Really unique. I would want a place for hanging clothes upstairs and a full bath, half bath downstairs with more living area. Kitchen is too small.

Agreed. Downstairs could have a half bath plus laundry machines, and upstairs instead of a couch there is space for a bath and under-eaves storage.
