Stoke Council can just about invest in potholes never mind invest in development. Gives a new modern meaning to Potters.
So much here to offer , sadly our council is set on destroying our heritage. Loads of new development in new stuff but very little left of our pottery history . Our council was based in Hanley , built new offices in Stoke because old one was leaning only to then abandon Stoke for a new building erected on the old site 😖 20 years later ! Stoke itself is a ghost town , Burslem slowly getting the same way and there are some beautiful old commercial properties there . I know it's all about finance , old places costing to bring them up to spec for carbon emissions etc but it's still a shame to see our towns falling apart . Many thanks for visiting and at least showing the potential!
It is a shame. I have to say I spoke to a lot of people whilst I was there and everyone was really nice and they all wanted better off their town.

Yes, and some of those Mills are magnificent. Such a darn shame 😒 Some have been refurbished into flats, though.
Tony, build costs are now £200/sqf with the increases we've seen in the last couple of years. this is less than the final sale price in Stoke . that makes the land value worthless for development. I think this is overlooked in a lot of analysis.
Hi cc564727, you are of course right the deal MUST stack up… and sometimes it WON’T… and where it doesn’t it’s essential you walk away.
@@YourFirstFourHouses with most of central Stoke property selling for £100/sqf and the best neighbourhoods selling for £200/sqf. Doesn't it make sense to develop in areas with higher end values.
It is so bad now that even with free land it isn't profitable to develop.

@@YourFirstFourHouses I like to play planning flips. Rarely build out because I've seen too many friends loose their shirts doing it. That's just me though. But take a look at that street in the video that had the old mill houses you liked, that would likely cost more to refurb than it would to demolish a d start over, often is the case with dilapidated conversions. So it might be even more expensive converting it to residential and building out than it would developing from scratch. These building price increases make development unprofitable in most areas North of Birmingham.
Isn't it strange that we happily destroy beautiful buildings in Stoke but want to preserve ugly buildings like this.
There's a few issues with Stoke, all interrelated. Firstly, anyone with brains, money (both or either) soon move out of the town. Secondly, the stupidity of the council over generations has meant that it was a working class town in the 19thc., in the 20thc, and there is no will to change that. Stokies don't seem to know, care or be in any way motivated to take advantage of the elements that could make the town into a des rez. When I was there last, the Royal Doulton building was just getting left to rot where it stood. Beautiful mill buildings, left abandoned. Nobody in London or areas of power are concerned with conserving Britain's industrial past, 19thc architecture, and nor do they care or perhaps even know about declining Midland towns. So that leaves the people who live in them to get off their asses and turn the situation around... but no. They so don't care that they voted Brexit. And if **they** aren't bothered then we have a perfect storm for decay and decline which is what has been happening for so many generations. At the moment it seems third world. Which is a shame as the people are great and those oak cakes - so delicious.

I confess everyone I met was really nice and friendly.
I have lived in Stoke-on-Trent entire life (29 years) and its only got worse overtime. The city council and mps have killed this city, there are loads of empty unused buildings that are slowly crumbling down, drug dens in empty house's, nothing hardly for children or young people to do, and useless statues that don't represent anything about Stoke-on-Trent. Now they are currently building a multi-stories car park which cost the people here £2 Billion. Because that's what we need isn't it 🤔 the city council and our mos are so out of touch it's ridiculous.
absolutely agree... theres lots of potential for development, but it's hindered by the area being such a poor part of the country... back in my grandads day, stoke was an industrial powerhouse of steel, pottery and coal... I've traveled across the world and was proud to see pottery 'made in stoke on Trent' in a museum... these days we have little to bring money into the area
when I finally make my millions, I plan to invest in some world class facilities in stoke to draw some more people to the area :)
@@oligould8575 a large part of that was caused by our government selling the pottery industry to China so we would need to restart again and find another industry to bring to stoke.
Mr Jones: Yes especially that statue of a footballer in the middle of the town (Hanley) buy Reggie Mitchell's statue is tucked away at the side of the Library. One created and designed an Aeroplane that won us the war, and the other kicked a ball around . . .
How would I be able to purchase and fund these deals with low deposits , is it possible?

