- The new rules for residence in Turkey are tough at this point. We do not meet the requirements anymore. We simply have not enough monthly income. Time to make some decisions.
New rules are rolling out every few months. And the latest make that we no longer meet the requirements. Here they are:
1- Only homeowners will receive a 2-year residence permit.
Spouses whose names are not on the title deed will receive a 6-month residence permit and will make an income commitment and enter money into their accounts in Turkish lira, one and a half times the monthly minimum wage.
2- Foreigners who rent a house will also have to extend their residence permit for 6 months and make an income commitment and receive money into their Turkish lira accounts at one and a half times the monthly minimum wage. New applications have been closed for foreigners renting.
3- Retired foreigners will also receive a 6-month residence permit and will make an income commitment and enter money into their Turkish lira accounts at one and a half times the monthly minimum wage.
4- This application does not affect those who are married to a Turkish citizen; there is no change in the application for family residences.
5-This application does not affect homeowners, there is no change for them in the application. They will receive a 2-year residence permit. They are not responsible for depositing money into the bank account.
6- If your name is listed on the title deed jointly with a friend or sibling, you cannot obtain home ownership residence. You will receive a tourist residence permit for 6 months and you will need to make an income commitment and enter money into Turkish lira accounts one and a half times the monthly minimum wage.
7- If there is more than one name on the title deed, only the husband, wife, parents and their children can obtain homeowner's residence (This application is only carried out by the Fethiye Immigration Administration).
8-Your title deed purchase date and its value on the date of purchase are very important. Application will be made according to the limits of the period you purchased. Having a title deed does not directly give you the right to obtain a residence permit.
9- New application is still closed for tourism purposes, except for retirees. Retirees must bring their income from their country with apostille, and this income must be one and a half times the minimum wage.

Lady you are living and walking in the land of Homer, Thales, Aristotle, Heraclitus, Diogenes, Santa Clause, Hector, Paris, Fatih the conqueror, Suleyman the Magnificent, Rumi, virtually all the ancients. You just walked through an amphitheater god knows what plays took place 2,000 years ago. . Beautiful weather, breath taking views, world class cuisine, world class health care, modern amenities, surrounded by seas on three sides, beautiful mountains, highlands and so on and so on and so on…Where Agamemnon landed with thousand ships for Helena. Which was once home to Sumers, Hittites, Noah if his ship landed on Ararat. Where one age ended and another started. And for all this you mock the price of a house in a village where life happened when Europe over the 30th parallel was in stone ages. Let me recommend for your next move my old hometown Souther California, where you get Mickey Mouse, some made up fictional hero characters and history, artificially manicured landscapes, an Austrian with a funny accent and a shed starting at $1,000,000. I guarantee you, whatever you paid for your house, you stole it at that price. Had Turkiye been in the EU or in the hands of the Dutch or the Germans, forget the land or the house, the view alone, the privilege to breathe the air alone would start at €1,000,000.
I know I know. Why do you think I live here. It's more my amazement about prices elsewhere. Don't forget, when I came here 20 years ago nobody wanted to live here. No public transport a river to cross to get to a few shops with nothing more then a rowboat to do the crossing run by two ladies etc etc. I adore this place.
@@AtHomeInTurkey I know, it is as if all of a sudden everyone discovered Turkiye and wants to move there. Real estate prices are insane, but we’ll deserved given all that comes with it. I always thought Turkiye was under selling itself. Now on your list of places, don’t write off Croatia just yet, especially northern part close to Slovenia. Just came back from holiday there. Very similar to Turkiye, rocky shoreline with spectacular views, mountains with amazing lakes, rivers, hiking trails, ancient history, towns riddled with Roman ruins everywhere. Beautiful medieval port cities and castles along the Adriatic coast sheltered by the hundreds of islands creating very pristine and calm inter coastal waterways and very calm seas to swim in. Good food, excellent wine, olive oil. The whole country is a mix between Italy and Greece, good air and proximity to other countries. My favorite is Italy is just a ferry ride away. You can even tune in to radio stations playing Turkish classical music, which took me by surprise. Then we realized Bosnia is right next door.

I am sorry for the situation you are facing. I would be happy to have you in Turkey. Unfortunately, our government is selling the citizenship on the basis of money the foreigners invested in flats etc.Ubfortunately, thousands of people are illegally passing our borders without any legal status, money etc .On the contrary, we are losing people like you. Such a shame for us.

