Was in St George at the end of June on vacation. The rental car we were in had a blowout about mile marker 27 on I-15 South and to my surprise, no spare! There were about 6 cars that pulled over and offering help but we told them roadside assistance was coming. Finally as darkness approached and Avis was still dorking around getting us help on the freeway, a very nice couple pulled in front of us and about 2 minutes later a Deputy Sheriff pulled behind us. They were gracious enough to unload the van, load up their vehicles and take us to our hotel at the Abbey Inn in St George. I'll never forget their kindness. Love the people of St George and Southern Utah!
James, sounds like your trip was eventful. Sorry about the blowout, I always worry about being stuck on the side of the road especially in these temps, I worry even more if we are traveling with our bulldogs and the baby, I won’t melt quite as fast as they would, but I’m also not as sweet lol People is what kept me here, and why I absolutely love living here. Southern Utah natives are truly a different breed, most kind, helpful and welcoming people. I find that this area naturally attracts great people from all over the globe 🌎 continuing tradition of kindness and before all being kind to your neighbors.
I live in Vegas, born and raised. I think the weather is about the same in Saint George. I don’t have any worries about that. I did have concerns about the religious aspects. Thank you for addressing that!! I want to raise my son in a more conservative place, but I’m not LDS and don’t plan on converting. I’m glad to hear that it won’t really be an issue. I hope to move there in the next 5 years.
The st. George marathon is super fast course if you are marathon runner. Hurricane is wonderful small town close by. Sand hollow reservoir is so much fun.
I've been in Vegas for 17 years. The more I visit Utah the more it feels like home. I can't see buying another home or investing more money in southern Nevada after everyone that left California insists on turning it into California. This video answered a lot of my general questions and I love the home tour videos on the channel. I'll be giving you guys a call whenever I make my escape.
This was great information thank you. We bought a house in New Harmony a year ago and we love it. We are planning on moving up permanently in a couple of years and are trying to get people to move up there. I will pass this on. But we want it to stay conservative, we don’t want it to turn into California...
Excellent place to live and work! A large influx of folks from neighboring states is changing the landscape. The new development has yielded more exquisite restaurants and better shopping.
It is hotter than hell here in the summer. Everywhere is safe in St George but with the population explosion crime is on the rise. They aren’t usually violent crimes but we have had a few in the last few months. There are several private schools now. St George is a wonderful place to live. I personally liked it a lot better about a year ago before the population explosion. I liked the small town. Mormon people are friendly. There are people who are snooty but it’s not because they are Mormon. I don’t think the kids even think about what religion another kid is. If they won’t play with a child who isn’t Mormon it is probably because of the parents. They said if you make $100,000 a year you can afford a 3bedroom house on one acre. You will not make the money here unless you have a very special skill. St George has rich people and poor people. This is what the locals tell me. I’m one of the poor ones. I have several college degrees and I can make about $12 an hour (I’m retired now so I don’t Make anything). Rent is ridiculously high especially since people don’t earn much. This is all my personal view. I have lived here since 1989.
Great video, Really glad I stumbled upon this. I had a lot of these same questions, especially the types of jobs question. Gives me something to think about.
Just remember that here in Saint George, we are quite conservative. So please don't try to change us. You are leaving cause the place you left through it's polices destroyed it.. dont do that here.

To answer your question about cost of living I lived in st. George for 15 years and to live comfortably like house 2 cars trips once a year probably around 120k a year
Our elevation here is about 1000ft higher above sea level compared to Las Vegas, or most of flat parts of AZ, so summer time here is about 5-7° cooler, winter time could be up to 20° cooler. Overall it is pretty comparable
Curious what is the cost of a new build in St. George or surrounding areas. Also isn’t it really crowded on the roads now and tough for infrastructure to keep up? Went through there recently and stopped for gas at Costco and it was an absolute nightmare it was so crowded! I do love the area and it is in our top 3 places to retire in 3 years. Thanks for the info! Great stuff!

