Stay away from the metropolitan areas. There are many rural areas that are within 30 minutes of the big cities that still give you that country feel. Look for land parcels with few restrictions but yet still have access to city services like electric & water. Solar and wells sound so great in theory but can be expensive to get installed if you’re in deeper rural settings. @@MaryAnn_Nolan We sold our home in Central NJ last year and we moved up to Morris county. It's beautiful up here but the taxes are just awful. I know what you mean about being "rich" and barely getting by. My wife and I both make good salaries but the state basically takes everything. If I move out of NJ to something comparable in TN I will save almost 150k by the time I retire. It's really a no brainer, but like you, we have a son that is here and it's tough just picking up and leaving him.
Thats why we are looking to Tennessee. Washington state is insane liberal. Want out of this insane state. We could sell our home here and then cash out a home there with no mortgage.
Absolutely not furniture stores are not keeping inventory and as most case goods are not manufactured in the United States the supply chain issues are a big problem!
Public? Yes but probably(I don’t know) different school districts are a bit different in their approval of such. Each private school has their own criterion as well
Really good advice. I'm looking to retire and move in 2 years. My house is all paid off, so when I move and buy, it will be with cash and I won't need a lender. I'd already planned on not bringing most of my stuff, but I hadn't thought of moving the appliances. Or of making deals to rent my house here for a month or so while finding and purchasing the new home there.
I’m planning to move to Tennessee in the next 1-2years from Wisconsin. I’m looking for small city with good education and quiet place. What do you recommend the city to live? I like hunting and fishing.
You know without knowing what you mean by “small city” Quiet place ages of your children or your budget… that is a very tough question. I’m happy to discuss with you if you’d like.
North East TN. Butler/Doeville had a tornado in 2011. Better air out that way. Mountain City & Elizabethton will be your closest towns. Haven't heard of no floods except some certain roads, just get up in these hills where you won't flood and where a possible freak tornado would bounce off the mountains
I have a question that may not be in your wheelhouse. When someone moves to Tennessee and gets their residence and driver's license, will the state's gun purchase regulations apply at that time or is there some kind of time in state requirements?
Wow. Great question. Please let me look I to it for you… I believe there is no further wait time (beyond typical regulations for all Tennesseans) past proof of residency and driver’s license, but I will verify! Thank you for the question!
Just carry your gun it’s fine You can now conceal carry as well as open carry . You don’t need any special permit for either. That just happened last summer

Hi Jimmy great question. Rachel Attarian is the Manager of Nashville Apartment Locators - they don’t work in east Tenn. By east TN do you mean Knox? Or Tri Cities area? If you can give me more specifics I may be able to give you some contacts

@@LivingInNashvilleTennessee1 Aww, Hi, Thank you so much for reaching out, that means a lot to me, I just got your message, It's 4AM Atlanta time, I apologize that it's taken so long to get back to you, I just had the chance to finish watching this video, and I feel I may need your help, and even Rachaels help too from National Apartment Locator, I'm in a real pickle. My 76-year-old father and I need some advice and a short term rental for our family and companion animals before I get locked into a lease in a place that might not be the safest place for Dad and me to walk the furkids, and especially don't want anyone trying to take our 32-year-old car for a joy ride, we are from Atlanta, and nothing really phases us, but while everyone wants trim finishing, we are really laid back, nice and easy Greek family, keeping it simple, just want a safe place for Dad and our companion animals to live short term while I'm relocating back to Nashville and buying our home. I'll be in touch soon, need to get to work, and get the day started, I only have 8 days left here at the place I've been for 8 years after my mother passed away things got really complicated and I've had to figure things out from a different perspective, not sure what the next step is other than to get in touch sometime later today. Been all over AirBNB/Zillow/Trulia/Hotpads/Apartmentfinder, it's not working out for me, Zillow is a mess, and Remax wants an arm, a leg, and my 1st born that's a twinkle in my eye... singing, them a song would probably be easier, in fact, God is probably easier to get ahold of than those people on Zillow with bad apartments and houses for rent. I mean for $1500 a month can I at least get a fridge? i can live without a bathtub and a bedroom, this has been the last decade of my life, dishwasher out the window, don't need it, what about a fridge? or do I have to rent that too lol?!?! How hard can it be to find a short-term rental, for 3 people, and 3 small companion animals that don't even weigh more than 6 pounds each? I mean all they do is sit on the couch and watch tv, all of them except me who works remotely as a grief counselor, pretty soon I'm going to need a grief counselor if I don't find a solution. =...(
I'm planning on moving to Tennessee can you help me find a decent 1 bedroom pet friendly possibly wth washer dryer. From 750 900 a month. Thank you thank you. Roberta