I live in S W Portugal, and although it seems to hardly rain at all, it is humid in the winter, and the old buildings are usually without drainage, etc. You have inspired me to visit Turkey, but I look forward to you hiking in France, too. You could get something in inland Granada, lovely villages and the Sierra Nevada. Or Northern Macedonia near Ohrid.both areas are stunning.
Hi Ellis. Almost exactly a year ago, I changed my reason for extending Turkish residency from tourism to short term B visa based on property ownership. The cost of my Köyceğiz duplex is well below the current requirement. BUT because I bought it before April 26, 2022, the price doesn't matter. (In fact, I received my TAPU only 1 month before the deadline, whew!) Call the Immigration helpline 157 if you want to confirm this info. BTW, the clerk in Mugla immigration didn't believe me and was threatening me. Yeah, nice. I kept asking her to please call and check my info. Lucky for me her office mate did and my application was accepted.
It's my husband they kick out not me. I know the rules by hart after all of this. Been in Mugla 5 times etc etc. Just came back again today. They make me puke
They are corrupt so need to pay them some way. I was kept 5 months for the 5 days job and life lost millions

Ellis, my condolences,picking up and moving is so hard physically and emotionally.. I love Dalyan myself, I can relate.. but I’d highly recommend northern Greece, close to the city of Ioannina. There’s a group of mountain villages called the Zagorohoria which are charming and sparsely populated.. lots of hiking and lots of sunshine,and not far from the sea. These villages are especially beautiful and have gorgeous stone houses, but they became depopulated in the 60s and now just have a few bed and breakfasts and restaurants.but Ioannina has everything..There are also some quiet spots on the Greek islands, like Tilos, but they are really dead in winter..I myself spend a lot of time in Turkiye,especially near Urfa and Mardin, but these days I prefer Ioannina.. if you are interested we can talk about it..

You tried to be the wise guy but ended up as a fool.
Sorry you have to leave; we had to deal with a similar situation. We also found that some officials can be reasonable; we found the landlord for the past year had falsified information on the rental contract and my husband could have been deported according to a new law. Just calmly explaining the situation, the agent took no adverse action and granted extra time to find a new apartment. But new and oft-changing laws are maddening to keep track of. Good luck with your future plans and travel.

And yes there is many historical Greek places In Turkey but also many artifacts from other civilizations such Hitits, Lycian , Phoenician and more. So dont act like it was always yours.

Sorry to hear you have to leave. We left Fethiye just over two years ago and moved to Sinai in Egypt. No visa required for over 60s. Dahab and Sharm el Sheik have been great for us. It's also cheaper here... Great weather also.

That's not true, over 60's need a visa. You don't have to pay fees if you overstay, that's all.

Yes. It's chaos at the moment but I am sure ones at the new spot we will be exploring in no time.
So sad I have lived and worked in Turkey for 25 years and been through a lot. I have just become a retiree - fortunately I gained permanent residency so I am fixed. Unfortunately at the moment (and always) Turkey is based on a greed for money and exploiting their own resources and any foreign visitors tourists or residents.

I'm sad for you being forced from the beautiful home you've that both created and lived in over 20 years. I live in Alanya and I am always mesmerized by the number of ungoing constructions all around despite the deteriorating economy with the second highest inflation in the world behind Argentina. There are also so many finished buildings all around all vacant .. The only reason why the government is now making a lot tougher for foreigners to obtain residence permits is because the government is forcing the foreigners to buy these vacant houses ..
They should not have included expelling the residents who have already been living there long-term and made it their permanent home in the new rules.. very sad and unfair..

@@mustafabaris9681 this practice not new. Since decades UAE 🇦🇪 had the same situation people were buying properties to get residency permits even if l am not wrong it applied to Portugal & Spain. But then you did not find govt forcing people to buy property to get residency permit and in the same situation now you are alleging that Turkish govt is forcing to buy properties for residence permits . What do you suggest you want can just enter the country and be granted residency permit.

Hello Ellis, indeed south of France, i would say the Ariege might be a fit. You will be clise to the pyrenees, many trekking possibilities. Hi. We were so sad seeing your story. My wife and I were thinking of moving to Türkiye but are hearing more and more stories like yours. One place we have been looking at is Salalah in Oman. They have a permanent residency permit available for anyone who buys a house in selected areas. They also have beautiful countryside and it is a quiet, laidback place to live.

Oh well- we are super happy living here on the great Ohio River in USA near the countryside Cincinnati Ohio. We can drive North to Michigan and the Great Lakes. 4 hours South to the beautiful Smoky Mountains and the forests of Tennessee. Or drive 14 hours South on down to the beaches of Florida!! We are content and enjoy our style of living. No desire to traipse around foreign countries and their rules crazier than our USA!!! Good luck!!!

Hi Ellis, ik woon al meer dan 30 jaar op Kreta. Dat is ongeveer aan de overkant van waar je nu woont. Het landschap en de geluiden die je hoort zijn hier precies hetzelfde als bij jou en het klimaat ook, denk ik. Als je naar hier verhuist zal je Turkije niet missen. Huizen aan de kust zijn duur maar niet in het binnenland. Ik heb samen met iemand een huis gekocht van 270 m2 voor met alle kosten inbegrepen 50.000. Het moet wel gerestaureerd worden en dat kost nog eens zoveel maar dat hoef je niet allemaal tegelijk te doen. Je kunt mij een email sturen als je meer info wil.

