    I thought you were going to mention the huge spike in crime in the Lenox Phipps plaza area. When I was growing up that area was definitely the bougie area. But it has changed so much. I used to not go often because it was so bougie. Now I don’t go at all because of the crime.

      That is what happened to the Lenox area. It used to be well policed and was very safe. People are safe inside Lenox or Phipps, but getting from the car to inside the buildings is the dangerous part. People are shot or carjacked in that area. There was talk of having metal detectors to enter Lenox mall. Once the cost to man each entrance was realized, that idea was dropped. The crowd there on the weekend is very ghetto. There are a lot of loud, improperly dressed (women in athletic clothing with big butts and bellies hanging out & men with sagging pants to their knees) people walking around stinking of pot and not buying anything. I don’t know how malls like this stay open with a crowd that runs off the people who actually buy things.

      I think Buckhead is having the same identity crisis that most neighborhoods are having, the old descriptors don't apply anymore, like trying to pretend Midtown is still gay when there are I think maybe 3 gay establishments left. A lot of it is millennials that grew up in the suburbs are moving intown, and they are bringing their suburban sensibilities with them. Lenox/Phipps has been losing its "chic" for a long time, that Target/Publix mess is the ideal place to meet someone off craigslist and shoot them.

    This incredibly useful information. I always used the word "patchy" to describe cities that differ greatly from neighborhood to neighborhood, but I like "micro" better.

    Great review; tough to cover and explain ‘micro’ - meaning, each neighbourhood has its own culture and one can feel like they are in a completely different state just a few blocks away.
    The Mᴀɪɴ theme, I would suggest, is that ITP ATL is under a revival - places like Cabbagetown, Reynolds, Grant Park, along Memorial were considered beyond sketchy 30 years ago - now some of the most desired and ᴇxᴘᴇɴsɪᴠᴇ areas to live. And this is the trend - industrial, run down and/or sketchy areas being renovated - even downtown-downtown Atlanta is going through a rebirth.
    Second theme is that Atlanta and Greater Atlanta is a forest - ridiculously large lot sizes and so many parks - Google Map any area and find lakes and parks you never knew were right next to you.
    Third, ITP ATL is super diverse - good food, entertainment and vibe - people are Vᴇʀʏ neighbourly - everyone gets along.
    I hope this renovation and rebirth trend continues.

    Lakewood Heights is a diamond in a rough it’s still transitioning but it’s only 1 mile from the Southside Beltline with multiple access points, The Sawtell Mix/Use project and Chosewood Park, ideal for first time homebuyers, my wife and I have been here for 6 years now, Oakland City, East Atlanta, Hunter Hills and Kirkwood are good comps

    East Atlanta Village is becoming an increasingly family-friendly neighborhood without losing the grittiness of the Village. Most of the neighborhood is zoned for an excellent elementary school, and modest homes can still be found for less than $500k. Older, possible tear-downs are usually $300-350k. Petty crime is at a minimum these days, and Brownwood Park is getting a much needed facelift. It's not as cheap as it used to be, but it's worth checking out.

      I live in Gresham Park. Which is the next neighborhood over. I couldn’t afford East Atlanta. But all the changes around EAV has definitely affected things here in a good way. I’m just out side the Atlanta city limits and our schools aren’t the same quality. But it’s a great place for first time homebuyers with no children looking for affordability. And getting to East Atlanta Village is like 5 to 10 minutes. And a bike ride to the Beltline on the south side won’t take that long for some of us too.

      You can feel the warmth over there. The Westside changing even over in Ashview Heights/Ashby, Boone area now that the Beltline has expanded to Mayson Turner Rd. If Beltline Rail gets built over the next 10 years every transitional neighborhood in SE and SW Atlanta feel the impact

      Not sure what part of Atlanta you are familiar with, its access is kind of relative to the neighborhood, there is easy access from Ponce City Market to the first chunk that was built. It runs by Krog Street Market. I think of the older part that runs from Krog St tunnel to the SE corner of Piedmont Park as the most traveled.

