$80,000 dollars, for a completely restored 1979 vintage mobile home, a restored farm barn ready for animals, workshop and garage perfectly refreshed, new driveway for parking, 100 year old school house that could be converted into a bed & breakfast and best of all 3-acres of wonderfully landscaped property. Guys have no worry, some retired couple will come along and snatch this deal up. I mean come on people, what this beautiful young family is asking for a great place to live is the same price of a 2018 Ford F250 Diesel Truck. Their place is such a deal!!!
So, $80K cash and how much to bring the Schoolhouse up to code and current standards, $300K approx. Now, the new owners would be into it for nearly $400k, what does that bring their property taxes up to? A bed & breakfast with that type of neighbor, I think not. And also the expense to take down the mobile home after completing the Schoolhouse. Why would they take it down, taxes and possibly code. At least nobody mentioned the road noise. We are in our 5th country property and our current place will be difficult to sell, why, no cable internet. Funny how the road noise bothers you but not others, the neighbors don't bother you but they bother others. What if you razed the buildings and just sold it as land?
Re: the property you have earnest $$ on. MANY YEARS AGO our family found the PERFECT house. We kids had picked out our BRs. But loan problems. We were heartbroken. But a few years later the county built a sewer plant upwind of the PERFECT house. We often use this experience to remind ourselves of how the LORD can protect us from things that appear PERFECT, but not for us. Romans 8:28
You guys I don’t think 30 days is that long considering the uniqueness of your property. The property that you want is what’s creating the urgency . I’m waaaayyy older than you two and your not going to want to hear this but... if it’s meant to be it will be. I always hated being told that but as life went along I realized that it is true. I see that you both are goal oriented people, hard workers not afraid of a project at all. Your will and determination is light years ahead of most folks but the part you will have to develop now to round out your life is patience. You have a wonderful family so just live. Plant a little winter garden, get your chickens set up for the winter and enjoy your life. Your place will sell because someone else will want the dream you have and if they see and want what you have they will find a way to make it happen for themselves. You did and so can they. Live your best life. I absolutely adore you guys and if I was your Mama I would say patience little grasshopper.✨
Perhaps we were misunderstood. We don't believe it has been on the market very long. We are being patient and not getting too discouraged. We were simple giving an update about some of the obstacles we are facing in selling this property. We still have plenty of time and back-up plans in case it doesn't work out. We just go with the flow.
had the same problem when i went to buy a single wide on land here's how you get around it just take a loan out on the land not listing the single wide i was approved for the loan that way makes know sense but it worked for me
Have been considering your situation. Have you thought about bumping your selling price up. Try adding $50,000 and you may generate interest from a new client level who will have the finances to see the potential and carry it through. We have seen this happen before. Praying for positive results.
Hi Doug and Ashley, I'm so sorry that things aren't going as planned, it can be frustrating. I know you said the road noise bothers you with this property and yes that too can be frustrating. But what if you decided to stay, fix up the old school house while living in your beautiful renovated vintage trailer. You have done so much work on your property and it is beautiful. All properties have some sort of issues no matter where you live, you might be giving up road noise for another issue. I do hope things work out for you, but you do have a lovely home and property, take your time it will all work out the way it's supposed to.
My aunt is a realtor - her rule of thumb is to not drop price drastically when first put on market as people will think there is an issue that caused the drop and they may decide to not consider the property. $10,000.00 drop was too much for the short time on the market.
We feel that it was a reasonable drop. The market dictates the selling price and we weren't getting the interest we needed during the first 30 days. We have an experienced agent working with us.
I wonder if it would help to have an official appraisal done where they piece out everything--the land, the school, the barn, and the mobile home. Because if everything minus the mobile home comes to a value of 79,900, maybe the realtor can change the listing to just the other parts plus a free mobile home to boot. Or you could donate the mobile home to a family in need or take it with you.

They paid out "earnest money" on another property, they will lose that money if this one doesn't sell in time. I feel a little heartsick for them right now. They will eventually be able to sell this property.. but likely not in time to save the spent money or get the property they put it forward to attempt to obtain.

