Buying an old flat for 75 lakhs in Bangalore was the worst decision. With 75 lakhs, I could have generated a passive income of 80,000 per month without doing anything. If you think you are only paying 75 lakhs, you are wrong; you will end up paying around 1.4 crores including interest. It's the biggest trap you don't realize now but will realize once you've paid EMIs for 2-3 years.
You are right but with one catch. Did you have 75 lakhs with you? If you got it from a bank, this logic changes dramatically. Most people buy homes instead of investing in other income sources mainly because the bank funds a home purchase easily but would never bankroll a mutual fund investment

For long term, its always better to get an independent house. That way, you own the land too. And do it with cash, it doesn't matter even if you are old. Don't give your hard earned money to banks and govt(taxes). EMI's are a good way to get stuck in a job you hate, the govt, banks and your employer can take you for granted.
To all those ppl commenting. Should buy a site and construct a independent house. The site rates are sky rocketed near chalgatta from past 2 years. Nice flat enjoy
If you are lucky and fortunate, wait till the area get developed and becomes like Indiranagar or JP nagar in one to two decade. Property resale will make sense.
I prefer buying Independent house as it is more legitimate and reliable than trusting apartment developers + I can get passive rent as well if there are multiple floors
It is true that independent house is always better but if you want to buy land and then construct it is going to cost a lot (specially in Bangalore) or if you buy an already built independent house it might be really old
The old houses are actually made from clay bricks that lasts more than 100 years. While apartment buildings are made from unregulated cement blocks. So getting a whole house paint job is more than sufficient for an old house. But downside is that 1 to 1.5 cr is minimum for purchasing the house.
Well I don't believe there are slums in Bangalore like how it is in Mumbai. Probably get the house for 1 to 1.5 cr if the building is around 400-600 sq feet size
Buy a house or apartment only if you're going to live in it for the long term. Buying an apartment for investment is a financially disastrous idea because the rental yields are low and the opportunity cost is high. Today, we have many other avenues to earn returns far superior to real estate. Most real estate investors don't calculate Compunded Annual Growth Rate (CAGR) or Internal Rate of Return (IRR). They only have stories like my friend or uncle bought apartment for x and sold for 2x but if you ask them the CAGR or IRR, they won't know. Real estate just tries to be attractive with big numbers but rate of return is poor.
Agree. Today we have far better financial products which can give better ROI. Real Estate Mafia is so big that people could not see the entire picture. It's a Chakravyuha.
very informative, the access to food delivery, cabs will get better over time but the fact that you got metro connectivity till there itself is a very convenient option
This is Brigade Panorama or Provident Sunworth? I live in Gopalan Olympia!! I have never faced any problems with cabs or auto till date.

I suggest you to buy a land and build your dream home in that budget. Trust me you will be more happy than a overpriced apt. Plus the price appreciation will be much higher and you can sell it faster in case you are relocating.
