Mike, I remember many years ago getting pulled over for speeding on the main drag in my town. I'm really not a speeder and strive to adhere to the posted speed limit. When the cop pulled me over and told me I was driving 10 mph above the speed limit, I apologized profusely. I told him I was totally immersed in a Rush Limbaugh rant on the radio and totally lost track of my speed. The cop chuckled, but took my license and registration back to the his car to check me out. He came back and acknowledged that I had zero offenses on record, handed back my license and registration and told me to pay better attention. No ticket! He also said "I love Rush Limbaugh". I miss Rush to this day!

I am so glad to see people finally speak out about the problems in this country. There are so many TH-camrs that try to not step on toes. We all have our opinions and we still have the right to express them. 👍to you for putting your opinion out there. We need more hard working and honest people in this world. I follow your channel as I am retired after running 3 businesses at once. Landscape Supply store , excavation and demolition company and site prep consultant. So I understand have the system works and the problems that the bureaucrats try to enforce for people try to make a honest living. Also the people that ask you silly questions about your reasons, to that I say it’s your money and your life to do as you please. Just enjoy the time we have on this earth and never let people bring you down. Thanks for you videos and comments.

When I was actively dairy farming, I had a buried 10,000 gallon tank. The well filled the tank and the house and barns worked off the tank. At my current house, I have a 270 gallon tote tank in the basement. The well fills the tank and the house works off that tank. Both systems were very effective at maintaining a good supply of water during high and low use situations. We even had a dry hydrant at the buried farm tank for the fire department to draft from in case of a fire at the farm or nearby since we had no hydrants in the area.

Im in eastern Washington. My property taxes are 35$ per year. I have just short of 8 acres. Im an hour plus away from work but love it out here. As far as building permits- only required if you want to call your insurance company expecting coverage on whatever you have built.

You mentioned that you decided to forgo concrete for the woodyard building and it gave me an idea for the sawdust and the wood splitter chaff...If you acquire some old pallets you could put plywood on top of them and align them next to the sawmill and by the splitters...This would make cleanup much faster, all you need is quick work with a scoop shovel...When not needed they can be stacked and/or used elsewhere around the property.
Thanks for the videos and good luck to Eva and Melissa with their hunts

Mike, we are in Washington county PA and fortunate that we pretty much do what we want on our 238 acres. But there’s a downside to that in that some landowners in the area have literal junkyards in plain view of others’ properties.
We put in a cistern years ago (no city water option) with a Coyote switch. Evens out the well usage so we always have enough water. Best thing we’ve ever done with regards to our water system and we control what is and isn’t in our water.

So many great messages in one video. I always look forward to TTSS (Tuesday,Thursday,Saturday &sunday) videos. The ticket, the professions, the tip for the fella that just did his job.
I’ve had about 27 different professions, some i’m proud of & some not but have gotten tips from $20 being a cable guy to $100 being a truck driver.
10 years ago gave up cable to be a janitor beleive it or not. No tips but always got commended, because i’ve always taken pride in my work no matter which profession.
I have learned a little bit about alot of stuff and alot about a few things.
Anyways, why is the registration so much for a 350? I just registered a 72 f600 for much less. Oh yeah, poor ‘Blueford’. I call mine redford, lol.
    Looking forward to Thursday! 👍

Good Morning Morgan’s! We live in Oregon on 8 acres in the woods, and we love it!
As far as Taxes they have gotten insane, and you have a difficult time getting the county to let you do anything without a ton of permits and additional cost built in to there permitting process.
My most recent experience with the county was not satisfactory in anyway, when I ask about the fees for permits and what the money was used for, I was the fees were for the permit, and that’s what the money was used for. I was also schooled in how lucky I was to be able to afford said permits, as well as the land and the house I was building. In my opinion there are too many people involved in telling you how you should allowed to live on your own property!! They all have to justify their jobs thus raising the cost of doing anything!

We moved to SC from WV a few years ago. Property taxes in SC are very similar to WV. We live in a HOA community in Myrtle Beach which is pretty strict however, I don't mind it since I'm not chopping firewood in my backyard. In WV, we did as we pleased with our land. I would say WV is one of the freest states in the US.

