    Looks to me the 3rd floor is a new addition. I like the covered terrace. Good idea to knock down the first floor arch wall to make 1 great room and repartiition the second floor. Lots of potential here. Thanks David.

    I really like it when you do show a bit of the towns where the feature property is. It gives a feel of the place. And I must say, that your the best with the camera. Other channels showing properties, don't film everything, or as well as you do. You really do have a nack for it. And I also enjoy your comments and ideas of what a person could do with the place!     Wow Dave. This one is really special! The only downside I see is: I come in with big groceries and I need to unload my car..how close can I get to the house? Also agree with you 100% with your ideas of what to do. Living and kitchen downstairs then corridors to make the rooms a bit more private. Good, good one this one.

    Someone at some point: Omg, too expensive, too small, needs too much work, not done to my exact specifications, too far from Rome, no parking, no garage, the buildings are way too old and not enough windows damn it!" It's 40k ffs. You're not going to get a larger house done to your exact specifications in a better area for less money, lol. Or even quadruple the price.

    Coming from America, people want spacious living even in smaller spaces. Cutting a room in half, putting up a wall to make a corridor is nonsense to them. Every renovation I've done has been about getting rid of walls and letting light in. Open planning. They want to see their kitchen, they want big bathrooms, big closets.This house would be great for a retired couple with the occasional guest.

      I can see putting in a corridor there. And then I'd move the door to the room to the side with the corridor closing off that side but maybe putting in a bath room there as well if possible

    Great house with wonderful potential. And by American standards, they're giving it away. I'd think another 100,000 would put it in very good order.
    Lounge downstairs under that wonderful vaulted ceiling for sure. That ceiling would be wasted on a kitchen. Kitchen in that ugly room next door. I'd beam the ceiling in there for rustic detail.
    The room has to be redone anyway.
    Master up on the second floor under that wood ceiling. with a large deluxe on suite bath in the smaller room. I can see it all now. I shouldn't even look at this stuff. It's torture. Only down side for me is there's no celler room i could use for a work shop.

    I'm totally on board with your suggestions for reconfiguration. It is great that the property is at the end of the street, so you have the best of both worlds - historical centre, and quiet street to live in. The rooms are exceptionally spacious. I love this one too!

    Love the challenge. Yes, move the kitchen (and create a utility area) to the left room and see where you can fit a WC room. Make the suggested corridor and create a bedroom with an en-suite bath-/shower room towards the bathroom. Then from the corridor, open up to the rear bedroom with the bathroom en-suite. Make a bedroom with an en-suite shower room and a dressing/storage room on the second floor or a TV room/study with guest sofa beds...

    Here is my thoughts. Kitchen and dining stay in the same room. But get upgraded. The side room becomes a studio. The pantry just off the kitchen becomes a power room. The first floor landing. Becomes the lounge. with the guest bedroom behind with bath. second floor is the master suite. Bedroom in the main. closet bathroom and space for a small office in the back. Terrace set up to enjoy. I Love it.

    Really lots of potential, and yes great price! Star-vaulted ceiling room ground floor: leave as kitchen-dining (that's MY living room) make it super beautiful, comfortable, restore rather than renovate (NO Ikea garbage), polish up original floor, find old sideboard, etc. Other ground floor room: workshop, project room; first floor: den/library/TV, cozy bedroom w/ ensuite; second floor: art studio (enlarge/add skylight(s)). This is a plan for one person artist occupancy...close family or friend guest could sleep in den---2-3 night max!---all others get a B+B! Thanks, Dave.

    I like your remodel suggestions. I would definitely keep the room with a fireplace as the lounge and turn the adjacent room into a kitchen/dining area. This flat has some inherent compromises, but the balcony/porch area makes it stand out.

    I love seeing all the plazas all the time! I wish you'd go into a bar and talk to locals! Or film during an event. Seeing comments about remodeling. We bought a fixer in retirement. Not a thing all should do. A strange artist built house. We thought we may be doing more gutting but in the end we only gutted the not to code bathroom. Rest was a bit of adding. As we lived with it we learned more tricks, furniture placement. Paint is a miracle!

