as someone who is currently getting a house built watching your videos both help me in seeing what to look for but also scare the shit out of me
Do not allow any polystyrene product on your house, make sure the roofers are sober
And the painters ,tilers ,brickies, converters oh the whole mob and make sure that your insulation isn't covering wires down light transformers or extraction fans or Ur house could burn down
I'd/I'm concerned too man wtf, if you're in oz can you get this or guy or someone he recommends to check it before final payment and handover?
If you're genuinely building your house at the moment, I recommend finding multiple building surveyors & get each of them to re check each other's work periodically. You might spend a bit of money each inspection but at the end of it all, you don't want companies having to come back through and rip down your house to re do it all at their expense. It's annoying process and it will take years to have them come back & re do it.
Roofers never sober
Builder: I look forward to your report.
Site inspector: LOL
comes out with a list of noncompliant things lmao
"He doubts he find MANY defects" why are there any lmao. Do the job per spec
@@digiblak997 accidents and mistakes happen, sometimes you miss something an underling did incorrectly or you can misunderstand a policy. This is why the builders should be stopping at each stage to have it inspected. These places that he looks at are incredibly bad though.
@RancidDragonProductions with all due respect you pay for them to do their jobs per spec. You paid for the engineers to do the drawing and give the proper connection points.
@@digiblak997 oh, I agree. But, as the builder I'd look at it, and I'd want an inspector as well, because there are lots of parts going on, and things can be missed. Now, missing them as poorly as these guys do, I am totally with you. Any defects found should be minor ones, never this bad.
Every time I see you've uploaded a new video, I get equal part excited and terrified of what you're going to find. Without watching yet I can guarantee a non compliant bathroom waterproofing effort and box gutter fails if it has any.
Box gutters are terrible, I have relatives with a multimillion dollar house, they had to redo the whole roof and all the waterproofing of course. Also they discovered flashing was not installed properly or at all in 3/4 of the building.
Im a residential carpenter from NSW, the construction industry is an absolute mess.
Nobody gives a hoot about quality, or how one trades work effects the other following trades etc, the "bigger picture/common goal" mentality is gone, the teamwork mentality is gone. If one thing goes wrong, NOBODY will put on the brakes and rectify the issue, they just continue to build over the top of any problems etc.
This is why floors and walls are not level or plumb, if the concrete slab is out poured out of level, or parallel, which they are most of the time, the framing carpenters will just stand the frames and continue to build on the out of level concrete etc.
Generally there isn't enough allowance on the job for the framing team to spend the additional time to rectify the issues from the previous trade. Then things just continue to snowball from there. Ive personally seen new concrete slabs 60mm+ out of parallel and 25mm+ out of level.
Its an absolute dog eat dog industry that's rife with clowns and cowboy "tradespeople"
Quality control is ultimately left up to the homeowner/client, basically if you will accept shite work, you will get shite work.
Also, I cannot understand why ternite reticulation systems are still allowed to be installed in this day. They pump chemicals into the soil around your home, and have to be topped up frequently, not to mention they are usually damaged and not working within 6 months of the build being finished.
That being said, keep up the good work brother. The industry needs an overhaul, and its guys like you shedding light on all this disgusting work that will hopefully lead to change. 🤝💪
Try being a waterproofer. Its a constant struggle to have the trades before you and after build complient bathrooms etc and then get people to not damage your membrane.
@@superthevibeyou’re 100% spot on. It’s really sad all the properly skilled and trained guys are retiring and those skills are getting lost forever. Young guys don’t have any pride in their work are not being taught properly and so we are in the position we are now.
I've seen commercial jobs where the slab was so out of level, they had to shim as much an inch in some places, but the framers squared it up from then on. On your general theme (this should not be the case in suburb like this one). I've worked on framing crews. We just came on each house and made the best of the framing and moved on, with no contact with a super or other trades.
Seems like to one degree or another this is the case in many countries. Whenever we had major renovations or likes done in our house we had an architect who was a friend of the family plan it all out and he would daily stop by to check on the progress of the work and wether or not it was all done correctly, and since he also suggested/chose the different companies involved they'd usually to their work properly cause otherwise he'd not pick them again for his next projects. Think it's worth the extra money to pay for that kind of supervision/service, paying to rectify all those issues that show up month or years afterwards is likely gonna cost alot more not to mention the personal time and stress involved to do so.
Was a owner operator and left my trade because I couldnt win jobs at the right money. All these cowboys put on apprentices and cut all margins out of the industry. Its join em or be beat by em
Great inspection, but you missed a major issue with the kliplok roof, whomever fitted the gutter guard put screws into the pan which is a big no no, as fine debris will build up over time between the edge of the mesh and roof and ponding of water will occur, the clips that have been used are for a trim deck roof which will allow debris to enter through the sides of the clips as they do not fit the profile of the kliplok, the owner has every right to ask for the roof sheets to be replaced as it will leek over time, and i am pretty sure it has voided colorebonds warranty by penetrating the kliplok. You can buy kliplok kits so no excuse to screw into the pan, Aussie diy solutions, Screen Tech ind, Karben Industries all sell these kits.
