    23 and just had a my first child born I’ve been scared to jump into this I’m a electrician so that helps a little bit. You have motivated me to make a better life for my new son. Hopefully within the next year or so I’ll secure my first flip.

      Dive into bigger pockets podcast. Go to local real estate meet ups. Tell everyone you know you want to start flipping and you’ll meet someone in your area doing what you want. Build a relationship with that person and learn from them. Being an electrician you can bring sooooo much value to flippers. Good luck my friend.

    you are exactly what i've been trying to find on youtube, everyone else is just talking and selling a course lol. i like that you're showing the nitty gritty details of flips and that not everything goes to plan and you just need to take it in stride. thanks so much for doccumenting this, I'll definitely subscribe and hopefully I can come back one day with my own flip :)

    Great info! I’m looking at buying a small house that’s been already gutted and the seller did about 1/4 of the renovations and then stopped. I have to recruit my sons who have worked construction to help me do the work. I’m too broke to hire a contractor. I’m a divorced single mom. Desperately need a house. Living in a low income apartment right now that’s not great. This video gets me excited! Thanks for breaking the costs down! I’m daring to dream!

    Loved the video. My 1st flip replaced every joist, ALL new MEP, deck and then same as you title issues. We lost a full price offer with 5k DD due to not having a clear marketable title. The buyer terminated the agreement. Had permitting issues since my contractor dropped the ball. I could write a book on this one flip I did, but I like doing it.

      everyone loves to glorify and make flipping sound easy but I think its way way more important to highlight the struggles and issues that you endure during the process. thanks hopefully its going well for you

      Find out which title company insured the house last before you bought it. They will insure it when all others won’t. Happened to my house. I kept getting told it’s not marketable and can’t be insured, then selling realtor said why don’t you insure it with the title company that insured it before. Whala they had no problem with it.

    hey, 19 years old looking to start really could use a mentor. currently in the marine corps and definitely trying to take advantage of my VA loan. my older brother does flipping and i have 20K saved up to start off with. he said he’d help me but i don’t think he will until i get more knowledge to take me more seriously. i sit here and watch your videos with a notepad. if you could ever give me an email to start off with so i can ask questions it would be great. thank you sir.

    I fixed a title issue by getting an ALTA survey before closing. Was risky because I did not own a house. Issue was there was no good destruction of the property bounds in the deed.

    Cab you elaborate or explain more about the text that says "if you have rentals in the LLC you flip in, you can depreciate them, and it actually benefits your flip profits..." 🤔

    Garage could have been braced with a few boards and screws and slightly lifted and sill plate cut out with Embedded Nail Diablo saw and replaced with pt wood and just roof replaced that is all maybe get a framer to reinforce; no permit needed; only permit for roof and siding. the rest are repairs.

      I agree. I did exactly this when I had the same situation for the garage of the house I bought. Inspectors and contractors said it would need to be torn down and rebuilt. I braced the studs, sistered them, put in a pressure treated plate and for less than $1000 and some sweat and elbow grease I had a straight level 2 car garage ready to shine.

    I didn’t expect so many losers in the comments 🫤 paying the seller and taking a bad house, fixing it up, employing people and putting that house back into the community for a family… I don’t see how that should upset anyone but I guess when you have a miserable life it’s easier to blame then to look in the mirror

    If I wanted a certain amount of money for my property that what I want not a penny less that’s not crazy especially if they let you know ahead of time. What’s crazy is knowing the seller won’t get that price and still going forward and wasting time now that insane

    Appreciate your videos man. I am still trying to figure out the whole "find a good contractor" bit (even after watching all your vids), but I have a good amount of liquid and credit available to start with. I am up here in Arkansas, so value is really low. Thinking about coming down to dallas to invest.

      Man I would definitely start where you live so you can monitor things. Trying to do it somewhere else would be a nightmare starting out I would think. I would start posting in the investing Facebook groups near you looking for contractors, and start interviewing three or four of them and ask to see their past work, and even talk to a past client. And talking to hard money there are ways you can just invest into private funds that pay you a return if you have a lot of capital.

      Agreed. Unless you’re a very experienced investor you will have a lot of issues trying to manage from long distance.

      Every for sale sign has a phone number
      Call the listing agent and ask the seller to provide the contractors they used on that house
      Do this a hundred times
      There's your list of qualified contractors organized by job type

    At what point do you consider it better just tear down a house and bid new due to the structural issues, amount of things that needs to be fixed on house or size of the house comparable to others in the area?

    If you can’t rent it for market rate who will you sell it to? I’m doing D neighborhoods also but mostly rental. I’m wondering if I can get 215,000$ when I’m done but I’m at $100,000 so far and I have a lot of experience. It sounds like your rehab is going to be more than $100,000.

      A wholesaler brought it to him, they tend to do the ground work of finding deals and bringing them to flippers and investors in exchange for a fee paid on the closing of the deal

    No need to do that whole garage. All they had to do was replace whatever wood that was rotting. Waste of money. lol

      We thought that too but we have to replace the concrete as well and it will fall over. It’s a lot worse than shown on here once we looked at it

    you dont feel bad flipping houses? i dont think i could do that id leave a cheap house for someone who doesnt have alot of money to buy, not jack up the price and sell it to someone better off. thats just my opinion though.

      So you would prefer to have that person in a home that could be detrimental to their health with faulty electrical, no cental air, potentially mold and structural issues? Interesting! Or you could put out a fantastic, safe and beautiful home in an area that is still affordable and way below the national average (we have a severe lack of affordable homes) Secondly, no bank is going to lend on a house that has structural issues, so that person who "doesn't have a lot of money" better have cash, because they cannot get a loan on it. OR they could get essentially a brand new home with some government programs (FHA/VA) and now it's in such good condition they can get as low as 2-3% down on it.

      I don’t feel bad at all. Some of these are so bad no one can buy them. Now I get to make a dream home for a family. Many ways to look at it.

      Have you ever bought a house before? How you gone through the process with the bank and understand what's needed to qualify for a loan? While we at it with your assumptions, why buy homes from home builders? Why not just go to the land and build the house yourself. Home flippers get a bad rep. But they actually have to find the deal, add value, put the contracts together, find a contractor to bid for the job, manage the job project to completion, pull permits etc. Don't knock on something you've never done. I never have a home buyer walk into a fully renovated home and start bitching @@realpatriet