One good thing about low country SC is that if you have a decent well into the aquifer, the water is plentiful and great quality. Hey Mike, would it be feasible to just have your current well drilled a bit deeper to buy you some time or would that be cost prohibited? Our SC property taxes in the rural county are quite low. However, we have personal property taxes on vehicles that is tied to registration time. Nice thing is it all comes in the mail annually, so you won't miss the registration date unless you blow off the taxes. Then you are in real trouble. Thanks for the video

I am a new subscriber, but wanted to provide you with some additional thoughts and considerations with regards to the possibility of connecting to public water. Although this is probably different where I live, but in Oregon you are oftentimes required to pay System Development Charges (SDC's for short) which vary in cost depending on the size of water meter that you need. These costs typically grow exponentially as the meter size increases. Another consideration would be the projected pressure the water main will have at your lot. Depending on the elevational difference between where your house is and the driveway pressure at your house could become problematic if your driveway is steep and long (you will loose 1 psi of pressure for every 2.31 feet of head loss). An additional consideration is the actual cost to install the water meter, water service lines and the permit fees to do so (on top of the SDC fees). Your local township likely discussed this with you, but in case they didn't I hope this helps or at least provides some additional thoughts and considerations moving forward!

I'm all kinds of with you on this video Mike. The registration sticker here in NC must be different than where you are. Here, the registration card comes in the mail at least 90 days before it expires. When I get mine, I go get my Trailblazer inspected. That's a have to. Then I write the check for the registration and the annual property tax for my Trailblazer. Yes, that's when we pay the tax on our vehicles. Now, since the pandemic, cops have stopped having license checks here, I guess because of handling others license and the close proximity. There's lots of Mexicans and others that have for the longest time, been driving without a license. But anyway, nowadays it seems everywhere I go, I get behind a car that has a sticker on the plate expired two years ago or more! I got to thinking about this, then began paying attention to the car the out of date stickers are on. They all seem to be expensive cars, not old not so expensive cars. So these people are going years without paying property taxes on their vehicles. How are they getting by? Are the license checks the only way to find these people? I mean, you stop paying tax on your house, they will notify you days after you miss your payment. Geeze. The nice guy you tipped. I worked at Corning for 35 years. I really liked my job, really. But many days I did not want to go in. Not because of my job, but the a$$holes I had to work with. People are amazing. Oh man, what did you do with the GE washing machine? Did you fix it like you did your Samsung washer? LoL. I'll never forget that video. I wondered why the long delay on pouring under the log yard shed. I just figured that project would happen whenever you were ready. Yeah, Nathan is not pouring under his new shed because it will be easier on his feet.....My situation with property taxes is not interesting at all. My mother's brick house and one acre of land in a housing development was $1700 a year, not bad. I live in a 1996 mobile home in a mobile home park, a very nice park with 75 mobile homes. The property tax on my house is less than my car. I rent the lot for $175 in 1997, now it's $230 a month, which is $2750 a year. Now I could have moved into mom's house after she died but with my worsening health and living by myself, this old trailer is all I need for the short amount of time I have left. I sold it after my brother died one year ago. His wife and daughter split his half, and I got half. I draw Social Security and pull $1000 a month from my IRA, which really grew last time Trump was president, I'm hoping it will again the next 4 years. Thanks for today's video.❤🚜👍

Mike, Before applying your lubricant to the saw mill rail, Sand it as you do now then get some 85% food grade Phosphoric Acid and put it in a small spay bottle with a little bit of alcohol and spray a mist of the solution on the bare metal and let it sit over night. The bare metal will turn black and resist rusting. Works great on the framework under your car or truck or any exposed metal. It works great and I use it all the time on everything around my house. I even used it on the exhaust pipe of my jeep and it turns it black instead of being rusted.

Nice info, question though. Where do you get 85% food grade Phosphoric Acid? When you say a little alcohol how much is a little? (what ratio do you mix it at?) What kind alcohol (ie. Isopropol 70%, 91% or 99% or do you use denatured, or good ol' moonshine)? I'm sure there is a few of us wondering wanting same info.

Then I have my house which is in town, it's only 1 acer so I can't hunt on it with a firearm like I can my other property and I have more inspection restrictions but otherwise it's similar to your house there in PA where I would need to comply with zoning and such.

I live on a farm where we are zoned Agriculture Preservation. When I built a 6000SF pole barn I had to sign a contract at the time of permitting to never run a non-agriculture related business anywhere on the land. In our area that means no boat storage, no auto repair shop, no welding business etc. But across the road, they can do those things due to zoning difference. Essentially there are no tax parcels of less than 35 acres unless grandfathered in the past. The delema this causes is that the area will stay rural, but farmers can not sell out at the end of their career and live off of income from development of their land.

I had a nice visit with our county building inspector in rural southwest Virginia a few weeks ago, trying to figure out what I would need/not need to take care of for building a 3 season room addition to our cabin, as well as a future pole barn. He was quite easy to deal with, seemed pretty flexible in terms of what he would be looking for and what he would be willing to work with me on. He was very informative, and I look forward to working with him as I get further into my projects. My total bill for a permit for my 196 sq ft addition was $32, which covers everything, including any electrical and HVAC.