This guy is really going to shake up the building industry keep up the good work
Builders are scared of him.
I am amazed that people find this kind of suburb and housing beautiful.
me too, all the houses look like the same concrete boxes :(
I mean compared to most "affordable" developments around, this is at least is surrounded by nice trees.
But yes, I could never live in an area like this. I live in a federation era home in a mostly heritage area and I certainly appreciate how fortunate I am.
I like houses with unique character, even seeing an odd queenslander mixed in with it all. I actually perfer old windows with flyscreens over them because they catch the wind more and push it inside.
why you don't like this kind of houses?
@@officialspock well for one a lot aren't built even as per standards, but even when they are, it's cheap materials, cheap fixtures, soulless design. Boring cookie cutter houses cramped together.
It's fine if you're into that, but I much prefer older houses with lots of details, large blocks with trees, not being able to hear your neighbours argue or party because your walls are right next to each other etc
I have been doing custom residential exteriors for over 20 years now, and the amount of framing/window installation deficiencies I have to either call to the attention of the developer, or just fix myself gets worse every year. And the attitude never changes. “Just cover it up and make it waterproof”. Have made so many builders sign an agreement of no warranty on my work it’s insane.
you should share the videos of the houses where builders have done their job properly as well
this would be amazing, to know that there's good enough builders out there

Can you give any hints as to who the builder was?
How much for me to fly you out once our build is under way ;)

If I'm ever about to spend $2M on a new Property
I would definitely want you inspecting it 🙏

Huge respect from the UK, your videos are very professional and your investigations are thorough with reference to standards. Just awesome.
Australia: We need to protect this man at all costs
Can you please have your own inspection cerrt! “Site Inspection” approved on any new home would have me feeling very confident with the workmanship 👍🏻
Brilliant!
Would be a real collectors item, limited edition.
This
Such great information, the house build quality in Australia has been so so bad for so many years. So many dodgy builders getting rich by cutting corners and ripping home owners off. We need much more people like you.
No, what we need is for home owners to pay thirds of their building works and hold out the last third until an inspector has given the house the green light upon completion. This way builders final pay can be withheld until all noncompliances have been rectified.
Its simple, lets not complicate it
The government getting richer 😂😂😂! 2123 builders gone bankrupt in 20 months
They don't care about making a good place for another to live, they just want more money to go to Bali or whatever
Government allows them to do it, we vote for these wombats unfortunately
I did bathroom renovations for 30 years and large areas of houses, the tiling in that upstairs bathroom was disgusting and I only saw two corners . WOW
Men’s shed boys would do a better job for half the price😁
Good on you for putting those bits down. So many people who point out dangers usually just leave it there.
The best idea moving forward is this
what we need is for home owners to pay thirds of their building works and hold out the last third until an inspector has given the house the green light upon completion. This way builders final pay can be withheld until all noncompliances have been rectified.
So drawing a simple agreement with this clause will save people headaches down the track. A little more tweaking of this agreement if needed can be adjusted.
Its simple, lets not complicate it.
Summary
Get an inspection done after each trade does their task, this way the builder can be told immediately to rectify. It just means you need to allow for this when building.
Most new builds are already done in 4 part payments with the bank not releasing funds until there is proof the work was done. In most cases it is 90% the bank's asset anyway at handover. The issue is that the builder now pays for the progress inspections creating an immediate conflict of interest.
I have seen a builder walk away leaving all the kitchen cabinet doors and drawer fronts unfitted.
I’m going to most likely be in the market to buy our first home next year, I won’t be buying anything without you inspecting it mate!
You'll spend your whole deposit before you find one good enough to buy 😂

Production is improving. The views, and the music to enhance the scenery.
11:13 Molto bene.
Had a 2 year battle getting the roof replaced on our new house with rain leaking inwards.
The builder used an external roofer with a 6 year warranty.
Last year finally had the flashing and roof replaced.
I would immediately hired you if i knew you existed pre-settlement time.
I expect your business to explode with work with the rushed builds especially in Sydney!
Fan since day dot. If you made a video how to build a complete home from start to finish with chapters that would be amazing 😂
Another inside look at a real professional at work! Keep doing what you do. Thanks for sharing your knowledge and especially those docs that smashes the point home. Thanks!
Thank you for your channel you are amazing helping these people
Alot of the ceiling and floor level probs usually stem from the footings/slab not being level. I've delt with alot of slabs that have fall towards the back of the garages in my time. The footings are the most important part to get right. Every fault flows up and compounds the higher you go.