I was recently in southern France (near the town of Requista) in the Tarn River Valley... One of the most beautiful places Ive ever been. I dont know how the prices of groceries compares to Turkey, but they were WAAAAAAY cheaper (and better quality) than those here in Canada! Sucks you have to leave tho...

I'm italian and if you're considering living in Italy, there is more than just Tuscany. Umbria, Marche, Abruzzo and all of Southern Italy are affordable too. I do agree with your concerns about water, I've lived in Spain in the regio of Matarraña (Aragon) expecially because it was rich of water. If you search well, you will find your place. Just a thought.... They want to see 850 appear in your bank each month? Maybe open a business account with a company name in your home country with a direct debit that pays you into your turkish account each month but you also have a direct debit from turkey to home business account to transfers it back. A banker once told me they don't look at your out goings only your incomings its a round robin that works very well in the business world and this is purely business on there part. As long as they see you being paid they dont care where it comes from they just see numbers so give them the numbers??? You may even be able to open the company in turkey but i don't know there rules on this. I know for sure you could open one up in Bulgaria in a few hours.x
There are even people that have offered to dump the money for us. But we don't want it anymore. The stress involved of one day being exposed is not worth it.

Now I'm in Umbria for a home base, but I'm planning to spend several months a year in St. Petersburg, Russia with stops on the way back to Italy in Tossa de Mar, Girona, Spain, and Oviedo, Asturias.

After living 5 years inn south east Asia what I have seen and learned is, I would never buy property and make home from third world countries, Turkey last couple years also became a middle east third world country. You can only invest, or buy something and live there if u have full citizenship rights, otherwise stay away from that place. Sorry to hear your story, hopefully you can find better place somewhere in southern europe where you are more safe and stable with your assets and investments. There are plenty beautiful places in northern and southern Spain and very affordable. Good luck.

Many beautiful and peaceful places can be found in Spain, you just need to move a little away from the tourist coast. Prices are even lower than in Turkey and the regulations do not change all the time. Regards

Sad news. We have a place in Dalyan and was thinking of residency one day. I also looked before making any jump. Recently have read that Cambodia is great and residency is easy. Also read a lot of people moved to Bulgaria.

If you don't have enough income to fulfill the Turkish requirements, don't go to France, life is much more expensive, even compared with Turkey the last 2 years. I'm a French retiree, living in Turkey (Izmir). Feel free to contact me.
Don't worry by selling this house we can create more income if needed. I have friends in France and they filled me in on the costs. We will go to the warm part for sure.

Regarding the rules above, for #1, as far as you know, whether the rules is only applied in Fethiye or Mugla, or it's something across the nation?
Also, can the income commitment for spouse be replaced by a bank balance in Turkey? For example, assuming the monthly minimum wage is 20k TL, if there is already 20*1.5*24=720k TL worth of USD balance in a Turkish bank, will they be giving 2 year residence, or they still need extra monthly inflow to the bank? We have similar residence permit renewal situation coming up next year, but in a different province.

I have to go for everything to Mugla, Fethiye won't help us, so I have never dealt with them. The want to see 850 euro, in lira monthly in a TL account. Even if you are a multi millionaire. But find your own answers also. I can be wrong.

@@AtHomeInTurkey Just went to the immigration office in my province this week, and checked with the officer there. Was told the policy is still the same here. Basically 6 month bank statement showing sufficient balance for the extension period should be good enough. Maybe because every province is slightly different and mine is a less famous and populated one. Cautiously optimistic now. Will see in 5 months when the process actually starts. fingers crossed.
By the way, we went to Dalyan and spent a weekend there recently. Even took the vehicle ferry to Lake Ala to swim right near the spot at the beginning of your ep1 video I believe. It is really beautiful and full of fun. I can understand more your emotions now.

Honestly France is not wise, Hungary is a good option (also for taxes), so is Bulgaria, but right now Turkey is very good.

2 My house is not expensive compared with others in this area. In Dalyan it would be half a million euro with 1100 meters of land.

😕 oh Ellis , so sorry things didn't work out the way you & Ken wanted . I too have been looking at properties in the south of France ( Malta has become way too populated & suffocating 😒) South of France seems like a good choice as the weather is not too cold , the countryside is beautiful & France also has the best healthcare system in Europe . There are plenty of xpat channels on TH-cam worth following. I have found quite a few good properties for around €50G but it depends on your requirements. At least you know you have enough time to get yourselves organised ✌️

Your YuoTube videos are indeed promoting the tourism for Türkiye attracting lost of visitors and by doing so bringing millions of dollars to Türkiye. As a Turkish I want to thank you for all your videos and effort you spend. You were a great ambassador for our country. We are badly governed for years. Democracy is not working here. Systems are broken. What they only know is building big apartments in dense populated areas and selling them. Do not buy these garbages. I am also golden visa applicant from Portugal and even I invested 500.000 Euros there by buying house they are keeping me wait for three years and not giving residence permit as they promised. Bad for people like us. We cannot live where we want even we obey rules because of these bad goverments and broken systems.

