Remote hosting was (still is sometimes) extremely difficult for me to do. Thank you for being so transparent and making these types of videos Rob, they're very informative for those of us doing our research and learning how to follow in your footsteps. You mentioned your core team members for setting up a short-term rental business but do you not need a property manager for any of your listings in any of the locals? What if something happens to one of your properties in-between bookings that your cleaners aren't there to witness? Such as burglary, vandalism etc... Thank you again!
@@Robuilt Im just getting started…. Getting ready to hopefully go into escrow on a cabin in SoCal. I would really appreciate if you could provide clarification on a couple of things please: 1) Owner/Agent has to be able to arrive at property within an hour. If I am outside of that time frame, who do you recruit to respond to issues? Is it just extended services provided by your cleaning service? When applying for STR license, do you list that cleaner’s name as the “agent”? Do you pay them a flat price each time they get called out to a property? May I ask what a fair price for a local house-call would be in So-Cal? 2) Do the cleaners do laundry at your properties if you have a washer/dryer? 3) Who maintains chemical balancing for outdoor hot tubs? I do have one suggestion, which I hope you or your team still see, since this is an "older" video: Please copy the technique of Bigger Pockets by including a Show Notes section that lists referenced topics. For example, it would have been very appropriate to see web links for AirDNA or Price Labs or your automation sites for cleaning and messaging. You list swag and self marketing, which I completely understand, but like the camera type info really only applies to budding TH-camrs, NOT budding Airbnb hosts. Thanks again for such great content, and many continued successes👍🏽 Keep up the great content!

Jeff… this is my main question right now… did you ever get clarification on this? I know for applying for STR license you have to be available to arrive at the property within an hour. You have yo designate the owner/agent name that will respond to emergencies. Is this your cleaner? Maintenance person? Thanks!

U still have to pay for the material and labor, even with a 20% property manager. Right? A contractor that u can trust? A handy man that u can trust? Sure thing , keep on dreaming. They are all in on it, just watch the movie, Parasite. Paying a Property manager 20% as u do not have the Parasite syndrome in your property (s). Plus, some bad-hombres in South and Central Florida as an example. Member, your avengers make more money when things go south. Trust and Business do not go together. These videos are so helpful but also so funny...I love your energy! Do you have a video or course on how you manage all your rentals money? Does it go straight to the owner and you get a portion of that or do you put in an account you create and pay the owners monthly? Thanks in advance for any help Rob!
Great! How much or how do you pay the cleaners , one of the most important members n your team? Any tips on how to make them happy and don't leave you too early? Also how did you find your team and interview them since you did not live in the same city?

Look at there cleaning fee and tell them that’s what you charge or close to that. Pretty much all Airbnb owners I met pay a flat rate of about 100$ a clean