    Mind?? Nope - I love the strolls thru the historical parts! And yes, indeed - reveal the vaults - move the kitchen as you stated. And - not nuts at all - I'd already "built" the corridor on the second level - and pulled the small room and bathroom into a totally amazing suite! And repeat upstairs for the main with that wunnemrus terrace for morning coffee. Would there be a spot for a single elevator? I would worry about aging in place.... I love this spot.     Yep, Dave, you're nuts, 😂 c you are my kinda nuts. I love when you share your ideas, most of which I agree. Keep sharing. I watched some videos by 4 or 5 others and they just fell flat for me. And the part that broke my heart most
    was how little regard they had for all the things that brought character to the place. They wanted to modernize everything and destroy the soul of the place. I had to rush back over here to your soothing voice and special style that no one can replicate. So what if some are upset by you sharing your thoughts on what would make the place even better, it's what makes your channel different and more interesting IMHO. ❤❤

    You do not have to make a video longer, many of us love shorter, quick watch videos we do not have to make time for. Love your idea of the downstairs as living/guest space and upstairs as 2 en suite bedrooms with baths. I, personally, do not like to enter into a kitchen as a main entrance. I like an entry to hang your coat, kick off your shoes/boots.

    I would make that top floor a master suite with that side room a large bath and walk in closet/dressing area and I would put a clawfoot tub on that outside area with the doors from the bath. The sightline from that terrace is all roofs. There didn’t appear to be any windows that would be able to see into that terrace so it wouldn’t be scandalous to have a tub there. You could always put up some gauze curtains there if you were concerned about the privacy. It would be really cool!!

    I'd leave kitchen where it is. The room adjacent to the kitchen, I'd convert into a bedroom with an en suite. It is the only room with sufficient space for a full bathroom sans separate bidet but big shower, and room for a king-sized bed and wardrobe. I'd add insulated glass doors to the room so I could open the wooden doors. I'm not sure yet about the second and third floors.

    12 trains per day go to Sulmona in 12 minutes for EUR2,10. Hard to beat that.

    I'd love a followup on this if the new owners are doing renovations. I share your thoughts for main floor but also add a half bath. Also, enclose part of third floor terrace to house the new bathroom

    The stunning, arched ceilings are to be enjoyed as one main area, Where ever you like to pass time, the terrace is inviting a dining/sitting room for fresh air/guests, entertainment area, I would install an extra 1/2 bath/toilet on ground floor... I wouldn't put a wall in for the "corridor" but maybe an ornate high banister. I adore the open, airy feeling of it, and the style... a third bathroom on top like you said, if affordable...

    I would use the top floor as a lounge and have a sleeper couch for guests. The room next door I would turn into a big bathroom with storage cupboards. Downstairs I would open the arch up and make it a kitchen dining lounge area. Middle floor will become 2 bedrooms and bathroom, will need some configuration!

    Your Idea on the first floor for moving the kitchen is a good idea making the vaulted room the living area. the second floor I’d make two bedrooms so you walk through one my Grammy’s house is that way. Third floor bedroom and office. That’s my story and I’m sticking to it.

    Unbeatable for the price.
    You could put quite a bit into it and modernize it and I'd think you could get your money out of it.
    I'd make a powderroom in that little room off the kitchen under the stairs.
    The karge room off the kitchen should be the lounge.
    Expand the bath on the first floor and add a builtin wardrobe.
    Same with the 2nd floor.
    Maybe 5 to 10,000 euros.

    The kitchen should be on the left when entering, ceilings in what is now the kitchen should have the beautiful brick work exposed and this room should become a formal dining room with a crystal chandelier to die for. Up the first flight of stairs should be a lounge and through the doors a bathroom and bedroom, and up the next flight should be a master bedroom with another bath and a walk-in closet. That's what I would do.

    3 bathrooms and bedrooms stacked on the left side, 3 living spaces on the right. You have to pass through all rooms on the right regardless, and adding corridors removes usable space.
    I would reorientate the current bathroom though, to use as the main family one, and give the bedroom room privacy.

    If you have that corridor on the first floor, you might as well shift the door to the second room, so that it is accessed via the corridor. With good ventilation it is possible to move the bathroom away from the windows to that new corridor. That way you‘d get two independent bedrooms and a small bathroom on that floor.

      With the new corridor and the door to the far bedroom at the end of it, you would use the existing doorway that is linking the two rooms to make another ensuite bathroom since the plumbing is along that outside wall.
      The already dark bedroom would get even darker... but that's the most straightforward plan I think.
      I'd also make a half-bath under the stairs where all the pots and pans were.

