Understanding Time Impact Analysis Method

    When I was completing my apprenticeship in delay analysis, one of my mentors repeated the mantra “the delay must be assessed at the time the delay occurred”. Quite often that is not possible, but if it is, there is a delay methodology that we can use.
    The time impact analysis method is one of six delay methodologies we can use to identify and assess project delays.
    The time impact analysis considers the status of the project at the time the delay commenced. We then compare this to an amended schedule which includes the delay event that we are assessing. The difference between the two programs will then determined as the overall delay.
    This method of #delayassessment requires a logic linked schedule with an accurate record of the status of the work when the delay commenced. It also requires a good understanding of the delay event, its duration and the activities it impacts.
    One of the challenges with this method is that sometimes, particularly when you are not keeping good records, you do not know about the delay event until after it occurs, and reconstructing the schedule can be time consuming. This other, is that there could other unknown delays running in parallel which might impact the assessment if considered.
    This method of assessment is one that is most likely to be used if identifying and assessing delays as the work is progressed. It is open to challenge which considered retrospectively, particularly when other delay events have occurred that have not been considered and that may have changed the critical path of the works.