Bahahahahah mate youre panning around going “what a beautiful suburb.. just gorgeous… NON COMPLIANT” hahahaha
Caught me off guard 🤣
@@nickyp1435 that's how I talk when I'm over that way, the area is beautiful then I see the box house mess and go oh no. It's a contradiction of mental thoughts...one has.
Really nice houses nice suburb. Too good to be true, must be in breach of some AS, non compliant!
You should have brought the ladder back to those tradies and told them it was non-compliant. Hahaha that would be funny
🤣
Don’t want to see you get fined for safety breaches on site mate. Especially with ladders and roof access.
Thank you for staying the same. And going in to detail. I appreciate it.
God bless 😊
non- compliant starts @1min in - impressive!
So glad i had an old private builder do my house back in 2008, he retired only a few years later, everything was done great, there are a few very minor things i have noticed since watching your channel but that is the tilers work, the most common problem you find with the water stop in the doorway lol 😆, im pretty sure it doesn't bend and return to the perimeter. Haven't had any dramas at all. Now its just general upkeep maintenance i have to keep an eye on things as the house ages.😊
If I was this home owner I would be pleasantly surprised by the lack of defects compared to some of the other nightmares shown on this channel :D
I'm not a builder but It's great watching someone that completely knows what they're on about... If I build a new property I'll be paying for you and Co to come to South Oz to run our inspections👍👍
Imagine living in one of those polystyrene boxes backing onto pristine bush, representative of the worst we have to offer
I hate everything about the houses built in the last 10 years, from the boxy factory look to the polystyrene walls.
Wait for the fire. Being so close to the bush these houses must be in a flame zone! Where are the steel shutters? No combustable materials on the outside? No holes? Insurance void
Polystyrene box is the best description I've heard 😂😂 knew they reminded me of something!!
Give it five years and the pristine bush will be replaced by more polystyrene boxes.
@@sylviam6535bring back post war architecture, now those homes have so much more character and thought behind the build and design.
I scaffolded this whole job was an absolute mission due to this being a monster house took us 2 days,
back in the days where leveldup scaffolding was on top of the game takes me back 🤝
Shit go that the scaff was A1 but not the house lol
Used to work for a commercial builder and I can for sure tell you that trades in Australia, or at least in nsw have plummeted in quality. It is almost impossible to find subbys that at least have a sense of pride in their work anymore.
I don't if it a positive, but the roofing an flashings looked neater than the usual roofs we see on your videos in Melbourne.
No turn ups on those flashings to the brickwork, … criminal🥹
I don’t know what he charges but he’s worth every cent.
How is he worth every cent if next to nothing will be done at that point in the build. Maybe a few items rectified.
@@chrisallen2005 Would you make the final payment if all the issues weren’t rectified,, obviously you know the building codes intimately in Australia n don’t need his advice. For myself I know three parts of fuck all about it so before I concluded my contract I’d be happy to pay his fee considering the amount of shonky inspectors out there . I’ve had absolute shit ok’d by iffy inspections n he seems one of the more genuine and knowledgeable operators out there .

Another job well done mate … thanks 👍
You are going to love this.. I only recently subbed like in the last month i'm a Draftsman i love your videos.. but i couldn't remember what your channel was called i couldn't find you by Scrolling down on my TH-cam Home.. so i thought in the youtube search i would type "non compliant".. It worked, hello again.
I'm in the market for my first home and I have literally zero experience with building stuff, these videos are fantastic. Just seeing some of the most common defects is really useful info.
Out of interest, would you say building standards have gone down over the past few years, or was it always like this?
Love your channel. I do site cleans and from your channel I make sure the staff keep drains clear of debris as well as see defects as I clean.
I wall mount TVs for a living. The TV location with the wacky bulkhead above it is a shocker. A mounted TV will never look level if the cornice/bulkhead above it is not level. Your eyes will detect the difference between a level mounted tv and a shoddy bulkhead above it.
Just wait 50 years as the house ages and you wont mind
So much respect for you!!! ❤️❤️❤️
Im shocked a building inspector can quickly see multiple non compliant issues. Architects, builders and plumbers couldn't care less
Architects are good way to ruin a house
My partner is an architect and she absolutely does care, but stays as far away from even high end residential work. I don’t blame her!
@@rowanjones3476 why on earth are architects and builders designing square box homes with no pitched roof. Flat rooves with internal box gutters is a recipe for trouble
@@frasersamuel2867 We live in the age of form over function, mate. What is sensible apparently doesn't cut it these days.
It's more the "builders" in Sydney today. Half of them haven't got a clue and the other half work off others building license
Damn son. You must haunt the nightmares of builders down under.
