Noida Extension is experiencing the same situation. Yesterday, I visited some ultra-luxury projects like Eldeco, CRC Joyos, and Spring Elmas. Despite it being a weekend evening, there were hardly any people. In fact, I was the only one at Eldeco, and there was just one other person at Joyos. At Spring Elmas, there were only brokers and agents, no buyers. I believe the prices have reached their peak now. There are no buyers in the market.
Let me add my experience from this week. The resale market appears to be stagnant as well. In Sector 1, Noida Extension, there's a Mivan society associated with a reputable builder. A 2 BHK flat is available, and the broker has been calling for the past five days. Initially, they quoted ₹9000 per square foot, but today, they mentioned the seller is willing to settle for ₹8000. Considering the owner purchased it for ₹5000 about three years ago, even though prices were high at that time, it's evident that the market has softened. If genuine homeowners are encountering difficulty in selling, it poses a significant challenge for investors looking to exit. I strongly wish that these investors lose millions of rupees, as they've shattered the dreams of middle-class individuals.
@@dr.gurpreetsingh4983 i liked the Society ambience so I have already bought in Ashiana Town,Bhiwadi....i have also furnished it well...BUT i do not know if I would be able to get the price..at least waht I have put in...The builder is selling for 40 Lakhs, even if i get that price for a 2BHK flat or at last 38 lakhs i can get out of here and buy in Faridabad as per your advice. One broker took a cheque of 8.67 lacs from me in Mar 2020 for booking of a commercial place and deposited to builder. Then came corona first wave in April 2020. The broker fled to his village somewhere in bihar. After so many calls and requests he came to Noida after 6 months. The famous builder then processed the application for booking of wrong unit. Then started a sequence of harassment by builder and middleman. The Builders staff even demanded Rs. 100,000/- for fixing the issue. Finally it was settled for 11800/- after a period of 12 months approx. Now after making full payment almost 3 years ago, I am waiting for sales registry and my misery to end. Oh, I forgot, I have paid almost 200,000/- in the name of maintenance till now that is monthly Rs. 10,000/- approx. I will never buy property from any builder in my life again.

Koi correction ni aayega, rates are rising day by day. Wait to let things go beyond ur reach and regret or buy to see ur money grow and have a property at the least. If u NOT buying bcoz u believe the rates will not increase further then u are acting like a broker, end user needs solid property and expects steady growth.

Or other investors in that project are getting. Your saying rates are increasing day by day, those are artificial rates by builders according to the person who has made the video.

He is saying that it's investors driven false growth, no end users, sales figures of builders will show units sold, but actually they're bought by investors who are buying multiple flats, due to which looks like demand is high, but actual end users are not that much. I floated my number in magic bricks as a buyer and every day I am getting a lot of messages from sellers of many new projects on Dwarka Expressway, which shows the buyers are less, the situation will increase Gradually. As initially increase in prices looks unbelievable similarly decrease in the prices also looks unbelievable in the beginning.
