    We are moving from Miami to Orlando by the end of the year. Your videos helped us a lot to make the decision... Just optioned the last Austin model in Summerdale Park. I hope it's a good investment. 🙏🏼

      Thanks for watching and we have 8 more craft closings coming up in there- the footers/slab RE work was a pain but things seem on track now - it’s been a long wait but DFH seems to have good momentum now and more GC’s to keep quality up

    How concerned should people be about that Osceola extension? Will it be raised over water? An exit ramp to Narcoossee? Curious to see how it will look and sound. Thanks for covering this area with your vids!

      With potentially million dollar homes lining those bodies of water, I'd like to think the developer will build a beautiful "suspension" bridge floating over the water and then rising to an overpass above narcoossee, in 2034 (12 years from now). Imagine what our home values will be in 12 years... staggering. That being said, if lots face the potential roadway site directly, this is certainly something to consider.

    Wife and I were actually one of the first ones to get the DFH lots a few months back. Still waiting to break ground but price has gone up 70k for our model already.

    Summerdale Park is scheduled to close on 7 homes this month, July 2022. Would be nice to see how the neighborhood is looking with the few houses.

      Sounds good! Summerdale is now 90% sold out- they are building spec homes for the remaining lots, prices in the $700's-$800's for the most part. It will take a while for the homes to be completed though- the builders are somewhat behind on their pace of builds, and the cost of materials keeps rising so some are incurring price increases.

    Hello Advisor, for this summerdale project, which would be 1-5 grade school? will it be Laureate Park Elementary School ?

      By the year 2024 there will be a new K-8 (elementary and middle) school built at the corner of Toll Brothers and Laureate park south- Luminary Blvd, where the rotary is. Until then, all the kids will go to Laureate Park Elementary since they are on the 32827 side of the street. The elementary school portion is scheduled to open by 2026. A 13 acre park will go next to the school. Similar to Northlake Park elementary, and also Narcoossee community school k-8. It should get great ratings as the research on K-8's is very good.

    Lake Nona are looks great, great video. We live in north east but we are at least 5 years from being able to semi retire there, which is our goal. Is buying a lot of land for now with the idea of starting to build in like 3 -4 years from now an option?

      Unfortunately the developers mostly control the land, and thus you wouldn't be able to buy a lot and wait to build on it, unless it is further out into St cloud and you found a privately owned lot for sale. But what you could do is build a home now as a "2nd home" in florida as the market is rising and then rent it out for 2-3 years before you eventually move down into it. Some HOA's have rental restrictions in the first year so get with me on which neighborhoods and plans would make the most sense to do this with. Demand for rentals is very high

    here is my problem with these new neighborhoods. as I drove by laureate park the other day I notices homes are almost on top of each other... one scream and your neighbor will hear you. u wanna walk naked around the house? u can't unless you have blinds on the windows. the lack of privacy is what gets me and the homes way too close from each other is a turn off. I actually own a villa in village walk and I wouldn't change it for anything bc of the amount of privacy it provides me. im glad I pulled the trigger when homes were cheap in village walk. they used to make homes on bigger lots unfortunately it is not the case with the newer neighborhoods.

      I agree with you Harry in some respects- which is why when I see lots that actually have 60 feet between the next homesite and water behind them I’m pretty bullish. I came from Windermere and 1 acre lots so yes this is a squeeze sometimes, but at least we have (and will have more) amenities close by

      Hey! I know of some opportunities. Skiable lakes is where I began my career 10 years ago in Windermere's Butler chain. other great options are Lake Hancock in Winter garden, conway chain of lakes, winter park chain of lakes (pricey) sand lake chain in Dr Phillips, and some individual skiable lakes here and there. Expect to spend $1M-$2M just for the lot on something like this unless it is a smaller skinnier lot on a smaller lake (still skiable). Some lakes are non motorcraft but you can do a paddleboard or canoe. text me your info and I'll send you some examples that I think would be good to build on or are already completed. thanks for watching!

      What's available in Laurel Pointe to have 70 foot and 90 foot wide lots, the 90 footers are similar to a Casa bella in Windermere

      Laurel Pointe phase 1 is mostly sold out, phase 2 is still available along the big pond, and phase 3 is coming soon for release. The best lots remaining right now would probably be collage collection 70 foot wide lots on the "Moat" or big pond- they have some spec homes of corbeil and barberra going up that are around $1.8M no pool, depending on design choices. The styling there for most will be less mediterranean and more mix of farmhouse and modern. I also have an Eagle Creek large pool home on pie shape lot coming up in the very back of the neighborhood, you can see Lake Hart from the 2nd floor balcony. Anyways, just shoot me a message privately and I can provide all the information and best way forward. thanks again

    Did Laurel Pointe move up the opening from February to this fall? I’ve seen that the prices were going to be starting in the 600ks and not a million?

      Toll Brothers hasn't officially announced when they will start releasing phase 1 of Laurel Pointe yet, however I have a feeling it could be as early as this fall/winter yes. and Pricing should be expected to be in the ball park of what they are offering in Shores at Lake Whipporwill (or higher, since Laurel will be gated, 32827). When they originally announced the neighborhood it was always $1M-$2M+ never $600k.

      In Laureate Park South they should still offer that one - the model home is being sold right now though as a leaseback. No official starting prices yet but I hear next 2-3 weeks we should know more from many of the builders on base price, lot premium, and options. Resale garage apartment homes are going for $750k and up in LP now so my guess is it will be on par with that or higher

      Laurel Pointe is a much higher price point, so if money were no object i'd choose that neighborhood. However for $750k in Summerdale you can have one of the longest water views in all of 32827, that same view and large house size would cost you $1.3M in Laureate Park... Expect to spend $1.2M+ in Laurel as well. the larger homes more like $1.5M+ fully optioned ( official pricing video coming soon)

      @@OrlandoPropertyAdvisor Would that water view be seen from your backyard or front yard? Also does that mean there would be a higher chance of gators being nearby? (I’m not from FL).
      Also is there another Toll Brothers community in the Orlando area with similar floor plans to what will be offered in Laurel Pointe? Just wanted to take a look at them online.

      @@donjuan914 Water behind the homes, great backyard views, gators don't typically come up on shore- animal control can always come out and remove if necessary. Toll has lakeshore in winter garden on close out, and a few other new neighborhoods starting up but Laurel Pointe is going to have 70 foot and 90 foot wide lots, the 90 footers are similar to what was built in Casa bella Windermere, which are HUGE homes, check out the corbeil model home I filmed for the parade of homes that's a good one to build in Laurel
