    Contractors have been building for a crowd that can only qualify with low rates. But now that rates are up there are no qualified buyers. It'll be a real buyers market in October. MBS marketplace is in chaos which means higher rates (over 8%) by then. Too much inventory!

    Town is really overcrowded. I made a mistake by retiring and moving here. They are building 24-7 Constuction in all areas. There is basically no green spaces left. All homes are built 5 feet apart! There are zero natual areas left. The whole town is sitting on swamps and basically all pavement. When you sit out on porch all you here is police sirens! Also the taxes and home insurance prices are crazy. This NOT a small town!

      It was designed to be a large city, about 250k people I believe. The largest master planned city in America. But you’re pretty much describing most of FL anyway.

      I agree that it is not a small town, but only a fool would EXPECT a small town of 90,000 people. Unfortunately, restaurants and stores for 90,000 people don’t exist locally; both St. Augustine and Daytona Beach have those needs covered.

      My new construction home is spaced 25’-30’ between my neighbors home with 15’ from my home to my property line. I also don’t hear traffic from my house or sirens very often at all. I suppose it depends on what section and/or development a person buys into.

      @@RobotDoctor89 yeah same here. Absolutely love living here. Chuck is the 5% of people here that just cry about how much they hate it on the internet.

      @@nickfdsasdf6540, the main takeaway is that the people like Chuck moan and groan to discourage others from moving to Palm Coast, but you notice they don’t hate it enough to leave. They all know what we’ve got here; they just don’t want anyone else to have it, too.

      No need for a crawlspace. Why not downsize and sell/get rid of extra stuff. My wife and I did and now we’re aren’t cluttered with unneeded stuff.

      @@Holyheart1 my taxes are low because I bought in 2001 with a homestead exemption so capped. Not gone up much in all that time I pay 2500 now. It’s the insurance that’s the big problem

    One thing about the palm coast homes is theyre made out of block …when you get to st augustine its all wood frame and sheathing. Its garbage. Palm coast better constructed homes. I wonder if insurance companies require a stricter cosde there

      It depends on the builder. There are still a lot
      of stick built homes in PC, especially DR Horton homes. Grand Reserve are almost all stick built.
