no way 4m aed for internal finishing, joinery, windows, hard and soft landscaping, lighting, kitchen, mep, soft furnishing, hard furnishing, swimming pool, approvals! as you said no comprimise on upgrades - i suspect at least 6-7m. timelines of 4-5months are also quite unrealistic if you do need to demolish and extend, i would say at least 8-14 months if you have all your designs ready.