Whatever you do do not rent it out. You just can't trust renters anymore. People have gotten so wicked that they will just trash it just because they can and then you're out a lot of money and a lot of time. The mobile home looks great you guys did a great job on it congrats. Just work on the school house. Sometimes you got to take one step backwards to take three steps forward. Push more the school house and the trailer as an added bonus structure, ask your neighbor if he would let him help you in cleaning up his yard/areas. Let him know you are trying to sell your property. Do not be surprised people do not want to live near junk. It does matter. It impacts the curb side appeal. Lower to 75k, and it will sell
decades ago me and mine fixed up a newly purchased older home and then decided to move. our selling issue was 2 neighbor's yards. they worked on cars and trucks. that was the only complaint. yards. when we first moved in both neighbors helped for a month so we could live in comfort. we were in their homes for dinners and those homes were immaculate, old, painted floors that you could eat off of. me and mine struggled w the lack of a sale, the school was an hour bus ride from our house. the hospital was an hour away. We wanted to be closer to amenities. my kid made friends for life during those hour rides. our neighbors became our dearest friends. kids grow up. roads turned into noisy streets. we lost friends to moving, illness, divorce and yet our 3 homes thrived, we aged together, cried and laughed together for 4 decades. relatives inherited one home and the widow of the other needed care so sold and moved to her daughter's home. the yards got cleaned, homes sold and I was ready. I sold within 1 month, moved to another state and took my memories with me. I am so grateful for messy yards, good people and a life worth living. my home is clean, the dog is bathed, the freezer is full of old timey recipes from those friends w messy yards. and my balcony? lol dont ask. I can only pray that in time you will find what you need and want. God bless children.
Wow! So many great ideas in the comments that I hardly feel mine will be of any worth. Definitely would NOT lower the price anymore. People that have only read about the property will ASSUME its junky and move on. I definitely would bury the “selling statue “, because that can never hurt. Worst case scenario, you have a beautiful mobile home to live in and YES, eventually you won’t even notice the traffic noise. Remember, God doesn’t always put you where you want to be, but where you need to be. Trust in HIS plan. Who knows of the hidden problems that could be waiting for you in the house on hold? Please continue to be patient. If you lose your earnest money, maybe some subscribers would find it in their hearts to help replace that money and you will have lost nothing. I am so sorry that happened, I was afraid of that because trailers depreciate the same as a car and bare land is easier to sell sometimes. Did you try to sell it as a rental property? Maybe you could list it somewhere more commercial listings are, like a newspaper. Stress the buy and flip aspect of the school house so that it draws landlords, developer types. Then they would have TWO rental properties in the same place, you would not even have to drop the price...maybe the landlords aren't coming to look because the price is low so they think it may be in bad shape even thought that is not the case.
They depreciate rapidly if they are not cared for. Care and location are a different story, then there are a lot more variables at play. What affects loans is how the government doesn't back them for singlewides
Consider sub-dividing and separate the trailer from the rest of the property. This way potential buyers could get a mortgage for the school house and out buildings. Sell the trailer as part of a package deal. Trailer sells for cash the rest sells at fair market value. Not hard at all.
I know where those folks are coming from. Personally neither I nor anyone in my family would buy property that has a ‘junky’ property on the way in ‘my’ property. You could have the nicest property (and you do) in the neighborhood but having to pass a run-down property would be depressing. Kinda of like having to drive past Jeff’s property (before you helped him clean it up). However - you sell YOUR property and the junky neighbor’s house goes up for sale? THAT’S the property I would want to buy. Someone buys that, cleans it up and the value of the entire neighborhood goes up. I would not do any work on the schoolhouse - it’s ready to be redone by the next owner. My house was in the market for 2.5 months - I sat tight - didn’t lower the price. Not in a hurry to move - just sat in limbo. It was winter - different weather, different market. Finally got the right buyer - lots of luck involved. Very discouraging but it worked out in the end. I agree with you - lowering the price is not the issue - you just need the ‘right’ buyer. They’re out there - be patient! Lots of positive energy being sent your way by everyone - if it’s meant to be - it will happen.
My husband and I are familiar with your location. We know a lot of amish families are in your general vicinity. Have you pitched your property to that community. Maybe something your realtor can look into. Maybe it's just us, but your realtor doesn't seem to be as passionate about selling your property as you are. Maybe time for a new realtor. We too have a situation where selling will be to great a loss so after realizing this I began painting and decorating it to enjoy our stay, instead of always wishing for different I'm choosing to make what I have enjoyable.

One thought is to plant fast growing evergreen trees (or possibly transplant anything you already have on your property) to further block the view of your neighbors. We sold a trailor that we owned last year. We were very lucky that the buyer was able to get a loan somehow. You are right. We live in TN and it ia very difficult. Don't get discouraged though, you just need one person with the money.
My buddy bought a single wide with a bank loan he had excellent credit and a very large down payment. The land with well and septic was worth more than the loan after the down payment.
How discouraging that must be for you. But, as others have commented, God may have other plans for you. And 6 weeks isn't all that long, you are getting some interest, and it only takes one person to have the money and the desire to own that property - he or she just hasn't seen it yet. I think it was very thoughtful of you to want to share what you have learned about mobile homes and loans - you may have saved someone from the very problem you are having. God bless you.
I think a good idea is that a person or persons can make a B and B or something like that and the office is the trailer. Here we have a large home it is beautiful with all the stuff in it from the built in 1909 by a banker. It just turn 100 yrs old it has history in it people love that . Any way today it used to sell many many things . Like candles and antique furniture to plants in the spring. People come around in buses to see it . Just an idea good luck

