      it is more than enjoying. your videos are life changing ! you really deserve a lot of awards. i have watched a lot of videos about hmo's on youtube, and your videos are really the best. the 2nd best is samuel leeds videos also.
      i have a couple of questions, i know you are very busy, but i will appreciate your help. iam in the process of looking for my first house to convert to hmo:
      1. if i buy a house in an article 4 area, but the owner of the house already has grandfather rights therefore the article 4 does not affect him, if i buy the house off him, will the grandfather rights automatically transfer to me, or will i be bound by article 4 ?
      2. iam struggling to get hold of good builders that specialise in hmo conversions. reliable honest builders. someone who can go to the property with me and tell me if it can be a hmo and costs etc.
      iam struggling getting contacts. any recommendations will be greatly appreciated.
      i dont have any social media accounts, so networking on line is not possible at the moment.
      i think if i have a good group of contacts, builders, mortgage brokers, etc, then that will remove any barriers for me and get me moving ! this is one of the things that is holding me back at the moment.
      iam based in london, but iam looking at properties in hull and barnsley and coventry.

      1. Generally if a property was a HMO pre-Article 4 then change of ownership does not make any difference from a planning point of view.

      Thanks for your response.
      Does this mean I still need to apply for Planning or a hmo license în an article 4 area ? Even though the property was used as a 4 person
      hmo previously. (Hmo license was not required).
      Basically iam looking at buying a 4 bed house which was used as a hmo for 4 people prior to article 4. But now the area is article 4, and if I buy it, will I need to apply for a hmo license since iam the new owner and therefore a different landlord ?

    Hi Saj, Great work.
    I am in the process of buying a large property that use to be a care home. Ideally want to eventually convert to a 7-8 bedroom HMO.
    1. How difficult is it to obtain planning permission for HMO around the Sparkbrook area in Birmingham?
    2. Since it’s in a C4 directive area, do you think it’s better to go for up to 6 people (C4) planning permission initially before going for the Sui Generis use or would you go direct for Sui Generis planning?

    Great video Saj, thanks for taking the effort. Will I have problems selling my HMO in Selly Oak as I don't have C4 approval but it has been a HMO since 2014 and I have the ASTs to prove that ?

      I don't see this as a problem. Probably a good idea to get a certificate of lawful use from planning, that will make the sale easier.

    one thing i did not understand if it is a C3 house, it allows you to use at as a 4 people hmo. if it is in an article 4 area, do you still need planning permission ? you are not asking for it to be changed from c3 to c4, so why would you need planning permission (referring to saj video at 7.43 where he say 3-4 people you need planning permission)

      You still require planning permission in an Article 4 area

      iam struggling to find good builders in the hull city area to convert a 3 bed into a hmo. any suggestions ? also any contacts for good deal sourcers ?

    Hi Saj, many thanks for sharing this information...I am in the process of buying a property with the intention of converting it into a 7 bed HMO. I do not have enough time to get planning permission approved before completion. I was thinking to refurb the property based on the specs of a 7 bed HMO, to have 6 people (no planning permission required) living in it and get a commercial valuation based on the number of bedrooms. Finally I would try to get planning permission to have 7 people living in the property.....is this what you explain on min 6:25 with your tip (I think it is smart!)?
    I have been told that you cannot get a commercial valuation without having tenancy agreements in place and also planning permission. This is different to what you mention on your tip (if I understood correctly).
    Would you be able to clarify this please? Many thanks for your help

      Apply for planning for the 7th person as soon as the 6th person has moved in. Apply for commercial mortgage after the approval of planning.

    Great video Saj! Thank you so much. You are the best in making it simple! One question. If there is a possibility to run 4 people HMO in C3 class, is it also possible within 'Article 4' area? Plus where can I find some more information about this possibility?

      You'll need to check with the council Konrad. Generally 3 or more people becomes a HMO, so needs planning in an Article 4 area. This video might help th-cam.com/video/yrKQv6zjDvY/w-d-xo.html

    Hi Saj, really enjoying your vids! My question is if you already have a C4 hmo and then /article 4 comes in does it mean you cannot no longer operate? Or do you get a bit of time? How would that work? Thanks.

      Hi Nick, C4 will apply to new HMO's and not existing.

      Hi Max, thanks for the support. If article 4 is present in the area of the property then yes, you will need to apply for planning to convert the use of the residential to a HMO.

      It may be possible. You need to check the criteria for planning.

    Saj if we based our GDV on a 7 bed HMO figure and build it for 7 using bridging finance (who fund the refurb) but operate as 6 , will this not mean we will not get our GDV ?

      I would get planning for the 7th person and refinance based on that.

      @@TheSajHussain the issue we have is we are in the purchasing stage and the lender is asking for approved planning permission; this would delay the purchase by 8 weeks. So do you recommend we get full planning now pre- completion or do what you suggest and build for 7 operate at 6 and apply for planning after?

      @@VJ_Dhillon8 you either use the finance to go for 6 then revisit the 7th later. Or if you can afford to purchase and hold then sort the 7th before you refinance.

    Do you think theres a chance in planning getting accepted on a 6 bed hmo in birmingham now since article 4?

      Yes in my view, but it will not be straight forward. There will also be certain areas where this is unlikely e.g parts of Erdington, Edgbaston and Selly Oak.
