I need a video on best areas to rent in boston. can you do that? I have section 8 and boston is one of the places i have considered moving to. Another thing I also want to know which areas are the most diverse.
Application fee is different from broker fee. Sometimes there isn't an application fee, and if there is, it might be $25-75 whereas a broker fee could be up to 1 month of rent
There’s a listing agent asking for a full broker fee, so that means that the agent that helped us find the apartment either won’t get anything or will get an additional half a month. So full broker fee would be a month and a half. Is this legal?
You might want to check with your agent whether it's only 1 month rent broker fee. Typically when a listing agent asks for a full month, it's split 50-50 between listing agent and tenant's agent. It shouldn't all go to the listing agent. If that's not the case and your listing agent is in fact asking for a full month AND your agent is asking for a half-month, yes that's legal and there's no limit on it, so you might want to look at another apartment or just use the listing agent
@@LivingBoston that’s what my agent assumed, that the full month fee would be split half and half with her; but the listing agent wants a full month herself. It’s a great apartment but she is such a greedy person, it’s crazy that there is no regulation on this.
So the cost of a used car is needed to move into a rental just for the privilege of sleeping and cooking under a roof - and then you was away with nothing to show for it.
I mean, sure about the broker fee. The real question is: what do you brokers offer other than a Trulia/Compass/Google search cannot do? Many many brokers do just about that, and don’t really add neighborhood/building knowledge. So no disrespect but I guess for you guys the name of the game is “numbers”. And with this into account, borrowing your words, “it is difficult to justify” a month’s rent, no?
Yeah that's basically why I explained that in this video because it's difficult to justify. Unfortunately if someone doesn't want to pay the fee, they need to find an apartment that doesn't charge the fee. And yes, pretty much every sales based job is a numbers game it's not just real estate