And people not liking the neighbors because their yard is unkept that surprises me. The chickens sure have gotten big glad that you added those in the video. Didn't you have five chickens all together?
It does not surprise me Jacky. A lot of People want to be able to look beyond their property and see something attractive. Also, people will sometimes judge an unkept and junky property as people that will be nightmare neighbors. I suspect anyone wanting to buy this place, intend on making it a showplace. It is hard to have a place like that when the surrounding area is not particularly showy. But, there are some out there, that will not care and will want the place anyway. The hard part is finding those AND they have to have the money to buy it. Or at least money they can get their hands on to buy it with. The problem with that is, they then need more money to renovate it. And that can be a scary undertaking, not having any idea what that will cost. So. Maybe renovating it before selling it, might make selling it, easier. The trick is, not sinking more money into it, than what you can sell it for.
After a mobile home or a vehicle gets to a certain age, a bank won’t loan on them no matter how good of shape they are in. That is too bad because yours is so unique and awesome. I hope it all works out for you soon.
Hang in there, keep your price as that hasn't been an issue. Be patient. My house took a year to sell, stressful but that right person will come along- they really will. It will happen, just not on your timeline - on the new owner's. Trust in that.
Never give up hope; the right buyer will come along. I live in a 1970 mobile home and I have started restoring it back. I never knew that about banks but it don't surprise me at all. Love watching you guys and will be praying for you. God will lead the buyer to you soon.
Have you considered having a heart to heart with your neighbor? Maybe offer to do the work to tidy up and get at least a good passing first impression of their yard? I've actually turned down a couple near perfect houses because of neighbors with lots of vehicles and scrap metal in their yard before, and I remember thinking that if it was organized and not just strewn about it wouldn't feel like a crazy persons junk yard.
I will give you my perspective on your property. I have several decades of background. Bare in mind this is no reflection on you other than inexperience and not doing your homework before you bought the property. Number one most people who have that amount of cash to put down on a property will use it as a down payment for a more expensive one. At 20 to 25 percent $80, 000 or even $70,000 will get you a lot of property. Number two. Neighbors are very important. They dictate the potential value of your property. I'm surprised your agent didn't mention this. Of course the agent you bought the property from wouldn't because they want to sell it. Three, single wide mobile homes are difficult to insure. If it wasn't for the neighbors I would suggest looking into selling it and having it moved off the property and then using the money to turn the school house into a home. It has eclectic appeal. You might look into local ordinances in regard to the neighbors however I doubt there are any that will help you. Road noise. Again some research here may help. There may be something the county might be obligated to do about it if it's considered a nuisance. It would take time because you will have to submit complaints and then it will have to be researched by the highway committee or whatever. That's about it. Your biggest asset is probably the school house. You would need to totally remodel the inside. I would suggest you either go modern or something period with it if you decide to do that. Anyway you approach this it will take some time perhaps a year or so and the neighbors, unfortunately, are not going to go away. Maybe in the meantime you can talk to them about it although in my experience that hasn't done much. Your last option is to live there and make it into a place you'll enjoy. Many decades ago when I was in my 20s my husband and I lived in a little mobile home that was close to a main street that the trucks used. I finally got used to the noise and eventually didn't notice it. There may be another option. Split the property with the trailer on one part and the school house on the other and sell them separately. That way the buyers would not need so much cash. In the meantime you could remodel the school house.
Not all states are that strict on financing for mobile homes on its own land . I like the idea of having the county address the noise issue so maybe they can stay in their home

Messy/undesirable neighbors hurt properties appreciating. Location and neighborhood is important. Here is Santa Monica, people are forced to put fences up that cover eye sores. Most buyers want to think their investment will increase in value. Some people know property will increase in value eventually regardless. But most don't want to see junk next door. Glad things worked out for you. Your work is impressive.
maybe list it with the Historical Society, so many people want to save older buildings, list it in one of the magazine could be a possibility. and lowering your price not good just list the mobile as an "existing building on property". I had a friend who bought a place with a mobile and the bank processed her loan because of how it was worded. if your trying to sale the mobile as a home it's to old and a bank wont touch it. so it needs to be worded as if it's a shed or something. lol crazy i know but ya got to be creative. Ok I didn't know that just know that a lot of the old Victorian homes on Anglin Street in Cleburne Texas a lot of them were saved because of the historical society. It was only a suggestion which is an option.

Maybe forget the mobile home and just bring the school house to code. Just the power, plumbing, drainage, and weather proofing. You could then sell the property for a lot more because buyers can get morgage out on the school house.
Sorry to hear. As homeowners when we started looking for a new home I not only looked at the home I was going to buy but what other places around my home looked like. And because it is a buyer's market and sellers nightmare you have to look at all things buyers are looking at. Wish ya luck.