I wish I knew myself... but if you run the numbers the profit margin would be very very tight... you'd basically have to get the land for near free to make a profit
As a resident of this great city, and it IS a great city, I can honestly say how it saddens me how each and every consecutive administration for the last thirty years of my life have done nothing but let the city fall deeper into decline. They threw money at Hanley, whilst letting Burslem, Stoke, Shelton, Fenton and Tunstall fall further into disrepair and let all its businesses practically pack up shop and push off to somewhere else, but then when Hanley suffered and inevitably collapsed (you take a look around tomorrow and tell me otherwise) it's all ended up being for nothing and Stoke-on-Trent has suffered needlessly. Its ripe for new housing, new industry and overall new identity, but no one seems to have the motivation to do it.
I once read in the sentinel in the 90s Stoke has more derelict buildings than London. The council are afraid of helping because they will have to put peoples taxes up. Outside private investors do there home work and after a while like with the Unity Walk development walk away. Lets hope the 3rd option this Levelling up will start a regeneration with the city, we have 30 years of catching up with other cities. There has been very little new built since the 80s, yes there are druggies and vagrants in every city but the lack of investment is clear to see when you compare to other areas. The Pottery industry declining and the closing of the mines cannot be used as an excuse, other cities main manufacturing went the way of the dodo as well and they found ways Stoke needs to to do the same.

Lived in Stoke for 37 years all my life, and it's been like this for as long as i can remember.
There is so much opportunity here and it's all going for cheap, i'm pretty certain Stoke on Trent recently topped a list for best place to start a business in the UK.

Stoke is a dive I've lived here all of my life and it's not got much prospect at all I don't know where you have been living in Stoke but it certainly isn't the same area as me buddy 🙈
@@joefrenchcore386 I worked as an auditor for 4 years, we operated in teams and went all over the UK and Ireland doing stock takes for various companies. I got to see most places on our little islands and let me tell you, the amount of times i went somewhere and thought to myself "i can't wait to get out of this shit hole and get back to stoke" is unbelievable. We're completely working class here and have no posh areas but it's significantly better than most of the working class areas i've visited elsewhere in the UK. Most places that you think are nice have a couple of nice post codes where the posh people live then the rest of the place is a warzone. I'd much rather live in Stoke on Trent than lot of places in the UK.
Sadly since the decline of the pottery industry and a Council that lives in the fifties there's little or no hope for the city, its either get in to college or go on monkey dust , and it's not just stoke ,most northern towns that have lost their industry are suffering and I can't see a way back

In Stoke-on-Trent at property No.5 you looked at, it is actually the top of the street where the captain of the Titanic was born, and there is a plaque on the house, it's about a quarter way down.

I don't know what number but there is a plaque on the front of the terraced house, my ex wife's grandparents live near where you were. Only came across your channel with it being linked to Stoke and I shall watch more in the future! All the best 👍.

Your thinking with mindset of living in London or down south where these buildings would be worth development. Space in stoke on Trent is in abundance. It's not cost effective to redevelop these buildings unless they have history or there listed buildings. That's why they are abandoned and new builds built. They will only be sold to large development companies who have the intention to knock them down and redevelop the entire area not just one building. For this you need millions and large companies already have these locations in agreement with the local councils. The positive about stoke is the House prices are going up and the infrastructure in stoke is getting better due to the investment coming in from these developments. this will encourage people to develop these older buildings as there a cheaper option than buying a new build. But it will take years for this to happen across the stoke on Trent region.

Too many abandoned buildings around Stoke-on-Trent unfortunately! So much potential but because of how run down it is, no one is willing to invest and so get stuck in a loop. I love Stoke-on-Trent and some of these I've seen on my travels and would love to work on but it would take so much to do it all and for little to no profit!
Whole of Staffordshire will be derelict at this rate!

