Hi Pete, I've been inspecting for 6 years and using ezhomeinspection software. Really like their platform because it is "EZ". Their site has crashed 3xs the last year & half and it is unsettling to be dead in the water with Client(s) waiting on their report. I am looking elsewhere right now for inspection software. I have tried Spectora and Homegauge and do not like their layout, ease of use and feel they are expensive. Do you have any recommendations of Palmtech or other software providers? Currently I have 8+ years of facilities maintenance from a few different jobs (including my current job) that included industrial, commercial, and residential, as well as performing most major renovations on my own house. I recently got turned on to the idea of the possibility of doing home inspections on the side for additional income as well as the possibility of eventually becoming my main source of income. I live in California, and from my research so far I plan to take courses to get certified through the NHIE, and beyond that I am wondering would it be better to seek employment from a firm to gain experience and become better known in that field or start off on my own as an independent? What would be the pros and cons of those choices, is there another option to consider? What realistic expectations should I have as far as timeline for going from getting started to being adequately prepared to having the option of making this a more viable sole employment possibility? Any help would be greatly appreciated, thank you.

I always see home inspectors walking on concrete and Clay tile roofs is just not a good idea. I am a home inspector for over 30 years and this is very common in Southern California. I don't care how much you weigh they will still break

Thank You for this content. Usually the relator home address is not listed on the realtors website, only the firms address he's associated with. Do you just mail bunch of these discount cards to the real estate office and hope they place them in their mail box?

The only problem I hear about to many pictures is, some clients and realtors only think the report is long and that means the house is bad. I know its ignorance on their end, but I have lost realtors because of that. Especially if they print it out. Its tricky to find that sweet spot.

Yes because of the slower Market home inspectors are dropping right and left. The easy business is gone. They can't make it now that they have to work for it. The agents all have to go somewhere.

How many hours are you working average as a new employee?

Funny, you should bring this up. My last inspection the client showed up an hour earlier than he said he was going to which was about the time I started the actual inspection and he proceeded to follow me around everywhere the whole time, and I could tell he was just looking for something to catch me doing wrong. That is never a good situation for the inspector because you’re right you lose concentration when you’re having to communicate and inspect and invariably, you could miss something, so I heard from him a couple of days later via email regarding the exterior receptacles and whether they need to be covered or not, and I thought well, I almost know they were covered so I asked to go back out to the house just to retake some pictures that did not turn out well, or so, I said, and sure enough, they were all covered and I called and left him a message, and I never heard back from him. He wanted me to respond in writing and try to catch me in something in writing, and I’m not about to put anything in writing that I don’t have to. Who knows may still hear back from him after he moves in.

Pete, I’m actually working for a company. It was probably a good thing for me because my boss took the time to train me and I feel like I’m a lot better for it. However; when I give him his cut on any inspections, it makes me want to go on my own eventually. Still though I’ll learn something new every time.

I made the same mistake about not having a expiration date on a discount card. LOL 😂

After over 20 years of inspecting I still don’t have a good answer for why I didn’t get on a roof to fully inspect it. Saying it’s not safe doesn’t satisfy them, and many times they don’t feel like they received a thorough inspection. Any better comebacks for their question about the roof?

Hypothetically speaking, 26 year old, college grad, minimal home renovation experience (helped dad in middle school remodel previous house) with no in-person mentor. My initial thoughts and plan was to jump in head first, and allow myself to make mistakes as I inspect homes part-time, after my normal corporate hours. What are your thoughts or advice in this scenario? I want to avoid getting a job as a home inspector, following certification (November 29th, 2023) as I don’t want to settle into a job when I want to own my own company, and grow towards financial freedom. What are your thoughts? Based in Oklahoma

35 years old now and have been doing carpentry since i was 15. Touched every part of building a home and home renos. Im start the hic here in the next month or so. I feel i have a great grasp of what is need and all that. When i start home inspections i will still do carpentry un till i get more and more i believe i will always do renos tho

So I'm dealing with a case where internachi SOP was not followed maybe just 2/3rds of it, and there were several big problems missed. Crack in the foundation, insufficient structural support in the home, holes in the attic, fascia is falling off, settling, un-even floors. all available to be inspected during the home inspection Does this invalidate their limited liability clause?

How or who does your marketing ? In New York we constantly have to be marketing to Brokers/Realators for business. Which is time consuming and expensive. I have one employee and myself. Also do your inspectors get paid a % of each inspection they do or a salary? Do you have any issues maintaining them in the winter months when things slow down? Thanks

My inspection contract has a clause that states that an inspection is not considered to be booked until payment is received and the contract is finalized. If I ever get into the problem of double booking I will get ahold of the first potential client and say chop, chop do you want to proceed with the inspection? Because if so, get your stuff in.