Not caring about your neighbors appearances starting with a basic make it do renovation and pushing to make the trailer better all the way thru. I just love your attitudes about life and how you put your quality of family life over the temptation to work (full time away from home) which means less influence over your children's lives. I think Our Father has a plan for you to stay there longer...I live next to I-65 so i absolutely feel your pain with the noise. I started wearing the squishy orange earplugs took a minute to get used to but my sleep was great. the earplugs do not cancel only dampen it . for instance i could hear my kids if they needed me out of a dead sleep but my brain felt much more peaceful. i like the other ideas people had like in the spring get one largish room in th school house wired and plumbed for you to live in then sell the trailer? A friend of mine got a grant for a high tunnel to sell veggies. Only God knows His plans for you and patience is always hard. love you guys.
Fire the realtor! Stop advertising the mobile home as the primary residence. Advertise the school as a fixer upper with outbuildings and 3 acres for potential new house build.
We are in the planning stage for our retirement home. This will be the third and last home we build, (from the ground up ourselves), over the last 43 years. We will contract out plumbing, electrical, sheet rock and insulation, but we'll do the rest ourselves. It's exhausting and gratifying at the same time. Never once did things go according to plan. My husband and I too are very laid back, go with the flow types. Being that way has really paid off for us, and it will for you too. I'm sure you have noticed by now how things always seem to work out for you, its because you remain calm. We have been amazingly lucky, oh sure there were bumps in the road, but in the end things always work out. I'm just waiting for your video where the perfect scenario came along and the property is sold. Or you convert that cool old schoolhouse into a unique home. We lived in a singlewide on the same property when we built our first house, and then sold the singlewide to be moved. It's easier to live on the same property you are building or remodeling on. I was a loan officer for 16 years and have done some real estate investing and have been an appraiser.... You do have some options... I would raise your price back up to the $89K and see if a credit union would be willing to loan on it. Many times credit unions will loan on unusual properties if they are not selling in on the secondary market and are loaning the money themselves. Another option is to seller finance the home. Have them come down with a hefty down payment and with seller financing, you can usually charge double the current interest rate. A third option would be to sell the single wide trailer off of the property and use some of that money to finish the school house and then you can sell this property as a single family residence with a regular conventional loan or a gov't loan. The fourth option would be to rent out your place, but unless you really know what you are doing, a lot of renters can really trash your place. With all of the effort you have put into getting your home ready to sell, I would hate to see that happen to you... The problem with this property is that it is not a conforming property...even mother-in-law apartments can be hard to move. The best thing to do is to make it conforming by selling off the single wide trailer and make it a conforming property... Unfortunately, the only problem you can't correct is the neighbor...but there are many people, like you, who don't care about that type of thing if they don't see it from their home...Neighbors like that can devalue a neighborhood.
We have a similar situation if we ever sell. Not on city water and unapproved septic. Most places in our community are cash sales. It seems like things have a way of working out for the better if you are patient. Hopefully that will be the case for you guys. It will be really nice to see you guys land in a place that you love.
Might be a weird question, but have you asked your neighbor if they want to expand their property? They wouldn't need the mobile home and it could go away. Or promote the property as a place to build a new home. Once again not needing the mobile home. Is it possible to make some money by selling the school house for materials? Some parts of the country resell old brick for more than the building is worth. Just out of the box ideas.
Kathryn Blodgett why not use what's there let the neighbor be a landlord. Fix up the church and eventually saw that. the money from the rental good fund fixing up the church
Or perhaps if a neighbor were to buy they could rent the mobile home for extra income. Or even just sell the trailer to someone who will move it elsewhere if its presence makes the property impossible to finance. Someone would for sure buy the place on the merits of the awesome old schoolhouse building. If only this property were in Missouri instead of Indiana... Deals like that don't show up often around these parts.
Up your selling price and fix up the School House. The School House and the land is what you loved at first sight. This is what your buyer will be attracted to as well. Keep up the wonderful work and progress that you have done. You both are so talented.
Since I don't know your exact location, I can only assume you are in an approved area, and as long as the mobile home is over 400 square feet you should be able to work with an USDA home loan. Last year they expanded the program to start allowing existing manufactured homes. You should look for USDA lenders in your area and make sure you find one with experience doing several of them. We had to switch lenders halfway through financing our through USDA because the original loan officer wasnt experienced enough and didnt think the loan was possible. The second lender had it completed in less than half the time the first one took to even get things started.
We are trying to sell our place too. I know what you are talking about. People come up with complaints that are so out there, you just have to shake your head. Hang in there, it will happen for you. I have faith.
Hi guys, as I can see you have no shortage of advice. LOL, don't get discouraged. If I may make a few observations. The best time of year to put your home on sale is in the springtime. The worst time is in the winter time. I believe you may have dropped the price too much too fast. But that's just my opinion as a realtor in Florida. You're only 30 to 45 days into the sale of your house which is not a great deal of time. Remember when you bought the property? You didn't think a thing of your neighbors did you. Neither will the next buyer. You're not going to be able to change the road noise or the neighbor so make other parts of your property the focal point. 100 year old schoolhouse that can be converted into a beautiful, and I mean beautiful new home and is a huge selling point. Don't let your neighbor's messy property sidetracked you. That person is going to walk onto your property and fall in love just like you did when you first saw the property. Talk to your realtor and you may want to think about taking the property off the market if it gets close to winner and has not sold. Then in the early spring time get with your realtor again put it at the original price and see what happens then. I know you have put a deposit on the other property and hopefully you can recover that money. As I've told you before you guys rock! My prayers are with you. No matter what you do know that God is directing you. Also look around and see the blessing that you have Right Where You Are. You guys are blessed my friends.