Property number 4 I’ve always loved. So many nice buildings left to rot! Any other city they’d be snapped up.

been living in stoke for over 35 years,ever place you have shown, i know where it is lol,,plus no,7 my ex toni cowans knew a girl who ran a place as a dance studio 4 doors down
The people who own these properties should have a duty to keep them in a good state and not let them become so run down,In my option they should be prosecuted for letting them get in such a state ,l'm sure most of the time they let the building get so run down and become an eyesore so they are pretty much guaranteed to get planning permission as local people get sick of seeing them as they bring the area down and attract the wrong sort of people and bored kids break into them and set them on fire.
I've said this and I've said the government should charge/fine these land owners for letting this happen.
problem is, a lot of these sites are technically worthless when you do the math on re-development costs... it doesn't seem fair to change someone a fine if they don't have the money for repair, how would they pay the fine? they wouldn't even be able to sell the properties, nobody would want to buy these properties if they're a guaranteed loss

Empty buildings that are owned by company's or private owners are a large part of the problem, because its technically a waste of space and overtime become an eyesore, hazard etc, which kills any potential. As to if they don't pay the property/ building should be seized and no longer the companies property. Essentially I'm saying use it or lose it, but I think they should also be fined for the sheer negligence. Its not just buildings though either, I have a set of old garages and spare land in my back entry and nobody has ever used it, its a complete eyesore and hazard. There is asbestos sheets, broken glass, overgrown nettle bushes and weeds. It's privately owned so nobody is allowed to touch or use it, other than the local cats. It's a complete joke
@@michaeljones4504 I agree in an ideal world… but some of these old buildings are not profitable for an investor to purchase and the current owner cannot afford upkeep… a new owner would be left with the cost of upkeep or a bad investment on a new build… so what happens if they can’t sell and they can’t afford upkeep? Do they go to jail? That doesn’t seem fair as they’ve done nothing wrong and there’s no way out of the situation
going by your logic, why don’t you contact whoever owns that land with the garages on and ask if you could purchase the land? I’m sure they’d sell for the right offer, then you’re free to cover the cost of an asbestos removal team and demolition of the garages… unless of course that seems like a bad investment of your money?
Option B, offer to pay towards getting the garages removed if they’re causing you that much upset… maybe the owner would be willing to do the work if some costs were covered
there’s no point in complaining about things you can change, and there’s equally no point complaining about things you can’t 🤷♂️
@@oligould8575 they should be held accountable, look at the old pot bank that use to get used for the indoor carboot, it's practically falling apart. Is that not dangerous as well as an eyesore? If I owned a building that was hazardous or being used by drug dealers to grow drugs, would I not be liable? They should of tried to sell the very same day they realised they were no longer going to use it.
As for the land in my back entry, nobody knows exactly who owns it. Just that it's privately owned, so you can't contact any owner.
I understand your points around profit however this sort of thing has made it impossible for this city to grow and reduced its potential. This sort of thing shows a complete lack of respect for the city, and a lack of care for how it impacts Stoke or the people that live here.

If I'm not mistaken, property No 4 with the beautiful brickwork is very close to the town centre (Hanley) and was up for auction back in 2014(?) for around the £300,000 mark. A chap bought it . . . and I walked past it one day and he was sitting outside in a small yard, looking very sad with his new purchase. I think it is probably a building which would be very difficult to convert, or be completely out of this world to do financially. It was still empty shortly before I left Stoke. Not surprised.
Tony, you have to stay in some of these towns for some time to get a real sense of the place. Like most of the comments on here, I can confirm it is a dump!

Yes great potential on empty buildings etc, but there is so much decline in people quality, too many druggies, zombies and scums, which make the investment really pointless. A lot need to change socially in terms of safery not just a few renovating buildings.
Pointless investing in Stoke - lived there for years, there is no investment or infrastructure plus the cost of doing places up is more than a final sales price and rents are cheap. The place has nothing to offer and is on the way down.