    Fantastic property, I would open the ground floor with arch as you say and bedroom first floor, with large bathroom dressing room sofa bed.

    Personally, I would do the hallway in the first bedroom. Upstairs bedroom in the outside right corner put in a full Bath.
    At and that up second bedroom. I wouldn't be concerned about built-in closets. And most Italian homes they use wardrobes and Night stands. Plenty of room for clothes. I definitely would switch the kithrough that narrow door and degree. If an archway could be built, that would be absolutely fantastic, especially if it was outlined. In brick.

    In older buildings arches are not decorative. They are support like Roman aquaducts. That includes ceilings but could be some ways around it. Build new arches if doors and windows moved. I like idea of very top floor being a master with bathroom. Big closet, maybe corner office area. Id totally live on that balcony so Id need my coffee bar too! 2nd floor with bedrooms could be shifted to be two kids bedrooms or any use. Just separate that bathroom as independent. I like your corridor idea too! In old days they used a lot of transom windows above doors or through windows to create more light in the interior. Ground floor could have through windows with or without glass, maybe glass doors? if not able to widen door.

    A planta é estranha, mas nada que desmereça a qualidade da construção que é enorme, e o preço é inacreditável. Onde você apontou que se pode construir um corredor criando outro quarto, não sendo passagem para aquela suíte, eu vejo que pode ser feita a nova porta ao lado da escada, que ficaria no fundo do corredor, ficaria bem mais aproveitável, um 3° dormitório, mas acredito que uma parede com essa espessura dificulte essa configuracão. Aliás, como se faz para cortar uma parede tão larga na espessura?

    I wondered about splitting it down the middle into two separate units, it’s almost too confusing having a pair of adjoining rooms in each floor. So two sets of spiral stairs on the left to connect the three floors. There’s two entrances and both kitchens downstairs where they kind of already are - it works assuming you can make holes through the floors🤔

    I would remove the walls in the bathroom and make it all glass frosted glass so you get light pulled into that one room. I do like the idea of leaving of the kitchen in that one room and then making what is now the kitchen into a living room.

    I can totally see the potential. Love that the town is flat and has a train station. Love the star vaulted ceilings and the wood ceiling upstairs! However....Im hooked on the homes that have an open terrace with far reaching country views!

    It's a mistake to say that you aren't going to show the town in this video while assuming that viewers have seen and remember some specific videos that you had previously posted in the same locale.
    There are two simple solutions to remedy this: one is to say for the viewer to see a couple of links you could post in the description containing previous narrated walks about the village; another would be to show chapters in the video and insert a walk chapter while telling regular viewers that the walk chapter can be skipped if they are sufficiently familiar with that location.

    Get real! You can't knock down anything there. Its not your private home as this is just an apartment! Every friggin knockdown needs a lot of paperwork, additional expenses and years of waiting in Italy! And may be ended up with the absolute nonsense.

    Roof beams sit of 18 inch thick stone wall that sits on another 18 inch thick stone wall which is all being held up by the wall I want to cut open...? Probably needs steel beam and Italy gets earthquakes...Anything is possible if you're willing to pay for it.

      You don't want to make a huge wide opening at lowest level. Fill in the existing narrow offset opening with stone salvaged from a wider opening with stone arch centered on the ceiling vault arch. Beauty in symmetry and no need for lintel when you rebuild with a stone arch.

      Might be a crazy idea, but can you not carve out half of the wall's thickness under the star vault to put in another stone archway or a steel i-beam, then after weeks of curing you do the same from the other side?
      Surely half of that monstrously thick wall and the vaulted ceiling above are enough to hold it.

      @@g.e.o.r.g.e... that large an opening won't be allowed. This house was built with random stones long before any design codes were implemented and making such a large change would have to be designed per current codes which include seismic loading. If you found an engineer who would be willing to tackle it, you would likely find that the reinforced concrete frame that would be needed would not be financially feasible and/or take up much more space of rooms on either side. Since this is at lowest level where seismic loads accumulate down the height of building, better to leave as is since it has stood the test of time or look to make only small marginal changes such as widening existing door slightly.

      @@angelomasciantonio You're more than likely correct. The doorway downstairs isn't the top priority, I'd probably just do the corridor idea and add 2.5 more bathrooms.
