      @@sarahann530 There are multiple videos that alone pay for the course all by themselves. There is so much information, personal experience and strategies that I alone would need years of going through real estate investing to learn on my own. Mistakes that I will now not make thanks to this course will save me thousands in the upcoming months and years so that alone says it all. Plus it's a tax write off.

      @@sarahann530 Look, nowadays it's so easy to get sued. Kevin is doing what anyone with a little common sense would do, protect himself. People are so easy to blame others for their mistakes, no one likes to take the liability, so It's obvious some people might want use Kevin's advice against him for money they lost because of their mistakes. How hard is it to understand this? Oh, and just because your purchasing this course does not mean you can't consult with other professionals, which will cost you so much more anyways. The problem here is no longer about the price and value of the course, but your poor mentality. And yea, no. I won't give you any examples because I already did in my first reply. And he doesn't need to stand over his advice and information with his words (which we also know why), he lives his advice on a daily basis by actually applying what he teaches.

In my initial comment I stated "Mistakes that I will now not make thanks to this course will save me thousands in the upcoming months and years so that alone says it all". TIME is money and MISTAKES cost you money! So if you can save yourself both is that not making money? If I decide not to replace a roof because of what this course has taught me thus saving 10k, does that not say the information pays for the course alone? And thats just one tiny example from hundreds in the course. Please save your energy replying because I will not longer be replying to your comments as this alone has cost me too much time, which is money.

      Think of this as not a flip. Don’t flip the house if you’re just intending to rent. Make it up to date that it will be desirable to your renters. Have it be structurally sound and maintained (electrical and plumbing). Could the kitchen and bathrooms be more aesthetically pleasing? Yes. As a renter and soon to be home owner, I can say the #1 thing I look forstorage. Do the bathrooms have good storage? Does the kitchen have a pantry? Are there enough outlets for kitchen appliances? Have a nice bright color pallet, not to trendy floors, and maybe some semi good built in shelves in closets. Don’t get sucked into full house flips if you’re not actually going to make it a home you plan on living.

      I think sometimes Kevin cheaps out on things and says things like “that’s why you have a security deposit” and I don’t always think that’s the best way to consider your properties. Fixing your fence is a great ideas especially if your property will be pet friendly. Make sure your gutters are in good working order. Find the right in between that works for you but allows for the biggest bang for your buck

      Also, I'd check with your municipality before moving the fence to your property line... most towns/cities have setback ordinances that require X amount of feet away from your property line.

      Yeah one of my friends owns a lot of properties and told me at the start he did this and quickly realized it was a complete waste of money, he now treats properties he rents out as just "boxes that make money". Never get emotionally attached to a rental property!

      Meet Kevin the thing is that he fell into the same trap as too many wannabe landlords. He is doing a ‘flip’ remodel, not a ‘rental’ remodel.
      For my rentals the only thing that matters is clean and functional. Renters care more about the location and number of bedrooms than anything else. My last rental rehab I spent $4000 on a few safety items, carpet, a little paint, and professional cleaning. That’s it.

    I could have that house rent ready for about $15,000. Carpet, LVP, and paint and that’s it. I wouldn’t even scrape the popcorn ceiling. Renters don’t care.

    lol when I bought my first property I wanted to fix everything! I was lucky that I had a good realtor friend. I spent $900 for materials and did the work my self.

      You are probably knew to flipping business. If you get your feet wet, you'll see that there are contractors, who pull up on white sprinters and charge $60-$100+ per hour, and there are sub contractors who do amazing job who charge $15-$20. The job is to know right people who will get you access to this good reliable sub contractors. I can also tell you that on 1,400 sq feet material for total flip, full bathroom remodel, full kitchen remodel, all new windows, full landscaping in material came up $35,500. So this guy is not going to spend $240K on this remodel. 98% chance he got several of his close relatives in contraction business, so he might reach out to plumbers and electrician, (if that) But everything else will be done between him, and his relatives. And total budged might be between $30-50K. So he knows what he was talking about in his video:)

      wil hallman I live in Sacramento. Just to clarify most of the contractors will charge $60 to $100 and more per hour. But personally I hired guys who are getting paid $20 at their regular job and they gladly took $15 cash. Key is to have connections to get to them. This 19 year old guy already showed his first tiny remodel. He did it with his Dad and labor was $0. His Dad is a contractor. Labor is going to be their time. Material - HD supply 10% off and homedepot 10% thru contractors account. And free labor. No dramas here.

