I would have gone for a spiral staircase in a corner of the living room that you can make a feature of. The outside staircase is great, but eventually it would start to annoy me ergonomically. But each to their own and best of luck with the build Rob.

Another good video mate. Like your ideas of light flowing in to the ground floor. For the corner outside would be a cool area with built in speakers and a wraparound sofa. Just a quick one on Fuel cakes, i am an expat living in Germany and the import taxes etc have led me not to make anymore purchases unfortunately, are you setting up a European base for them as this is having an impact on follow up orders. I can send you more info reference this if required

Rob man in that corner you should have a seating area with a bon fire area and add a small water feature (water fall, buddha fountain) so it compliments the pool.

In that area behind the tree I would put in a big massive lounger that two possibly 3 people could chill out on with big umbrella. Not single loungers. One big king size lounger.
Keep up with your Wim Hof training. A cold plunge pool would have more long term health benefits than a hot tub. Nice home you deserve it.

In Denmark most serious buyers will do a quick search online to find out what the current owner paid when the house is for sale. I do not know the Spanish market but my best guess is that you can do the same. I don't think you risk anything by saying the price on your channel.

It's all public knowledge to future buyer what you paid for the property. So, they would or could request that from their realtor if interested to purchase. Plus, market value when or if you sell... there's no way they'd be able to buy it from you at your price.
I’m not 100% for EU Rob but I’m pretty sure the next buyer will be able to obtain the previous sale of the property. I know that rightmove in the UK stipulates this and is very easy to get the info.

I think the people need to understand it doesn't matter what you paid for it, you grinded years on years and manifested the contact to get a sweet deal. I would turn around and say the reason you didnt get a good price like me is because your not rob lipsett and aslong as your selling it for market value it doesnt matter what price you got, the market at the time of sale will decide the price for the buyer
Given the estimated total cost I’d allow 30% contingency. Just do it. Get it in your head. All the best with it.

doesn't matter what you paid for it, any person with the spanish version of the MLS will be able to pull comps from your neighborhood/city/region and it will be priced accordingly. Obvi your sq footage and amenities might be a bit different from the 4mil home, but it will not hurt your potential income. Not sure about spain/euro, but house sales in the states is public info anyways

@@RobLipsett Just a point to bear in mind. Do you know about Spanish tax laws regarding selling a property. It is my understanding that there is a three year rule if you sell your property before 36 months from purchase you have to pay more in tax. Plus, when you sell you have to pay a profit tax on any money that you've made. I think you can deduct money you have put into the property doing it up, as use this to off-set the profit made? Spain has quite a few rules. I would get in contact with a good tax lawyer if and when you decide to sell. Best of Luck. It looks like a fantastic place and I'm sure it'll look amazing when you've finished! You will have the problem of not having enough free time to yourself anymore because everyone you know (friends and family) will want to come over and stay with you!
