Hi Steve, I am 28 and currently have 2 terraced BTL's in Derby next to each other, I don't have enough to get anymore currently - but I'm looking to get more squeeze - either converting to HMO's before Article 4 comes into Derby or looking into creating a Rent-toRent business etc

Got a question if anyone can help here, just seen a 3 bed with a room downstairs making it 4 in Nottingham but in article 4 area. The landlord confirmed it has a license but strangely just for 3 sharers or 4 students have not seen what license it is exactly and the house is one of those small 3 bed with only one bathroom so no potential. Is it easy if I buy it to get an additional license for 4 sharers ? The issue is that now on article 4 all licenses need planning permission and with the hustle is it worth it ? It's fairly priced but for a BTL to work it has to be under 4 sharers to make 800 a month net ! Any advise appreciated.