    I understand the comments saying "he will learn he's so young", yes, you are allowed to make mistakes (I sure did on my first rental), but he clearly needs to do some due diligence. My first flip I put in weeks of research watching youtube and reading books. These are huge mistakes (in my opinion) that could be avoided if he did some research/learned from people with experience

    In my area, builder closeouts can be a deal, especially on the very last house in the development. The builder wants to get rid of it to be done with the community or phase, so there can be some good incentives. This can include help with the closing costs and money for upgrades. Usually get excellent schools and amenities that the renters want.

    P.S. I bought my 1st house at 21 (on my own)... I, intentionally, kept improvements cost-effective, neutral & non-customized. It was much easier to sell it this way when I moved from TN to Boston (for my job in Banking/Finance Management)... Where, I then, purchased my next house (which was 3 times the cost of my 1st house 😯). I used the same concepts in that house, & had no issues selling it, either... I am, now, in my 3rd house (back in TN) & I am still using the same concepts, here, for future re-sale purposes. Keep It Simple, err, People. (I don't want to call anyone Stupid 😉). Thanks for the laughs, today! Keep up the awesome work you do! 😊

    I also made a reaction video but haven’t posted it yet! I’m a Realtor and I completely was shocked when he said he wanted to raise the ceiling height and replace the roof! It’s so much more cost effective to FIX the roof and scrape the ceilings. Great video, Kevin! It’s much better than the video I made 😂

      @@JasonWalter1 material cost to do that. We actually did it. Labor was not included because it was done by people who knew what they were doing. This young man's Dad is in construction business. So the reason why he can' afford that is because labor is going to be on them.

    Bless his heart. Slap some nice laminated wood in the house. If you are gonna remodel the kitchen get an ikea modular kitchen that costs around 500-1000$ put it together yourself. Clean the windows. Fix the fence and maybe a new coat of paint. Change the bathroom vanity and fix the show are bathroom is fine. I would say you could probably get the house ready to rent if you spend 15,000-30,000. Especially if you do the work your self. You can put in your own flooring and kitchen and fence the only thing you may need a contractor on is the bathroom. Hell and go spend like 300$ on some new light fixtures for the house and if you want to be nice give them Walmart LED light bulbs.

    I gotta give it to you Kevin, I agreed with everything you said in the video. Coming from a perspective that I just finished my first semi-DIY semi-subcontract reno project on a rental property. In theory, my rental could have been rented for $1800 per month based on all the bells and whistles I put in. Everyone walked in and wow during the viewing, but I wasn't getting anyone coming back to me until I gradually lowered my rent down to $1575 where the average rent in the neighbor is $1600. If you want to minimize holdover cost and rent your place out quick, aiming at the average rent condition to fix your rental property and set the price slightly lower than the average. Tenants may love the extra stuff you put in there, but they don't want to pay extra for it. So most of the nice things have horrible ROI in a rental property. If I had my priority right and knew Meet Kevin before I started my project, I would probably only spend $25-30k instead of $50k on the reno project.
    On a flip side, as long as your intention is to hold on to the property and rent it out for the long term, not short selling it, you can't really go wrong (maybe you can if you pull a Matt). So Kevin please chill. He's only gonna take a bit longer to recoup his investment(unless he pulled a Matt). The only difference between my original planned $1800 and now $1575 is that I make a little less profit. But I'm still cash flowing well on the investment. The house is gonna be here another 20 years (knock on wood) so I'm not losing my sleep over it.

    The problem is that he has no reason to care how much he spends on his reno. He's not a rookie starting out with 100k to close the house, make reno and get it going...he makes 100k PER MONTH. Who cares if he has to pay an architect, engineer and contractor 100k to raise the roof? That's one month of income. If anything, it's a way for him to show losses on his taxes and have crazy depreciation numbers. It's unfortunate he doesn't have someone in his ear telling him to pull back on the renovation and use that money to get another property...or in his case 3...

    Some Tenants might even do the work on their own if the land lord allows it. For 5 years of my life I lived in a rental with my Dad. My dad changed flooring in the house from carpet in the living room and hallway and tile in the kitchen to hard wood. He also repainted a lot of the rooms, replaced some utilities and upped the value of the house as a whole.

    My experience is if one gets central cooling with ac, you have to make sure the windows are secure from leaks, otherwise the expense on running the ac or keeping the place cool will be too expensive with $300-$500 additional electric charge.

      Stuart Tyrwhitt he is a noob when it comes to real estate. I bought my first house at 22 about 8 years ago. Spent about 8k to fix it up, house hacked it for 6 years and sold it for 145k profit. This guy might be a pro at something but not real estate.

    as a person who bought a home for personal use, I hate multi flooring (and carpet since its humid Florida) and especially wide groute tile. Just keep it smooth and simple and easy too clean. I can always throw a spot carpet to change colors. this includes bathroom and kitchen. its a pain to mop multiple types of flooring.
