I don't believe that for a minute, the world economy is tanking, cost of living crisis and housing affordability are at record lows worldwide and buying a house in a country where you cannot even own the land is nothing more than a HUGE risk. The Viet housing market has crashed, Thailand will be next, this place will likely be going for half this in a a couple of years.
Yes maybe true. I am also not sure about the return rate... if there is nobody to rent it, it is less than zero. If I bought it, I would buy for myself and my wife. So in that cases the purchase is not an investment.

Bei der Villa besitzt Du i.d.R. den Boden nicht (das ist dann alles lease). Kann man dann ne Thai Company "ins Leben rufen", welche du besitzen kannst und diese besitzt dann das Land. Spielt vielleicht keine Rolle, ist aber son Zusatzkniff.
