However, I also wanted a fence going through the wetlands of my property which required a DEP permit. Nick of Wetland Consultants was an awesome help of helping with the permitting progress. So if I am interested in buying a 3 acres all wetland, can I clear 1.0 acres for a decent yard? In that 1.0 acres, can I clear 1/3 (with mitigation) for the house, pool, driveway and septic field.
