The info is very good to know how but some people really want to live in Jamaica like me after many years abroad it is a beautiful country especially the countryside it is a dream for many people who does not own a home to have one in Jamaica but c get a home in Jamaica and then what u can’t sleep in it because every noise u hear u jump up out of your sleep SAFETY is a big issue in Jamaica
@@devine_inspirations A combination of both is better. The interest on the NHT loan is cheaper than that of the bank but that alone cannot buy a house. So it’s best to combine the amount.

The advocacy is good. As sustainable development is key. I will pretend to not be from Jamaica, that being I would have wanted to see examples of other sustainable Rural communites seeing the one for Guys Hill is a concept. Eg Cranbrook Flower Forest/Shaw Park Gardens etc 😊. All the best at MU.
This is great information. I’m curious, as someone who moved to the USA at a very young age (6yrs) but wants to buy property can I still benefit from the NHT without having a NIS but holds a TRN?
Great video. Thank you for the info. I thought when you contribute to the NHT that would be the deposit you're saving up, from what I'm learning it seems like they just put what u contribute towards the loan & u still have to save that 3 or 10% for deposit. 2nd it seems like a realtor acts as a dual agent in RE transactions between the buyer and seller, & in that case I think the realtor is more likely to get the best deal for the seller even though he/she is also representing the buyer. If the seller and the buyer both have an attorney then a realtor isn't necessary it seems. Lastly, is private treaty different from a regular sale ? and what is the process of a foreclosure? How long does it take to close?
Hi you didn't talk about co-sign when buying a property in Jamaica. Will they accept a person have a co-signer. When calculating income, do they used gross income (before taxes) or net income (afterTaxes) What % of the sale price is closing. I'm not sure if you give all this info in previous videos, this is my first time watching your video. I dont know much about purchasing property in Jamaica so this is why I'm asking.
Yes it is best to use a lawyer yes money might not be legal such as money laundering, yes is the house legal and not own by someone else all paperwork are sign and dotted properly.
When you are buying a house from NHT directly (scheme house) you don't need an attorney. This is because NHT has its own in-house lawyers. However, if you are using your benefits to buy from a vendor you will need your own attorney.

To by a house in is one the hardest. I was trying for three years never get no were. Jn is the worst bank.they give you the run .just try different banks. I was so tired of them.So used my funds to buy the property.

It's pretty much the same. The only difference is that if you wish to access your NHT loan you have to be contributing for at least two years (instead of one).

For someone oversees, please have your cash or be prepare for the loan process to take months, banks in Jamaica are the slowest I've ever seen, it took me 8 days to find a house, like it, make an offer, offer accepted, get a mortgage, real estate lawyer do the paper work, I move in,, it is impossible for this to happen in Jamaica when getting a mortgage Do a cash purchase and maybe it can be done in 2 to 3 months

I am selling a house by owner and was shocked that lawyer wanted a percentage of sale price as a part of legal/closing fees. What kind of phucry this? Legal fees are static... Jamaica is not a real place
I remember the times when there were no mortgages involved in Jamaica. You buy land and build on it. All these transactions fees after the deposits seems high. Why not just charge one fee " closing costs " like other countries.

@@KaylaKKeane actually you can buy land in the US. You can't buy land in HOA communities, because it's the people in the community who collectively pay for a service of maintenence in their community. You can most definitely purchase actual land acres of it.
So the NHT contribution needs to be 6 consecutive months, 1 or 2 years? You guys weren't clear on that. Also, why not mention the "other hidden" costs? the point of the video is to teach me how to buy a house in Jamaica right? So why omit info? I'd like to know about those costs.

You don’t need a realtor but they are of no cost to you, so you can use them is you wish. But if you know what you want and where then go ahead. Lawyer for me is worth every dollar, they provide expertise and advice that I wouldn’t know on my own

Yes your lawyer can, and you can move in once tenants are not occupying the premises and the keys have been handed over

Go to the NHT with your TRN, NIS and last preapproval letter.
Step two get a loan re-approval from the bank of your choice.
Step apply for a development once applications opens or buy on the open market.