My wife and I are trying to become 1st time home buyers in Tennessee moving from California.. We realize it is tough because we don't have a home to sell in California. But trying to get offer letters for jobs in Tennessee while we are here in California is extremely difficult. We are trying to find rentals with no luck. I know you are in the Nashville area but do you know anybody in the Knoxville area that might know of any rentals that will come available any time soon? My wife is a nurse so I know she won't have any issues finding a job but for me I am an independent contractor 1099 so they will not accept my income at all. We so loved your state when we visited back in April and hope we can become Tennessians real soon!
Actually I’ve talked to several people who are looking for rentals before purchasing and I have some good ideas for you. Vacancy rates throughout Tennessee is very very low so he is realtors rarely ever see anything for lease but I do have some ideas if you want to give me a call we can talk
Did your realtor ask what would be the optimal offer for their home ?? Timing, what stays what goes, etc?? Always a great idea to know their preference( youay kit be able to comply but at least you'll know!!) Keep us posted 🤞🏻🤞🏻 I hope it works out for you!
We are selling land (190 acres in New Mexico) and hoping to buy land around Johnson City. After browsing Zillow, I don’t think we can afford or even find something comparable. Do you know the areas around Johnson City?

I would suggest to folks leaving the West Coast to get away from the disaster the Liberals have created out there to look more towards Eastern Tennessee, from Knoxville out to Johnson City. Especially if you are nearing retirement years. Johnson City just made the list of the top 10 emerging markets in America for retirement, also Nashville, which is becoming quite a bit pricey , is also quite a bit more liberal, Although I doubt you will encounter the far leftist antifa/blm liberalism to the point where riots occur, stores are burned and cops are shot ..like everything that I saw out in Seattle. I sold my home and my rental property I had in Seattle and moved out towards the Johnson City area, I live right between Johnson City and Greenville.. it's absolutely beautiful, extremely affordable, more than enough walking trails, hiking trails, lakes rivers and the ski areas are right across the border..
I’ll be glad to show you a closing statement from a recent sale so you can see all the fees, escrows, and taxes if you’d like… certainly too much to show on a comment here but feel free to reach out to me for that.
I am thinking of moving from NW MI to Central/Eastern TN. I am a handicapped/retiree. Do you know someone who specializes in rentals? I am looking for a small first floor place to rent. I would prefer a small town. I am in no rush. I saw you have a rental person at the end of your video.
I actually don’t know anyone in East Tenn who specializes in rentals. I think I would suggest you reach out to Rachel at Nashville apartment locators and see if they have a branch in Knoxville info@nashapartments.com
Churchill is a good company. I suggest you talk to two lenders as you want to find the best opportunity for your specific needs. Also it is good to get 2 so that you can compare good faith estimates; the terms/fees each lender charges are different and you want to know exactly how much money you need to bring to closing, understand escrows, fees or points being charged for the loan buy downs, etc. In no way do I question that Churchill Mortgage is a great company but you do know that any of the Dave Ramsey ELPs pay the Ramsey Solutions Company a fee to be recommended, right?