I've dealt with this at least 5 times the way to get rid of property is to get a private lender that's paid more interest wait a couple years refi it or have them get a bank out of state to finance it there's plenty of them it's easy to do if I can do it 5 times they can do it

For the happiness of your neighbor it would be best to wait for someone that will not get upset with him. Your place is so nice and the schoolhouse has so much potential to be all kinds of things, restaurant, b & b, gift shop, museum, store, etc. The right person just hasn't found it yet. Could be someone is just wanting to get your place for next to nothing. I don't think you should lower the price.
We aren't planning on lowering it at this time. We feel comfortable with the price and interest it is receiving. As you say, we are just waiting for that right person. We really do want our neighbors to be happy and not be troubled because of us. They have been really great and they have even been trying to clean things up a bit to help us out, and we didn't even have to ask.
Have you asked him if he needed help? It may just be too overwhelming for him to do on his own. It would be a new project for you and help increase his property value too. I think it is wonderful that he did it with you in mind. I'd honestly talk to him and just ask him if he needs help.
I have offered to help. It honestly is a bit overwhelming for them since they are older. They also don't have internet so it's tough for them to get stuff sold. We are happy to help and will continue to work with them when we can without being too intrusive.
It will all work out in the end. Y'all have come so far from when I started watching. Just keeping my fingers crossed that the right person finds your property within the three month goal.

As you already know, single wide mobile homes are problematic. For example, no matter how much remodeling, updating and modernization has been done, a 1980 mobile home is still a 1980 mobile home and considering depreciation (much like an automobile) has little value. With homeowner's insurance, in the event of a catastrophe (fire, storm, tornado etc) your claim would be limited. That is, insurance would not pay to build (replace) a conventional 2 bedroom structure, but would only pay the depreciated value of the mobile home (probably $2500 or less). Most counties in the United States no longer allow single wide mobile homes, so insurance cannot simply replace your loss with another mobile home of equal value. It's not really a state by state issue, but a county by county issue. An existing mobile home may be allowed under grandfather clauses, but new mobile homes (and/or replacements) are simply no longer allowed. In this day and age it's simply a bad risk for banks. You're property may have more value without the mobile home, BUT with the schoolhouse unfinished, the property would no longer be considered residential. You do have a couple of options, however. You could do a quick and 'cheaper' upgrade to the schoolhouse to turn it into a storefront, an office, etc., have the property rezoned commercial (if possible) and sell the property as commercial with residence making the property more appealing to banks. Or, if a potential buyer submitted extensive plans for remodeling the schoolhouse into a residence or commercial enterprise, they may qualify for a 'constrution' loan. These are short term loans (usually six months) and upon completion of 'construction' can be converted to a conventional mortgage. Or, as you said, you can remodel the schoolhouse yourselves then relist. Any/every real estate agent knows everything that I just mentioned (and more) and should have covered all this with you upfront. No matter how "nice" and "friendly" an agent is (they all are) they are in this for their fee/c omission and nothing more. I'm sorry for the roadblock you've encountered and wish you guys the best. I am wondering if their agent is marketing the property correctly. The right buyer is out there but its not likely to come IMHO from someone just searching through the MLS... I keep thinking a FSBO situation might be a better way to net a buyer; with lots of advertising in publications and websites that target the homesteading community in particular since this is a turnkey, ready made homestead for the right person who wants to potentially take the place off the grid or continue raising chickens, other animals, or a small farm/large garden. Its a steal for the right person looking for a homestead. But IDK if you will find the right buyer marketing to people looking to buy a house...
Insurers will not insure any mobile home over 10 yrs old. The only time I have heard of not allowing any mobile homes is due to city ordinances against them. I see new ones being put everywhere, but in cities.
@@cobeath1 Sorry to disagree, but we own a 1980 and it is insured with Allstate. If you're talking about double wides or modulars then, yes those are allowed. We are discussing single wide mobile homes and if you research, you'll find that MOST counties will no longer allow. There are some that do, but they are not many. Thanks.

Hi guys. I agree that staying and working on the schoolhouse is what looks closest. When you bought this property you liked it and had big plans and after what you have told us your only dislike is the traffic noise. So there must still be many good things with this property. If renovating is as expensive over there as in Sweden it might be hard to get the money back though. Perhaps you should set your mind on staying for some years? Anyway I hope for the best and there might come a buyer any day now. How do you think about your youtube channel, you have clearly showed good but also not so good things about your property and mobile home and also talked a lot about the noice, have people who come to watch for buying seen your channel?
You guys hang in there! There will be some one who will buy your property and mobile home. Someone who loves old vintage trailers! and wants a project with the school house. I agree that you should not lower the price. Just hang on till the right one comes along. Experience is the best teacher and we were all young once and had to learn the hard way in probably most cases.
I wish I were younger. I can think of many things to do with this property. Put a floor in the schoolhouse and use it as an indoor flea market until you sell it .you could sell things you find on the side of the road .you could also make a tiny home out of the garage or a studio apartment.you could finance it yourself. I did that once and a buyer paid me 5% interest for 3 and one half years. He never missed a payment. You guys are so resourceful I know you will figure something out.