I have spent several different weeks in St George over the past 30 years. I always think I want to move there with my love all the outdoor activities, but I always worry about that tiny airport and that long drive to Vegas to fly anywhere else. I think I need to get all my traveling done before I move there. Seems like when I move there it won’t be easy to travel as often as I do right now.
Thank you for making these videos. St George sounds like the perfect place for us. We have been in Las Vegas for many years and are ready for a change. It is very windy here and I am curious if you have the same wind events there?
I grew up in Vegas and lived in St George for 12 years. St George gets just as windy as Vegas. In fact, the weather is pretty much the same, except St George gets colder in the winter and snows every year (though melts fast). Btw, there’s nothing abnormal about the wind factor in Vegas.

Would you say that with the current growth that's happening there that skilled trade salaries are rising as well?

’m single and I’m scared it’s going to be a dead end socially for dating or having anything to do as a single person. I live in Prescott Az now our average age is 50 and I can’t do the retirement city anymore. I have family in StG that’s why I’d move there and I have a 6 year old son. Single life in STG From what I’ve hear can be very boring, but it’s hard to gauge it unless you are there in person on your own.

We are retiring early next year (2021) am looking at retirement communities in st George, are they leasehold or fee simple? Can we leave it to our son when he reaches 55 in 20 years? Wife and I are in mid 60’s now
What political trends have been occurring with the Governor and local authorities since the So-called pandemic? What is their stance on these wildly developing events?
I was curious how the Granite business is there in Utah? My husband is an installer and makes pretty good money now but looking at moving so hoping to find somewhere where there's money to be made in that business.
Hello, my husband and I are hoping to move from California. I had a question about car enthusiasts. My husband builds high end hot rods for a living. Is there a market for that in Southern Utah?
I'd say no. There are no events like cars and coffee here, Mormons are not social types plus they don't drink coffee :) Heck, there's not really any good coffee places either! If you are used to the classic car scene anywhere on the west coast, youll be disappointed in Southern Utah. After owning a car business there for nearly a decade, I can say that people are cheap-o in Utah. It's a good place to restore cars maybe, but all of mine have sold out of state....
I believe so, there may be an escrow officer licensing process involved as well, I can ask one of our preferred escrow officers what that process would look like.
I’ve driven through the St George area a couple of times and I always think to myself how nice it is with the amazing scenery and red colors of the desert. The only downside to me is there are not enough job opportunities and amenities (shopping and restaurants) in the area. Also Utah isn’t a very diverse state. I’m not white or LDS lol. Is the area accepting of everyone? And do you see it growing to a point where more businesses would come to the area? It would be nice if they had stores like Trader Joe’s and Whole Foods as well.
Thinking about maybe trying to move out there but trying to find a job is not easy at least not for me. In ca been stuck at a job I hate been job hutting for no joke about 8.5 years and cant find nothing. Is it easy to find a job out there? From looking it seems like its just has expensive like there for rent has out in ca if you are not in like la or Bay Area only sounds like everything out side of rent is cheaper. I live in a low income apartment though so like any place if I move my rent is going to go up but paying like 1200 for rent if you make around 14 a hour ca minimum wage is a joke.
@@stgeorge I have been hating my job sense about the end of 2011,, and no joke I started job hutting around August of 2012. I am tried of destroying my health for my job with depression/anxinenty it is causing me. I know that is a crazy amount of time to be looking for a job but its true dont know what to say.
St George sucks. Too many people, terrible drivers, not enough jobs, garbage pay, etc. The weather is amazing, but I’m so glad I don’t live there any more. Btw, there aren’t “plenty of opportunities” for healthcare workers. In fact, my radiology professor advised us to look elsewhere for jobs after we graduated due to the lack of jobs and over abundance of college grads.
@@stgeorge Business are always hiring there, (i never said they weren’t), especially all of the fast food restaurants , construction jobs, and other small business that pay crap. I can’t tell you how many people have moved here to SLC because St George is a dead-end retirement town with no real job opportunities. And good luck getting a job as a Radiology tech with one main hospital and Dixie University pumping out hundreds of students every year!
@@stgeorgeSo the people who don’t live comfortably aren’t extraordinary? Is that how you define what is and isn’t extraordinary? People living comfortably? That’s hilarious! Face it: A lot of people in St George are nothing more than retirees who bought real estate back when it was affordable. There’s also a lot of college kids there who have mommy and daddy to pay for everything. Then there’s all the people who cashed in on their homes in Cali and were able to buy homes in Stone Cliff and Entrada for cash. Most people who live comfortably are average joes. I know, because i currently live in a highly desirable area, and most people around here are your everyday tax paying civilian. Nice try though! 😉