How much money are you approved for? Once I know many answers to these questions I can give you the best areas that meet those parameters… Does that make sense? @@LivingInNashvilleTennessee1, I do along with so , so many more. Tennessee isn't safe, children are.stolen fir sex trafficking , drug manufacturing, illegal guns, stolen car parts. And all coming in and out in what appears a very innocent way. There have been many deaths n as a result of illegal activities and most of the Judicial branch plays a role in it. My son was killed trying to stop child sex trafficking in one of the most beautiful districts in Tennessee, the 13th judicial district. The area has the highest suicide rate in the state but most aren't suicides, there murders. Pice will not make missing persons reports for 5 days or more after young people disappear, knowing the first 48 is critical to bringing abducted people home. Check out a group Tennessee's Dark Hole, you'll see the darkness that lives there and apparently from around Carthage Tennessee on east of Nashville. I'd rather live in Nashville than before 7 counties. That group is 4 months old with more than 25 cases in it and more coming. I knew there was trouble but not such danger. The lakes and hills are as beautiful as there is on earth, but they hold a lot of deep dark secrets that LE has never been on

Thanks for the additional information. 2 Questions regarding driver licensing: 1st is there a wait time/ appointments needed to get your drivers license in Tennessee? 2nd can you get one if you're in a short term rental and do an update once you get your home or would you have to wait until you have the house? Thank you in advance.
You'll need to have a residence and utilities in your name to get the license. Re: license appointment, I actually do not know. Each center ( and city ) may be different. Check out the state website www.tn.gov/safety.html
Great video. I must be blind as I do not see any contact info for Rachael in your description. I am relocating to the Nashville area from Illinois and am looking for a short term rental. Could you possibly provide her information? Many thanks!
John I am sorry but I don't understand. I never recommended or intimated that a buyer could stay in a new home for 45 days?? Where have I confused you in my description? And thank you for trying to help clarify things
Haha. Interesting comment. No worries, if you aren’t finding any value I’m sure you can find something much better to do with your time. I’m here to try to answer questions about the area for those who want them.
I have lived in Knoxville and Sevier Co all my life. I wouldn't recommend anyone moving to tn. We have horrible laws regarding work, highest taxes, and the average pay is unlivable. Great place to visit and take pictures but really do your homework before moving here.
Pat I hate that you are so terribly unhappy here.It is true that we have a high sales tax, but I find that the lack of a state income tax for offsets that. Tell me what law or laws do you find sewer pump?
@@LivingInNashvilleTennessee1 workers comp laws are horrible. Did away with pain and suffering. No lawyer unless he is shady will take a workers comp case in tn because the laws are to bad. @@LivingInNashvilleTennessee1 I apologize. I was in a bad mood when I made the comment, and being dramatic. 😌 I’ve lived in Nashville since I was 15 (1993) and I just don’t really recognize it anymore.
Just remember one thing my friend there is two cities near by that sets higher on the communist nuclear target list higher than Washington DC .
Thats why we are looking to Tennessee. Washington state is insane liberal. Want out of this insane state. We could sell our home here and then cash out a home there with no mortgage.
Big surprise is you can’t just buy new furniture and appliances right away.
Absolutely not furniture stores are not keeping inventory and as most case goods are not manufactured in the United States the supply chain issues are a big problem!
Are there vaccine exemptions for the schools?

Good evening my husband and I are planning to move to Tennessee from Orlando in next month or so can you please help us please
What are some good towns with land, that doesn’t have flooding problems or tornadoes?
Mount Juliet is an awesome choice 🇺🇸🇺🇸🤩
I miss Mt. Juliet. I sold my newly built house there in June and moved to NC for work and I miss how quaint MJ is.
I’ve helped many families love to MJ who love it!!
We are sorry to lose you @Bryant. I hope that you get to love your new city
I've had several families choose Mt Juliet as their community of choice in the last few months!
I moved from France to USA with nothing so that was easy then from California to Baltimore then Baltimore to Rochester then back to California just renting
Moved to my house in California
Lesson learnt:be sure to hire professional movers that only carry your move and then you can have exact date and gps update

And yes that is especially true today!!
I hope you love where you are and don’t have to move anytime soon!!

That is a gorgeous area. Thank you
For mentioning it… not great for employment growth but terrific if self employed Nd can work remotely or retirees

Is Churchill Mortgage fair game for pre approval? They have offices Brentwood. Dave Ramsey recommends them.
