived in Dallas and the Houston area.
The political atmosphere doesn't feel good in my opinion. I no longer stop there because of it. Don't let that stop you from visiting if you want to.
Somewhat sad that similar can be said, and is said, by many of my friends across the country. Prescott is not an outlier in that regard. All I can offer is that my Prescott neighbors remain neighbors - generous, giving people - regardless of politics. And believe me, we're across the spectrum! Lol

I leave Prescott every year at the end of October. Then I come back in June or July. :) I put up with the politics because I like the geographical environment. The sun is more brutal here than in Phoenix where I grew up and the thin air and pollen wreaks havoc on my sinuses. I couldn't live here full time.

I've got neighbors who love to walk in the evening; but yes, there are times of the year when allergies keep them at home! You are absolutely correct - there are pros and cons....but I have yet to find someplace that doesn't have its share of those!
Prescott's motto is really "every white nationalist's hometown". I've lived all over the USA and the Prescott area is by far the most openly neo-fascist place I've ever lived. In October 2020 a small group of unarmed women and children were at the town square peacefully marching against police brutalizing African Americans, when dozens of rabid neofascist "counter protesters" showed up with guns, Trump flags and other symbols of white nationalism, yelling and threatening violence against the peaceful marchers. Yeah, the Prescott area is every kkk member's hometown.
That's one of the areas we are interested in. Preferably a no HOA area.
HOAs are numerous. That said, HOA fees run the gamut, depending upon the community. Are there nice homes in non-HOA communities? Yes! But those areas are popular for that reason, so competition for homes is high!

I'm from Detroit and was amazed at the cars here with hot rods, cruisers and vintage cars. It has a subculture that given most any subdivison has many guys/gals owning and restoring these cars. I have to say since moving here I enjoy it more than being back home.
You are right - there's a great car culture, with a number of local events, shows, club meets, etc. In fact, I need to make a video about it! Lol
No disrespect on AZ Kilted Realtor, I was born at the Yavapai hospital in Prescott on willow creek Rd. I walked from my home to and went to Miller valley grade school before it was a parking lot. I walked to Prescott high school before those black prison walls were built and could enjoy the freedom of open campus. I knew those streets and back alleys as a teenager. NO WAY I WOULD DO THAT NOW because of the BOOM of everyone else moving to the town I once loved. We use to ENJOY thumb butte and the hiking in the areas. I left because of all the people moving in. The town I knew changed and im happy I left. I WISH the town was what i knew before the $$$$$$$$$$$$$$$$$$$$ rolled in and destroyed the economy. People don’t love thy neighbors anymore. neighbors love money and corruption. The town of Karens. Prescott is broken and is not for the blue collar Americans like it was. Imagine everyone you don’t like moving to your home town or your neighborhood and ruining what it was. That’s what Prescott is.
Maybe, but it doesn’t all hinge on where the individual comes from. That ongoing obsession is easy, but wrong.

After 10 years we are getting traffic, graffiti, homeless, illegals, rude Californians and more crime. Housing projects and high density housing projects are ruining this once pristine mountain paradise. City officials keep approving massive housing projects. Will need to find another town if it keeps growing like this.

I noticed that you never hit on Medical Care here. That's because there is NONE. IF YOU HAVE ANY MEDICAL CONDITION, DON'T plan on getting any doctor twice in a row. They are all traveling doctors. Don't plan on getting an appointment any time soon and don't plan on a callback or follow up. VERY SCAREY. HORRIBLE MEDICAL CARE!!! I HAVE lived here since 1992 and it has gotten incredibly out of hand for good medical care. Plan on driving to Phoenix for care.
Indeed I do cover the topic of healthcare in my "Retiring to Arizona" video. Healthcare access is something Prescott/PV definitely struggle with. However, quality of care actually receives good ratings. That is not to say people do not have bad experiences, but you cannot paint Prescott area healthcare with a single, broad brush.