So many people need homes yet they talk about using green paces so many new houses going up on green belts just surrounding Stoke small little towns getting overcrowded what is the council doing?

great video tony, most of them are purchased now, i own 2 of them buildings for a few years, the head ache is the local council, id say got be one of the worst councils to allow anyone do anything, its there way or no way 99% of the time
sadly im advised by alot of local architects and people who surround the council to invest 30mins in any direction i will find a better council
this isnt great for investors. we have lost alot of money from investors going elsewhere due to poor planning system in stoek
if the planners had as much drive as the conservative party for growth it may actually get some where sadly cant see it, unless 85% of the planners get removed and changed for people who want a better city

there is a lot of potential for development around stoke... but making it profitable is another story
most of those properties are not worth salvaging, and with the cost of materials and the low house prices in the area, it'd be hard to make a profit on a rebuild
the smaller developer is squeezed out of the market in favour of larger projects by larger housing developers who have the experience, equipment, workers and volume of houses to make the project profitable
Hi, I am 62 years of age and my husband is 73 and when we think what Stoke on Trent used to be like, with Lewis's, Bratt & Dykes and the such like, so for those of you who are my age you will know what I'm talking about. Now it's a dump. I know there are plenty of other towns just as bad but our Council have no clue. All they do is want to build new instead of developing what we already have. They are building a massive carpark , why? when there is nothing to come to Stoke-on-Trent for, no decent shops, cafes' it's the same as when they built the Hilton Hotel they just think new will fix the problem, what with derelict buildings which could be turned into homes, overgrown areas that could be landscaped for people to go to and walk or sit, rubbish up and down the city which needs attending too.. Hanley Town centre is awful as is Longton, Stoke and Burslem are even worse, when you drive around it's so depressing. Hanley town centre we only go to when necessary, we used to live in Werrington up until three years ago and the only reason we moved into Stoke-on-Trent is because we wanted to down size to a bungalow and we couldn't get one in our price range but we were very picky as to where we chose so we tend to still go into Leek town because it's far nicer. For me personally we only live in Stoke-on-Trent because we have too otherwise we wouldn't entertain it. Sorry.
its such a shame theres so little in the area... I'm a 30yo guy living in stoke and it feels like there is so little opportunity around here, I worry about what is going to be here for my son as he grows up
at least the cheap house prices allowed me to buy a few years back, whenever I speak to guys my age who live down south, they can only dream of buying a semi detached house on a normal wage
if one of my billion pound ideas finally pays off, I'd invest in some world class sports facilities and other attractions for the area, to draw more people in... but that's a big if haha
Julie Mycock: Hello Julie, the utube algorythm brought up a video about the Levelling Up of Stoke on Trent and I had already seen THIS message on Tony's chanel. I then saw your message on the SoT Levelling Up video and thought it must be the same person !! 😃 And so it is. I agree what you say about Leek being nicer, but in fact only in some places. I had a house in Grosvenor Street in Leek, it's just a stone's throw from the bus station and clock tower - and it's a DUMP in all the streets behind the centre of town - except of course, in the areas where there are those expensive houses !! (Like Ladderedge).
I also complained to the local council over there about all the rubbish lying around, except, of course once again, in the town centre where it is immaculately clean and tidy.
When I suggested to the Head of Street Cleaning (over the phone) that his workers used brooms he said, and I quote exactly: "that seems like a bit labour intensive" I replied that Yes, that's exactly what needs to be done and God Forbid you actually have to WORK for the money we are paying you. !! I was so angry with him. And this is why the places are dumps, both SoT and Leek. Buxton on the other hand is quite nice and kept clean in the back streets. And rightly so, after all it's the inhabitants who pay for their so-called 'services'. Hope you manage to leave SoT - there are some much cleaner places to live, which are not too expensive, you just have to search all over - but go visit them and look in the back streets !! regards to you 👍💯✔💜
Julie Mycock: It's Jo again !! 😃 Perhaps I should have said, I have moved over to the North East, it's much cleaner, the people are friendly and Newcastle centre is terrific !! I live near Durham, which is nice but small, and the houses are cheaper than SoT in some places - I bought one for £33,000 but now I live in Bishop Auckland and bought my house for £53,000.