I'm born and raised in Colorado but yet I feel like a foreigner because of all the Liberals moving here I want to get the hell out of this place and move to a more conservative area
I just did a search for homes on Zillow and everything is expensive. My current home is worth 167k. I would not be able to live anywhere in St George. Wow
@@stgeorge Fifty-five years of living here and been stung three times by scorpions. Ask someone who knows and not someone who thinks they know. You can bs the tourists but we live here.
WoodyTV/Southwest Texas Media My sister lives in San Antonio and nothing against the Texas hill country, but you can’t go wrong with Southern Utah in terms of an upgrade in scenery. Enjoy!
Lots of money is a plus, but at least you have some great choices in most price ranges right now. Winds can be avoided, and yes it does get hot here, we are in the desert 🏜️
To bad you don’t know what st. George was before people started moving in. I agree change is good but when you over crowd you get California so let’s not turn Utah into Cali. Because of things like this are housing has sky rocketed
Thanks for the video! As someone from out of state, I’ve read to become a Utah “Resident” there are certain requirements and a 12 month waiting period, wondering the ins and outs of that?
Nick Rastopchin, St George Realtor Nick, thanks for the reply. I realized the websites I was reading that was Utah University’s and the 12 month requirement was in reference to school residency, my bad! Thanks for clarifying!
I was in St George in 2016' and the average home was in the low $300's, now it looks like it's jumped to the $400's. There certainly is ZERO Night Life in STG, no Clubs and Bars. There is a whole lot of covert moral judgment by locals. I bought a 12-pack of beer in Walmart, and the girl at the check-out looked at me like I was Charles Manson. So trust me, the locals will look at you sideways if you are not White and Straight. This town is a '2' out of 10 on the Funky Meter. (It's not San Francisco or Austin, Tx where anything goes.)
Great info! I am sure this request is a consequence of living in California but I had to listen on 2x speed because you talked way too slow for me hahaha. I appreciate the information though! Very helpful!
Old video...lots have happened in two years...real estate has boomed and is now slightly slowing down...I only see videos of St. George by realtors... Warning: This area is still paying 1989 rates as far as jobs go...$15.00- $20.00 per hr. is the norm here for an average worker to a person that has a degree...It's expensive to live here...median price for a house is around $460.000 inflation has also happened if your not retired and don't have your own business I would think twice in moving here...
I agree with you in the above points, and you are not the only one to make them. 1989 rates would have been $5.50/hr. But current local wages do not support home ownership or even in some cases rent. St George micro economy is similar to that of a resort community - most people that work entry level jobs, can no afford to live here. But here is a tricky part, where in the country can someone making $15-$20/hr live comfortably in 2022 ?
@@stgeorge I was being facetious in my exaggerated comment of "1989" however not so much either....in 89...where I was from that was about right....just not here... My point is the economic growth has not spurred any so called trickle down effects...it's definitely laid back here...but maybe too laid back when it comes to attracting middle income families....not much to these companies having insurance benefits either...in fact McDonald's pays as much as the going average but has better benefits... And while many turn a blind eye at all the prairie dresses... Polygamy still continues down here and holds it back
@@stgeorge senior citizen "Sun Cities" are designed to attract retired folks..I never said anything about this area being "Designed" for anything...I'm making a valid point for the middle class who are thinking of moving here..
I think I understand what point you are trying to make, but you are a bit conflicted in your own logic. Either that or oblivious to the fact that the current administration is shrinking the middle class faster than you can comprehend it, and it's an absolute tragedy. The average American family earning around $85k/year can no longer afford to buy a home in the current interest rate environment pretty much in any state. And of course, we can all thank the same folks for cost increases of literally everything to the tune of 30-45%. This isn't just a St George problem. So many people fall into that same trap of limited horizons
@@stgeorge no shit...do you wonder why people are ready to start a civil war in this country? Even if we get a $15 an hour minimum wage that’s $10 an hour LESS than someone making 50k a year makes and as you noted you can barely make it on 50k a year in the middle of the desert! It’s outrageous
I drove through there yesterday and they are taking this mask business way too far. I would not recommend living there absolutely nuts everybody wears a mask you don't know people anymore
I just visited Saint George from Provo Utah and was pleasantly shocked by how many people weren’t wearing masks. Most in Provo have almost eagerly joined the face diaper cult.