Mate! I am glad I found your site. Very entertaining & informative. You are a great communicator. To me it appears predominately issues with flat roofs, box cutters, wet areas. Can you focus in on other areas of common #$%&$×@ that you find. I love your saying " do your best & silicone the rest." I have started using it in my every day lingo. All the best man. D
I have made plenty of furniture deliveries to Kellyville, they're may be plenty of flash looking houses there, but the area and the shoddy workmanship on the houses is the pits to what the area used to be.
No. I don't think any house will. Well done Australia!
Oh good! A best builder award!
I’ll finally get to see how a proper and complain bathroom water stop is installed!
Funny thing is, most issues are small, but that’s how most issues start. Starts out small and progressively gets worse and now it’s a major problem
Bro, at the 20.48 mark you checked that bulkhead over fridge area, did you see the the next corner under that one looks bowed too? From the fridge out to the hallway that’s the one I thought you were gonna show maybe I’m wrong but sure it looks bowed.
Thanks for doing what you do 😊
Love that level measurement tool
killin it dude, puts faith back at the builders with this bloke running around.
Honestly if you want a house that looks like a few boxes stuck together, just get a few shipping containers. It'll cost you less and look better than the buildings in this video lmao. Never found kellyville to be all that appealing tbh.
In WA box gutters are an extremely common thing which are usually constructed using LVL ebeams or even steel beams
I love watching your channel, every time you upload bro I get so excited to watch yet another house fail the building code. (P.S and also listen to your lovely voice)
Can't anyone there make stuff square and plum?
I'm amazed by the level of defects you find.
He stands so close to the roof edge, but I can't see him attached to a safety line. Be safe out there brother, and keep up the good work. 👍
Legally he's fine, but I've gotta agree.
Imo there should be a standard in place where there's a ladder mount on the gutter somewhere safe and a static line or anchor point close to it.
If you walk away from your first ladder fall it should be straight to the hardware to buy ladder clamps. Speaking from experience, laying on the ground deciding whether you should get up or not is a pretty average situation to be in.
I am curious how many of the non-compliant issues you find actually get fixed. You pointed out non-compliant rain heads on the other houses too. I am sure it would be hugely expensive to rip those out and redo them. Also, I would like to understand what the ramifications of the non-compliant rain heads will be. Ok, so they are non-compliant, do they still work? I am the type of person I would want it perfect, but I also want to keep some perspective how rationale it is to make some of these kinds of changes. Keep up the great work!
Hey welcome to NSW, you're about 5mins down the road from me there, and I'm absolutely not surprised at the defects you're seeing. Pretty shameful for a house that is likely $2m+.
Should send him into Riverstone and Marsden Park and check all those Bathla builds
I see a Site Inspections video, i upvote. Love your work mate, get the dogs. I'm about buy my first home, but it certainly won't be a recent build and this is why.
if there is any, A compliant build inspection would be interesting.

Great Videos, would love to see you compliment them when they get it right, so we know what we are looking for. Assuming they do.
Dang those are some gorgeous houses. That view from the roof too!
Why the hell does every new home over there seem to have flat rooves these days? It is widely known how problematic they are and how many issues they will cause over the lifespan of a dwelling. They used to be all the rage here in Finland back in the 70's but no-one uses them anymore because everyone knows not to. A regular pitched roof with conventional gutters is cheaper to build and will not suffer from moisture related problems such as mould. Just about every older flat roof house WILL be full of mould at some point!
Mould isn't as bad as a problem in most of Australia as it's warm and dry.
Flat roofs are generally used because of height restrictions, it allows another floor to be in your house.
Flat roofs in Oz have been the thing for decades, you don't tend to get as many problems as they're steel. So last many decades.
Flat roofs in UK are very popular and often a problem as people use cheap felt that breaks down after 10yrs.
Ps: also in Oz snow isn't a problem like it would be in Finland for a flat roof.
I think it has mostly to do with building the maximum interior space within the building envelope. I think with height restrictions they wouldn't be able to build the house so close to the boundary while retaining a pitched roof on a two storey house.
Exactly there's no such thing as a compliant box gutter
Its probably about 50% with flat rooves (and about 75% with at least SOME sort of flat area like an out cropping but with majority tiles). Agree with you completely, my townhouse which was built in the 70s is flat roofed and its loud in rain, ugly and cooks the upstairs in summer. A conventional pitched roof would be a massive improvement in every regard.
Looked like the bulkheads had more fall than the Roof did!
You should do follow ups to see if problems have been rectified
Beautiful suburb dominated by characterless McMansions, what a lovely combo.
Remember, at one point even nice 'old' areas were a new development without many trees and brand new houses
They're $3 to $4 million homes. The ones on over 1,000m2 would be getting close to 5 mil. How expensive does a fake "mcmansion" be to be a genuine mansion?
It’s a lovely area.
@@xHaRdStYlExHuNgErx if it wasn't in insanely overpriced Oz they wouldn't be anywhere near that price.