Here in Akron ,Ohio I can relate about the neighbors with trashy yards.My corner lot house is one of a few houses that are kept neat and mowed,but if you drive up the side street there are a good number of houses that the yards are filled with junk. I really like my house but its embarrassing to drive that street and see about 6 houses in a row that look terrible and is probably bringing down property values. I might just want to sell my house sometime because of it.
I had the same problem with a doublewide in the country was shown over 100 times in 6 months. 2 things that hurt my was location foot of English Mountain and trashy, Lazy, Nasty neighbors commets were loved the home and to far from town was the answer. I had to let go for nothing that was in 2007 it finally sold in 2011 for 20 thousand It started out at 79 thousand got lower and lower, lower in Sevier County Tn. Good luck and wish u the best.

$80,000 dollars, for a completely restored 1979 vintage mobile home, a restored farm barn ready for animals, workshop and garage perfectly refreshed, new driveway for parking, 100 year old school house that could be converted into a bed & breakfast and best of all 3-acres of wonderfully landscaped property. Guys have no worry, some retired couple will come along and snatch this deal up. I mean come on people, what this beautiful young family is asking for a great place to live is the same price of a 2018 Ford F250 Diesel Truck. Their place is such a deal!!!

So, $80K cash and how much to bring the Schoolhouse up to code and current standards, $300K approx. Now, the new owners would be into it for nearly $400k, what does that bring their property taxes up to? A bed & breakfast with that type of neighbor, I think not. And also the expense to take down the mobile home after completing the Schoolhouse. Why would they take it down, taxes and possibly code. At least nobody mentioned the road noise. We are in our 5th country property and our current place will be difficult to sell, why, no cable internet.
Funny how the road noise bothers you but not others, the neighbors don't bother you but they bother others. What if you razed the buildings and just sold it as land?
I'm not sure about that math. It would take no where near $300k to finish the school house. Maybe $60k or less. We are still hopeful.

But a few years later the county built a sewer plant upwind of the PERFECT house. You guys I don’t think 30 days is that long considering the uniqueness of your property. The property that you want is what’s creating the urgency . I’m waaaayyy older than you two and your not going to want to hear this but... if it’s meant to be it will be. I always hated being told that but as life went along I realized that it is true. I see that you both are goal oriented people, hard workers not afraid of a project at all. Your will and determination is light years ahead of most folks but the part you will have to develop now to round out your life is patience. You have a wonderful family so just live. Plant a little winter garden, get your chickens set up for the winter and enjoy your life. Your place will sell because someone else will want the dream you have and if they see and want what you have they will find a way to make it happen for themselves. You did and so can they. Perhaps we were misunderstood. We don't believe it has been on the market very long. We are being patient and not getting too discouraged. We were simple giving an update about some of the obstacles we are facing in selling this property. We still have plenty of time and back-up plans in case it doesn't work out. We just go with the flow.
had the same problem when i went to buy a single wide on land here's how you get around it just take a loan out on the land not listing the single wide i was approved for the loan that way makes know sense but it worked for me

Have been considering your situation. Have you thought about bumping your selling price up. Try adding $50,000 and you may generate interest from a new client level who will have the finances to see the potential and carry it through. We have seen this happen before. Praying for positive results.
Hi Doug and Ashley, I'm so sorry that things aren't going as planned, it can be frustrating. I know you said the road noise bothers you with this property and yes that too can be frustrating. But what if you decided to stay, fix up the old school house while living in your beautiful renovated vintage trailer. You have done so much work on your property and it is beautiful. All properties have some sort of issues no matter where you live, you might be giving up road noise for another issue. I do hope things work out for you, but you do have a lovely home and property, take your time it will all work out the way it's supposed to.

My aunt is a realtor - her rule of thumb is to not drop price drastically when first put on market as people will think there is an issue that caused the drop and they may decide to not consider the property. $10,000.00 drop was too much for the short time on the market.
We feel that it was a reasonable drop. The market dictates the selling price and we weren't getting the interest we needed during the first 30 days. We have an experienced agent working with us.
I wonder if it would help to have an official appraisal done where they piece out everything--the land, the school, the barn, and the mobile home. Because if everything minus the mobile home comes to a value of 79,900, maybe the realtor can change the listing to just the other parts plus a free mobile home to boot. Or you could donate the mobile home to a family in need or take it with you.

They paid out "earnest money" on another property, they will lose that money if this one doesn't sell in time. I feel a little heartsick for them right now. They will eventually be able to sell this property.. but likely not in time to save the spent money or get the property they put it forward to attempt to obtain.