@@stgeorge Hello Nick how about bright white reflective coatings? Thanks
Thank you!!! So helpful
Hello, my husband and I are hoping to move from California. I had a question about car enthusiasts. My husband builds high end hot rods for a living. Is there a market for that in Southern Utah?
Nick Rastopchin, St George Realtor thank you so much for the information. We are going to be visiting in September so I am excited to do some recon 👍🏻
Great info! I'm moving there in 2 wks.
Real estate attorney from Florida, maybe working in a title company as a non attorney?
I believe so, there may be an escrow officer licensing process involved as well, I can ask one of our preferred escrow officers what that process would look like.
As far as employment, most restaurants are desperate for help since there is such an increase in population
Moved here my Senior year. Very cliquey. It sucked😂😂😂.
@@stgeorge That is such great advice. You are a kind person.
@@stgeorge There’s no shame in winning, regardless of how you got there? Ok. I think we’ll just end the conversation there.
What about tow truck work
I'm born and raised in Colorado but yet I feel like a foreigner because of all the Liberals moving here I want to get the hell out of this place and move to a more conservative area
We have A LOT of clients that moved here from CO for those same exact reasons. Please let me know if we can help in any way

I just did a search for homes on Zillow and everything is expensive. My current home is worth 167k. I would not be able to live anywhere in St George. Wow
Great information. What about wildlife, insects and reptile issues?
@@stgeorge thank you for the info
Scorpions are everywhere.
@@stgeorge Fifty-five years of living here and been stung three times by scorpions. Ask someone who knows and not someone who thinks they know. You can bs the tourists but we live here.
I actually called looking to get into the water field up there. Currently in San Antonio and trying to relocate to that area!
You don’t like it in the San Antonio area?
donjuan914 I need a change of scenery.
WoodyTV/Southwest Texas Media My sister lives in San Antonio and nothing against the Texas hill country, but you can’t go wrong with Southern Utah in terms of an upgrade in scenery. Enjoy!
Bring lots of money and get ready for 112+ degrees with wind.
Lots of money is a plus, but at least you have some great choices in most price ranges right now. Winds can be avoided, and yes it does get hot here, we are in the desert 🏜️
I am looking for a place in St. George any tips??
I sent txt to your number
@@stgeorge really liked your videos, I would love to talk to you about future home purchase
To bad you don’t know what st. George was before people started moving in. I agree change is good but when you over crowd you get California so let’s not turn Utah into Cali. Because of things like this are housing has sky rocketed
Not as many health care positions as you think.
Should we just let you know? That wasn’t mentioned enough...
Video finally begins 2 minutes in
@@stgeorge precisely
LOL at the UT CCW permit not being good in the blue states!
Old video...lots have happened in two years...real estate has boomed and is now slightly slowing down...I only see videos of St. George by realtors...
Warning:
This area is still paying 1989 rates as far as jobs go...$15.00- $20.00 per hr. is the norm here for an average worker to a person that has a degree...It's expensive to live here...median price for a house is around $460.000 inflation has also happened if your not retired and don't have your own business I would think twice in moving here...
Polygamy still continues down here and holds it back
@@bradrook3919 What communities in the US are designed to attract middle income families right now?
Wow 100k a year to live in Utah? So an average American making 50k a year is S. O. L. I guess huh?
@@stgeorge no shit...do you wonder why people are ready to start a civil war in this country? Even if we get a $15 an hour minimum wage that’s $10 an hour LESS than someone making 50k a year makes and as you noted you can barely make it on 50k a year in the middle of the desert! It’s outrageous
I drove through there yesterday and they are taking this mask business way too far. I would not recommend living there absolutely nuts everybody wears a mask you don't know people anymore
@@stgeorge “socialist distancing” I love it
@@stgeorge I think maybe the "socialist" distancing was a Freudian slip? Lol! :-)
I just visited Saint George from Provo Utah and was pleasantly shocked by how many people weren’t wearing masks. Most in Provo have almost eagerly joined the face diaper cult.
Thanks for the info but can you please loose the added sound bites. It devalues your information.