Enjoyed Content. Our Front load washing machine and dryer gets repaired when It breaks. Most of newer appliances are poorly made and don’t last long. So we just fix our old ones. In Kentucky no plumbing inspection needed if you own a farm which is ten acres or more. Must have a notarized statement and a copy of the deed I think. You must have your septic and electric inspected. If you don’t get septic approval you will get no electricity to your home. The Majority of Kentucky does not have building permits unless you live in an urban area. It’s great that you can mill your own lumber and make stuff. Very valuable asset to have. Good luck on new building build

I live in southern WV and you are right about the less restrictive government in our state, I was involved on several different levels in the water well drilling industry from 1980 till Last year when I retired and still hold a Va. Drilling & pump installers license. City water is government however, I have city water since it was installed when I bought my house and have not had serious issues only the water would smell bad and get discolored for about a month every year when it gets dry July/ August, this year however during the summer the water started smelling and had discoloration and hasn’t went away yet as it has been a dry summer & fall, I will probably have to install a water softener and carbon filter to fix it. I would advise you to try to fix your system first before you jump on the public water bandwagon, a storage tank like you mentioned could work and you may also try to drill your well deeper to try and get more flow or at least more storage.if you upgrade your well it will cost some money but hooking to public water is also expensive and you give up your water rights and can’t go back to your well and they may force you to do a well abandonment which could cost a couple thousand dollars alone, please don’t be so quick to forfeit you water rights, they are just as important as the first and second amendment rights. Good luck 🍀 either way, I really enjoy your channel.

Good morning. Here in Central Michigan, I can build as long as I go to the courthouse, in the zoning department, I draw a rough sketch of my road, driveway and property lines. Showing how close to property line and or other buildings the build will be. On the fence about that.
Septic, from the house to the collar of the drain field, not beyond , I'm ok for anything, as long as I notify health dept. Touch the collar to the drain field, pending outcome, I'm up the creek with no paddle.
Replace or additional culvert, must reach out to the drainage commission, lol. Mike you're a 1/2" high over 40ft, not bad for a eyeball and string level.

Timely subject. We own vacant land in Northern Michigan. For over a year now, we’ve been trying to build some sort of access across regulated wetlands. Between the Federal Wetlands Protection Act, State enforcement, County building codes, and local township ordinances, we’ve been at a stalemate. We had to sue the State of Michigan after trying to work WITH them. We received the judge’s verdict last night that we won! It cost us a year of our life and a boat load of cash but we can finally, legally cross our own property that we pay taxes on! Chalk one up for the little guy!

I live in Southwest Ohio. Our property taxes went up 40% this year, because the county reassessed property values and decided my house is worth a small fortune. Since I moved into my house 23 years ago my house note has more than doubled because of taxes. So even when the house is paid off I will be paying monthly taxes at a higher rate than my mortgage the day I closed on the house. So I. Essence the house is never paid off. We tried to appeal the reassessment, but the realtors said the comp values were even higher than what the county assessed. I think all the values are overinflated but there is really nothing further we can do.

On the Cistern option. If you have the funds, you might consider it. Not only will you be at the mercy of the city in case they decide to turn the water off (natural disaster, broken pipes, or any other reason), but having the cistern gives you backup capability. Never heard of speed queen washer before, so I went to their website and they look really good and basically close to the same price as a lot of other higher end washers ... thanks for the tip. Have a great day.

I live in rural Morgan County Missouri. No zoning laws and no building regulations nor inspections; build what you want. It is good. Our property taxes here in this county are less than other places I have lived in Missouri, as well as NC, Nevada, and Ohio. But taxes are significantly higher than 15 years ago. I enjoy your channel. I think your daughter ought to keep that hound.

Mike, did you make an entry in your calendar on your phone the month prior to the renewal as a reminder you can do that on every automobile get the notification that the renewal is coming up a month before it happens therefore you don’t get caught in that situation next time it’s easy to doonce you’ve gone through all your vehicles in your renewals. You’ll get them 30 days prior to their due date or timeframe, it works really well. Use the calendar in your phone. Just put a reminder down 15 or 30 days prior to the renewal that jog your memory and you won’t go through that.