    I'm in the process of selling in Miami and buying in GA. I'm looking at areas like Winder, Jefferson and Statham because from what I'm told, those areas are expanding greatly and I can get a good house, NEW, for a great price. I'm just concerned about the safety factor in those areas b/c according to crime statistics, those areas are not the safest choices. I don't know...

      That area is really exurban/rural, you are closer to Athens which has some college town appeal. Despite what Jason Aldean says you aren't safer in small towns, statistically you are more likely to be a victim of a crime. A friend of mine lived in Winder and moved out, got a condo in Athens, there just isn't much there, always having to drive out to Athens or the Atlanta suburbs. There is a Walmart, Publix, Home Depot in Winder, I guess its really just what you can tolerate and how much driving out you want to do. Politically N Georgia is very much Marjorie Taylor Greene territory, if you aren't that it might get you uninvited to neighborhood activities.

      I really don't know what to tell you, I am looking to move out of GA, from what I have found Pittsburgh/Philadelphia seem like a lot of bang for the buck, but I could live in the middle of Paris for what it costs to live in Atlanta now. I have a cousin in Ottawa and its affordable there, and Gatineau is right across the the river, its a nice area in the middle of nowhere. I have considered other countries too like Mexico City, San Juan PR, a lot of people are moving to Columbia. In Georgia I like Savannah, I don't know what prices are around there, Athens has a college town vibe, kind of like Gainesville. Statham is just outside of Athens, that would be my pick of the three you mentioned. I think part of the issue with GA is were are first stop for people leaving FL, my neighborhood is full of Florida escapees, its been like that for a good 20 yrs. You never really hear about people leaving FL, just about all the people pouring in, who frequently want to move back out after they get there.

    Decatur is best place to eat . I do not trust food score and cleanliness of Buford Highway to this day , including Gwinnett area.

      Ok Decatur and the general East Side is quite possibly the best place in the whole state to live and eat. But I can say in full honesty as someone who used to live off of Buford Highway in Gwinnett, the restaurants look sketchy but are actually pretty well kept, and the food is pretty much always good. Eaten up and down it for half a decade and never got a foodborne illness.

      Douglasville has some extremely nice neighborhoods and shopping areas and other neighborhoods are a bit risky, the entire Atlanta metro area is a mixed bag, he is right, you have to visit the area personally and do your own homework

    Great shopping in Brookhaven - where?? There are a few shops but they are not for everyday and are mostly overpriced. Perimeter Mall is in Dunwoody - Target is in Dunwoody - Walmart is in Dunwoody/Chamblee - Home Goods TJ Maxx are in Dunwoody/Chamblee. If you are shopping for groceries - there are two Publix stores, a Costco and one Kroger - if you like to eat, we have a LOT of restaurants but for everyday needs, school supplies, etc., Brookhaven has nothing. Housing is not affordable unless you can drop 600k plus for a home or can afford high rents.

      Right … Costco, Lowes, Walmart (Brookhaven, not Dunwoody, not Chamblee), plus every shop on Buford. And if not, then you might have to actually drive half a mile, maybe a full mile, to get to something that is officially not in Incorporated Brookhaven.

    I'm sorry to say, but you lost credibility when you described Cascade area as a dicey area. There are three grocery stores on Cascade...A Publix and two Kroger. There are also very beautiful 3 and 4000 square foot homes. This area is also home to some of the elite politicians of our city. I would suggest that you spend a bit more time in the Cascade area.
    Btw...the same is true for Collier Heights. Collier Heights does deal with a bit more crime coming off the Bankhead area and doesn't have nearby grocers, but the general neighborhood itself is very safe and historic, and filled with beautiful mid-century architecture. The current mayor of Atlanta lives in this neighborhood.

      Legally, since he is a Realtor, he isn’t allowed to steer or blockbust. As much as he’d probably like to inform you about those areas he would be going against the TREC laws which advise Realtors to not prevent people from looking in certain areas. In return most realtors have to generalize the area and avoid using key words like “avoid”.

    Politically correctness is shoving the truth under the carpet. There’s more than wealth that matters. A poor neighborhood can be safe too. Why does the crime follow skin color, and still a taboo to mention it? This quota system of crime, jails, policing, is preventing the society to better itself.