People could never live where they wanted. Even EU citizens must apply to live in other EU countries, must qualify for income limits, have health insurance etc. buying a property, irrespective of the value NEVER guaranteed residency, anywhere in the world.
@@corabrosnan7338 I lived in France before and this was not the case. To let them know you are there is enough. Just Ken needed to apply for residence. Got 5 years without any costs. Little different to all the hoops they let you jump here. Plus the endless fees they have you pay.
@corabrosnan7338, if that's the case (if they do not want to give permit) Portugal should stop Golden Visa program, still this program continues even they do not give what they promise. I just applied what they offer in 2021, government said buy property > 500k eur and we will give you residence permit but they do not do what they need to do after. There are similar programs in Spain, Malta and Greece and even here in Turkey. Not only I am victim there are thousands of people from all world including USA, Canada are all etc feel like frauded. All these people discussing what to do next in big watsapp groups. I was thinking Europe is more careful and strict in these topics but it's just dissapointment.
So go north to Armenia or Georgia. Those countries are civilized.

Sorry to hear about your struggles. There aren't many places in the world that are not experiencing change to laws around migration and housing. I live in Australia and the house prices are now 700,000 for something small and mediocre. It's ridiculous. Unlike Turkey and the view you just showed us, we dont have that kind of history where what you are walking on is left over from one empire to another empire. Turkey is a special place and it was always affordable to Europeans, especially. Post covid-19, the world isnt the same and the wealthy cohorts seem to have unfair privileges where they can pay big and get what they want. The endless wars in the Middle East have also led to a real issues in Turkey with respect to migration and I've read news that most of Turkey's opposition parties use the Syiran refugee card against the current government. Right wing politics seems to be everywhere at the moment and these sentiments only increase tensions and put pressure on migration, especially buying property 'as an outisder'. Here in Australia, wealthy Chinese and Indian migrants make the bulk of migration numbers and the opposition party here too is now using migration as a polticial tool to win the next election by proposing to reduce migration. Basically, migration is being portrayed as a negative across populations which is unfortunate. It seems to be world wide and if Trump wins, such laws in other countries will also tighten. As a Turk, I am with you but my guess is that Turkish state finally gave up trying to deal nicely with EU, US and UK. In the last 2-3 years what they did to Turks was unbelivable. Millions of Turks harrassed by these states, no visa appointments for months, you are rejected even if you collect all the silly things they asked...i saw so many students, business people, athletes frustrated by the treatment and the results, I remember a girl who was going to participate a competion in some sports and was not able to get even an appointment for 3 months. Turkish Foreign Ministry was trying to solve this strange situation and embassies were claiming different reasons each time. I am sure consular departments of those states in Turkey feel so emberassed because they are out of lies. It was so clear that those states decided to punish Turkish citizens ordered their embassies accordingly. For this reason, in my opinion, its the second round of state to state behind the scenes war.
Those things are so wrong. And sadly everywhere. I was rejected in the US for the same reason. Not enough income. And I am married to an American!
@@AtHomeInTurkey Sorry to hear that but this thing happening to Turks in the last 2 years is out of this world. My daughter went to Italy last year with a school trip for 8 days. School is in Ankara and has a sister school in Milan. 41 students selected for the trip and 17 of them couldnt go because Italian embassy didnt give any appointments for 6 months. They didnt even allow to apply for visa. So income was not the reason. The ones who were able to go were the ones who had special passports thus didnt need any visa.
I remember a similar case when Turkey shot down a Russian military jet, Russia imposed visa to Turks, including normal citizens, special passport holders and even diplomatic passport holders expecting a similar retaliation from Turkey. But Turkey imposed visa to only government personnel not the ordinary people of Russia. States act differently and retaliate differently. I feel deeply sorry for what you are experiencing now. I wish you and Ken all the best.
@osmanoz6474 I agree. I think it is because Türkiye has applied to join BRICS and I personally am happy that they have. However all we see in the British media at the moment is negative stories about how expensive Türkiye has become and basically how we should not go there. To me it is obvious that the media is trying to lead us again into believing them as they are doing with the 'g4nocid4' in G@z@. Everything is political and there is a very big shift coming where the West no longer is 'in charge' 👍🏼 I would like to leave the UK. My daughter has British and Turkish passports.