You list swag and self marketing, which I completely understand, but like the camera type info really only applies to budding TH-camrs, NOT budding Airbnb hosts.
Thanks again for such great content, and many continued successes👍🏽
Keep up the great content!
I heard your episode on the BP podcast and have been really enjoying your content ever since! Thanks Rob
Thanks for always getting into the sauce. You're the man.
More sauce to come!
Agreed. Such a underrated channel. Dude is mastering the airbnb game!!
Nice work Rob, have you done anything on automating the access to the property? looking for info on how to manage client access remotely across the country. Thanks for all the greast info.
hey rob, how often do you find yourself needing to be physically present for the airb properties that are not in your state? hope to hear from you soon !
rarelly
Thinking of doing this with my brother and another friend who works construction
Do you have some one the area to respond to any emergency?
Jeff… this is my main question right now… did you ever get clarification on this? I know for applying for STR license you have to be available to arrive at the property within an hour. You have yo designate the owner/agent name that will respond to emergencies. Is this your cleaner? Maintenance person? Thanks!
Thanks so much for your content. I’m working on getting my first air BNB. New sub, great content! ❤
Rob, thanks for all the secret recipe you just shared. Thanks for doing this for your viewers. For all the young people who wants to become millionaires one day, learn from this guy and live a life you wont regret.
Hey Rob, just started watching your videos and the more I watch the more I love and appreciate your authenticity…your personality is very down to earth and hilarious…the message is straight to the point and have useful value…keep up the great work, look forward for more and waiting on opening for your course.👍🏼
Awesome video! It's amazing how much information you packed in while making joke and goofing off. It kept me very interested. Well done. Thank you for the video.
we stayed at an upscale abnb in Miami - walking in there was a huge pile of garbage, ants and flies and dirty towels in the washer. it was horrible - they never sent anyone to clean up, we had to take out 8 bags of garbage oursleves
I am learning a lot from you and is inspiring me.
Can you make a video explaining how or where u can find or make a team ( website online, asking friends in the area, etc.)?
Very useful, binging your content now!
Can we take a minute to appreciate how cool Rob's hair is?
Thanks for all the information you share with us . Your videos are very entertaining!
So you said a management company costs about 15-20%
I was wondering, about how much percentage do you save by not using one?
Great video man, looking forward to joining the hustle
U still have to pay for the material and labor, even with a 20% property manager. Right?
A contractor that u can trust? A handy man that u can trust? Sure thing , keep on dreaming. They are all in on it, just watch the movie, Parasite.
Paying a Property manager 20% as u do not have the Parasite syndrome in your property (s). Plus, some bad-hombres in South and Central Florida as an example. Member, your avengers make more money when things go south. Trust and Business do not go together. The TV does not work anymore, 400 to fix it, well all that it was needed was to plug it in, a fake leak on the roof, 300 per leak,
There is something this felllow is not telling us....
Can't wait to see these courses. Also you should look into the new lidar autofocus DJI is releasing. Or turn off your autofocus and mark the focus ring in the right spot for your sit down shots.
Sigh, yeah the AF is just killing me on the Canon M50. I'll be upgrading to the Sony A7C pretty soon and I think that will fix my issues.
Manual focus is too much work for me lol. Too much to think about for my little ADHD brain.
Great idea to use your cleaners as your unofficial property manager and paying them a livable wage. Thanks!
That's amazing. thank you soo much for all this information.
Hi good day I love this context I need know how to use the Dynamic prices
Love the info Rob I’m a big fan!!! I just acquired my first remote apartment 😅
Wonderful hand on information! Great job, Rob! Thank you!
Cleaning is hard! People think it’s just wiping and dusting. It’s not. For a small studio. It takes 1 1/2 to clean everything and make the bed. The bending and scrubbing puts a toll on the whole body!
Yes please answer what the out of the program is.
Thank you for tips and humility. Good hustle and attitude. Totally agree about being a good problem solver.
Thanks for the info...this is incredible stuff. One day I will get the AirBnB Gig going.
I truly hope you do. It’s been such a fun experience.
Thank you for making a point of the fair living wage for the cleaning team. Appreciate it!!
Just wanna say thanks! Love all of your content. You da man Rob!
Your energy is great and it inspires confidence. My wife and I have a property that we have been talking about putting a tiny house/cabin/trailer on. Your videos address a lot of our concerns/questions. Thank you for putting yourself and your experiences out there!
New follower here. I like your style 😂 and I’m excited to learn more from you!
This was so informative. And your enthusiasm is contagious. Thank you for your videos.
"Avenger dream team for automation" Funny, but extremely useful information for automation. 1. Cleaning Service 2. Handyman 3. Contractor 4. Landscaper 5. Realtor
Look at there cleaning fee and tell them that’s what you charge or close to that. Pretty much all Airbnb owners I met pay a flat rate of about 100$ a clean
The biggest thing to me is decorating and furnishing from afar. Any tips?
Hey! First video that I see from you and I loved it! It doesn’t sound like buls** like most videos about Airbnb. I’m researching to start in this industry in Australia. Thanks Rob
Aw yay thanks! Hopefully more to come :)
Hey Rob, could you upload the audio of the out of focus portion to give us whatever we missed. Thanks
What camera are you using?
Hi, this is very helpful,
Would you make a video on how you found those people ? - your dream team.. did you had any referrals ? Any apps you used ?
Thanks
Thank you for the tips. I had four Airbnb's that I was doing Airbnb arbitrage last year. Covid made it hard to do that, so I just have two right now. My goal is to own my own unique places and scale up again. Great content!
How has it been going for you? If you don’t mind me asking- are you seeing profit ?
Hello @everyone
My name is Adam and
I recently took a course on Airbnb and short-term rentals. I am trying to gain hands on experience in the field and I am seeking a free co-hosting opportunity.
Kindly let me know if you can help or you know someone who would give me this opportunity 🙏
What's the song 25 seconds in please? Great video, thank you for creating this!