Whatever you do do not rent it out. You just can't trust renters anymore. People have gotten so wicked that they will just trash it just because they can and then you're out a lot of money and a lot of time. The mobile home looks great you guys did a great job on it congrats. Just work on the school house. Sometimes you got to take one step backwards to take three steps forward. My former best friend trashed my house when I rented it to her. When I saw the condition she left it in after a year, I cried.
Push more the school house and the trailer as an added bonus structure, ask your neighbor if he would let him help you in cleaning up his yard/areas. Let him know you are trying to sell your property. Do not be surprised people do not want to live near junk. It does matter. It impacts the curb side appeal. Lower to 75k, and it will sell
decades ago me and mine fixed up a newly purchased older home and then decided to move. our selling issue was 2 neighbor's yards. they worked on cars and trucks. that was the only complaint. yards. when we first moved in both neighbors helped for a month so we could live in comfort. we were in their homes for dinners and those homes were immaculate, old, painted floors that you could eat off of. me and mine struggled w the lack of a sale, the school was an hour bus ride from our house. the hospital was an hour away. We wanted to be closer to amenities. my kid made friends for life during those hour rides. our neighbors became our dearest friends. kids grow up. roads turned into noisy streets. we lost friends to moving, illness, divorce and yet our 3 homes thrived, we aged together, cried and laughed together for 4 decades. relatives inherited one home and the widow of the other needed care so sold and moved to her daughter's home. the yards got cleaned, homes sold and I was ready. I sold within 1 month, moved to another state and took my memories with me. I am so grateful for messy yards, good people and a life worth living. my home is clean, the dog is bathed, the freezer is full of old timey recipes from those friends w messy yards. and my balcony? lol dont ask. I can only pray that in time you will find what you need and want. God bless children.
Wow! So many great ideas in the comments that I hardly feel mine will be of any worth. Definitely would NOT lower the price anymore. People that have only read about the property will ASSUME its junky and move on. I definitely would bury the “selling statue “, because that can never hurt. Worst case scenario, you have a beautiful mobile home to live in and YES, eventually you won’t even notice the traffic noise. Remember, God doesn’t always put you where you want to be, but where you need to be. Trust in HIS plan. Who knows of the hidden problems that could be waiting for you in the house on hold?

I am so sorry that happened, I was afraid of that because trailers depreciate the same as a car and bare land is easier to sell sometimes.
Did you try to sell it as a rental property? Maybe you could list it somewhere more commercial listings are, like a newspaper. Stress the buy and flip aspect of the school house so that it draws landlords, developer types. Then they would have TWO rental properties in the same place, you would not even have to drop the price...maybe the landlords aren't coming to look because the price is low so they think it may be in bad shape even thought that is not the case.
They depreciate rapidly if they are not cared for. Care and location are a different story, then there are a lot more variables at play.
What affects loans is how the government doesn't back them for singlewides
Consider sub-dividing and separate the trailer from the rest of the property. This way potential buyers could get a mortgage for the school house and out buildings. Sell the trailer as part of a package deal. Trailer sells for cash the rest sells at fair market value. Not hard at all.

I know where those folks are coming from. Personally neither I nor anyone in my family would buy property that has a ‘junky’ property on the way in ‘my’ property. You could have the nicest property (and you do) in the neighborhood but having to pass a run-down property would be depressing. Kinda of like having to drive past Jeff’s property (before you helped him clean it up). However - you sell YOUR property and the junky neighbor’s house goes up for sale? THAT’S the property I would want to buy. Someone buys that, cleans it up and the value of the entire neighborhood goes up. I would not do any work on the schoolhouse - it’s ready to be redone by the next owner.
My house was in the market for 2.5 months - I sat tight - didn’t lower the price. Not in a hurry to move - just sat in limbo. It was winter - different weather, different market. Finally got the right buyer - lots of luck involved. Very discouraging but it worked out in the end. I agree with you - lowering the price is not the issue - you just need the ‘right’ buyer. They’re out there - be patient! Lots of positive energy being sent your way by everyone - if it’s meant to be - it will happen.
My husband and I are familiar with your location. We know a lot of amish families are in your general vicinity. Have you pitched your property to that community. Maybe something your realtor can look into. Maybe it's just us, but your realtor doesn't seem to be as passionate about selling your property as you are. Maybe time for a new realtor. During "The Sell Challenge", just continue to enjoy living there and work on it as you both planned. We too have a situation where selling will be to great a loss so after realizing this I began painting and decorating it to enjoy our stay, instead of always wishing for different I'm choosing to make what I have enjoyable.

One thought is to plant fast growing evergreen trees (or possibly transplant anything you already have on your property) to further block the view of your neighbors. We sold a trailor that we owned last year. We were very lucky that the buyer was able to get a loan somehow. You are right. We live in TN and it ia very difficult. Don't get discouraged though, you just need one person with the money.
My buddy bought a single wide with a bank loan he had excellent credit and a very large down payment. The land with well and septic was worth more than the loan after the down payment.

