How Building Information Modelling is Redefining Construction

  • Building Information Modelling, or it is commonly known as BIM, is one of the easy ways to reduce risk on a project from design all the way to construction. BIM is also often overlooked in engineering, but did you know that BIM specialists can get paired more with engineers. Building Information Modelling is also much more than just modelling your structure in 3D. It can have much more information embedded about different comments in the building.
    A good BIM model can move into Digital Twins, which have ongoing benefits for building maintenance and repair. As technology moves into the construction space, Digital Twins are necessary to fully utilise any digital revolution in the construction industry and benefit Engineers, Architects and Builders. I break down the key benefits of BIM, including the different Levels and what LOD(level of detail) is.

    I'm a structural engineer and I'm taking my masters in something called "Digital building processes" which include every type of digitalization in the industry - BIM included. I found this video very interesting since there is not a lot of civil engineers that talk about this enough. Thank you for this great video.

    Most clients do not have interest to pay for the extra effort. They would just like to pay basic fees and call you to deal with construction coordinations issues from the built skeleton as they arise.

    Over the years I've watched an evolution from hand drafting to 2D (autocad) CAD drafting to BIM. Each new invention requires more effort to create the model/drawings, consider that as "overhead". I understand there are advantages to each new invention but the increased overhead works against you. With BIM it takes so much effort to just deal with the program and create the model that it takes away from the structural analysis and detailing. In a disicpline where there is enough fee available for the additional hours of work you can achieve the benefits of BIM. In a discipline such as architecture where the engineer is at the bottom of the food chain and there is limited fee should you spend the fee on the BIM or on the engineering? The shortcuts required in the engineering can be very detrimental to the project.
    Another aspect of BIM, and maybe this relates to the difficulty in using the tools and the increased work time, is the lack of focus on details. I see architectural models where you can create a good rendering of the project but when you look closely there is not enough detail on what happens where a wall meets a foundation.
    Proponents of BIM like to say that the BIM model is more accurate and better coordinated but I see drawings created from large companies, companies that know how to use BIM and have the proper standards for creating models, that are not coordinated. Top of steel elevations are off, section mark references are incorrect, things like that.
    I think BIM can work better for large companies where they have the ability to hire a few BIM experts to set up everything to work properly for the rest of the company. If you want to start a new company with small staff either you cannot hire BIM experts at the proper level or again this severely cuts into the profitibility of the company. If a couple of engineers want to create a small company they will have to devote too much of their time to BIM at the expense of the engineering.
    In the old days I had a co-worker who would ask, because of our large marketing staff, if our company was an engineering company or a secretarial company. Today you would ask if your company is an engineering company or a BIM company. Always beware of anything new that takes away from the engineering required to produce a building. That's where you start to endanger the public.

      Those are some good points and from my own experiene I can strongly relate to that. I work at a small boutiqe egineering firm and I'm the only one using Revit, but I find myself still using Autocad a lot too. Whether BIM is usefull depends a lot on the type of clients that you have and whether they want to pay for it. For small projects the customers don't really care about BIM and a lot a lot of them still use Autocad. On the other hand some clients do want it and see the value of at least doing things in 3D. In my practice Revit is mostly used as a "faster horse", i.e. a better CAD program. Sadly the fees for engineers (in the netherlands at least) are not so great. It's not uncommon to not even do CAD and just use annotated PDF's where the eningeer draws over the Architect's drawings.

      That is a great comment, and it says what I had in my mind. BIM is an excellent tool if a job's budget allows space. The whole idea of building a model is to assist a job's construction and quantities side. It's like doing a study for how much a job requires recourses. BIM has evolved to be a whole department that should be separated from engineering, architecture, and construction. I see a future with separate consultants for building models and studying projects.

    Great video Brendan on an area I’m very involved with. What’s your experience in industry… do you find a lot engineers being involved with modelling as well (as opposed to only designing/managing)?
    I’m very involved with both structural design and modelling, but it can ba challenging balancing the two at times.

    Hi Brendan, i can see the BIM and AI eventually being the major players in the construction industry. Sadly, it will be a decline in the number of consultants required for any given project. In addition, i can see the tradesmen jobs increasing as its not a computer driven field.

    (Or would a SketchUp model have to be reconstructed from scratch in Open BIM?)

      I am a BIM industry practitioner in China. I can answer these questions for you. I am working on the front line. Q1: No, the current sketchup model can also be regarded as a BIM tool because it supports the OPENBIM format and IFC. I just say that it is not mature enough now. It is also relevant to export its content to other software that supports the IFC format. Information, the premise is that you need to correctly understand the file structure of sKetchup for OPENBIM. Q2: This is GH+rhino, which can be used in architecture. If it is combined with assembly to achieve industrial production, it will still require a lot of time investment. Q3: The OPENBIM organization has defined a common format for BIM files to bridge the generation gap between software from different vendors. Something you need to know is that after its format is exported to IFC, some information of the original software will be lost. It is not so perfect, but it is being continuously iteratively updated, so look forward to it. Q4: This is a relatively ideal stage. In reality, there are still many conflicts that need to be resolved, especially economic problems. No company will make absolute economic concessions. It's like touching someone else's cheese.