Have Plumber Jim install hose bibs / check valves at "the building" and the house. Have a dedicated, potable water hose (not used for any other use) to connect the building cistern to the house only during a drought loss of well water situation. This would hopefully do the: flushing, laundry, showers long enough for the aquifer to build back up. Maybe keep bottled water for cooking & drinking. This would be cheaper than a new cistern until the city water comes through. I lived in Beaver County with a well. It never was a great well. We would lose water if we weren't careful We had a party with 20 - 30 guests. Great time to run dry. Send the men to the woods as needed and wait a bit. Water came back after 30 - 45 minutes later. WHEW. Thanks and take care

When looking for a new washer a year ago, I really wanted to go with the speed queen only issue was the drum was not big enough to put a full-size king quilt in it to be washed too tight.
Regarding the property where I live in Massachusetts we pay approximately $$23 per 1000 on evaluation of the property/house. So for a house approximation little over half acre value at 380,000 my bill is approximately 6750 per year on town taxes
I own a large parcel of property nearby and am able to put it in chapter 61B and pay minimal amount of taxes, which helps me each year

I am in process of building a new house. The property has some restrictions. No junkyard, 25’ set back on building out buildings. Nothing bad. It is in an addition with 1 acre plus lots. I have 20 acres in another county and there are no restrictions and taxes a lot cheaper. In Arkansas when you reach 65 you can lock in your property taxes at the current value and the only why they can be raised is if millage rate changes or you add to buildings on property.

Hey Mike do your homework on installing public water. I wish I did when I connected my mom’s house years ago in Maryland. They assessed a “fee” based on the footage of the property line the pipe entered. Well it raised her property tax 1500.00 per year. I guess on a typical quarter acre lot the footage is small but she had acreage with very long lot line. Hindsight I would have drilled another well.😊

Here is the issue regarding the ticket.... The state should send a renewal notice as they do in Minnesota. You can choose to receive and email or an actual mailed notice. They have made renewal easier as you can just go on line and renew provided you include proof of insurance. I renew on-line and get my new tags within a week. The land of 10,000 lakes and taxes does this thing right (my opinion) The state of Minnesota is similar to the state of Pennsylvania in law enforcement coverage. State Troupers have ultimate power when it comes to road enforcement and can go anywhere they deem necessary. County Sheriff covers primary enforcement along with traffic tickets similar to Highway patrol. County Sheriff enforces court issues and civil issues. Local police cover their municipalities. A lot of municipalities contract with sheriff departments for police enforcement. Good Luck and Thanks for all the content

Mike.... One thing I've learned about living in the wonderful Commonwealth of Pennsylvania is that a lot of the rules and regs regarding buildings and permits are truly township specific.
Some of these statues date back centuries.
For example, I was able to build a 3 car garage and barn within 15 feet of my property line. But when I was requesting a permit for a 25' x 15' shed that was open on all sides and just a roof, I had to locate that 50 ft from the line!🤷‍♂️

There is going to be a fee for hooking up to the water system so that may offset your cistern idea.
Another huge factor for me personally would be what are they going to put in the water. At the very least it could be fluoride but Keith Flint Michigan in mind when deciding.
The other thing would be the monthly fee for using those services that will always go up

    Hi Morgan family,
Okay, this is what I know? If Melissa was to open a shop to sell sweatshirts and everything else and it's connected to the house or the other building then your property would be considered Residential/Commercial as far as paying the taxes goes. It may be different in Pennsylvania but in New York State we could do something like that here. Now as far as Hannah, Eva, and Levi goes how you pay them would be under the Commercial business and of course taxes would have to be taken of what you pay them, same as if you hire some of Eva's friends to help on their breaks and Summer. I just thought I would throw out that idea to you. Production of the hats and sweatshirts would increase and the sale of fire starter would also increase. Other idea would be to get a shop in town but then if you own it you are paying double taxes, property and commercial separately. Just a FYI

I live in Robertson County TX. Taxes are very fare and I have no building restrictions. My property, My rules. I live 9 miles out of town with very few neighbors. My property is 100+++ acres and I'm very happy here. We abide by county rules which usually is nothing more than burn bans. I receive my mail 2 or 3 days later than everyone in town. I protect my property with everything the law allows me to do using the full extent of the law (maybe a little more sometimes) which is usually not needed. Stealing a flag is a capital offence on my place. Trespassing is 100% not tolerated and a hand shack is a binding contract. Bottom line is live smart and don't complicate things. Keep government out of our lives. Life can be what you want out of it and it's not that hard to make it happen.
On a side note: Never loan a tool if you want to get it back. It's better to help the guy asking to borrow it. (2) When a new neighbor moves in never offer to help dig the post holes during a drought. Let him, the wife and the 4 little kids dig them by hand. If you offer they will expect your help on every single project they every do on their own property for the rest of your life using your equipment.

The wells dried up all the residential wells in the area. The people found themselves screwed because public works schedule to supply water to the rural area where they lost water was scheduled 3 years out! The residents had to put in deeper wells at they're costs and was told they had to hookup to the municipal water when it come through.