And 6 weeks isn't all that long, you are getting some interest, and it only takes one person to have the money and the desire to own that property - he or she just hasn't seen it yet. I think a good idea is that a person or persons can make a B and B or something like that and the office is the trailer. Here we have a large home it is beautiful with all the stuff in it from the built in 1909 by a banker. It just turn 100 yrs old it has history in it people love that . Any way today it used to sell many many things . Like candles and antique furniture to plants in the spring. People come around in buses to see it . Just an idea good luck

And people not liking the neighbors because their yard is unkept that surprises me. The chickens sure have gotten big glad that you added those in the video. How much earnest money will be lost if you can not sell?
It does not surprise me Jacky. A lot of People want to be able to look beyond their property and see something attractive. Also, people will sometimes judge an unkept and junky property as people that will be nightmare neighbors. I suspect anyone wanting to buy this place, intend on making it a showplace. It is hard to have a place like that when the surrounding area is not particularly showy. But, there are some out there, that will not care and will want the place anyway. The hard part is finding those AND they have to have the money to buy it. Or at least money they can get their hands on to buy it with. The problem with that is, they then need more money to renovate it. And that can be a scary undertaking, not having any idea what that will cost. So. Maybe renovating it before selling it, might make selling it, easier. The trick is, not sinking more money into it, than what you can sell it for.

After a mobile home or a vehicle gets to a certain age, a bank won’t loan on them no matter how good of shape they are in. That is too bad because yours is so unique and awesome. I hope it all works out for you soon.
Hang in there, keep your price as that hasn't been an issue. Be patient. My house took a year to sell, stressful but that right person will come along- they really will. It will happen, just not on your timeline - on the new owner's. Trust in that.
Never give up hope; the right buyer will come along. I live in a 1970 mobile home and I have started restoring it back. I never knew that about banks but it don't surprise me at all. Love watching you guys and will be praying for you. God will lead the buyer to you soon.
Have you considered having a heart to heart with your neighbor? Maybe offer to do the work to tidy up and get at least a good passing first impression of their yard? I've actually turned down a couple near perfect houses because of neighbors with lots of vehicles and scrap metal in their yard before, and I remember thinking that if it was organized and not just strewn about it wouldn't feel like a crazy persons junk yard.
I will give you my perspective on your property. I have several decades of background. Bare in mind this is no reflection on you other than inexperience and not doing your homework before you bought the property.
Number one most people who have that amount of cash to put down on a property will use it as a down payment for a more expensive one. At 20 to 25 percent $80, 000 or even $70,000 will get you a lot of property. Number two. Neighbors are very important. They dictate the potential value of your property. I'm surprised your agent didn't mention this. Of course the agent you bought the property from wouldn't because they want to sell it.
Three, single wide mobile homes are difficult to insure. If it wasn't for the neighbors I would suggest looking into selling it and having it moved off the property and then using the money to turn the school house into a home. It has eclectic appeal.
You might look into local ordinances in regard to the neighbors however I doubt there are any that will help you.
Road noise. Again some research here may help. There may be something the county might be obligated to do about it if it's considered a nuisance. It would take time because you will have to submit complaints and then it will have to be researched by the highway committee or whatever.
That's about it. Your biggest asset is probably the school house. You would need to totally remodel the inside. I would suggest you either go modern or something period with it if you decide to do that. Anyway you approach this it will take some time perhaps a year or so and the neighbors, unfortunately, are not going to go away. Maybe in the meantime you can talk to them about it although in my experience that hasn't done much.
Your last option is to live there and make it into a place you'll enjoy. Many decades ago when I was in my 20s my husband and I lived in a little mobile home that was close to a main street that the trucks used. I finally got used to the noise and eventually didn't notice it.
There may be another option. Split the property with the trailer on one part and the school house on the other and sell them separately. That way the buyers would not need so much cash. In the meantime you could remodel the school house.
Why don’t you move your mobile home to a trailer park and rent it out? Then you could sell the property with a bank loan!

Not all states are that strict on financing for mobile homes on its own land . I like the idea of having the county address the noise issue so maybe they can stay in their home

Messy/undesirable neighbors hurt properties appreciating. Location and neighborhood is important. Here is Santa Monica, people are forced to put fences up that cover eye sores. Most buyers want to think their investment will increase in value. Some people know property will increase in value eventually regardless. But most don't want to see junk next door. Glad things worked out for you. Your work is impressive.
maybe list it with the Historical Society, so many people want to save older buildings, list it in one of the magazine could be a possibility. and lowering your price not good just list the mobile as an "existing building on property". I had a friend who bought a place with a mobile and the bank processed her loan because of how it was worded. if your trying to sale the mobile as a home it's to old and a bank wont touch it. so it needs to be worded as if it's a shed or something. lol crazy i know but ya got to be creative. Ok I didn't know that just know that a lot of the old Victorian homes on Anglin Street in Cleburne Texas a lot of them were saved because of the historical society. It was only a suggestion which is an option.

You said it. The best option is to renovate the schoolhouse into a house to get a mortgage. You could become the bank (seller's finance).

Maybe forget the mobile home and just bring the school house to code. Just the power, plumbing, drainage, and weather proofing. You could then sell the property for a lot more because buyers can get morgage out on the school house.
Sorry to hear. As homeowners when we started looking for a new home I not only looked at the home I was going to buy but what other places around my home looked like. And because it is a buyer's market and sellers nightmare you have to look at all things buyers are looking at. Wish ya luck.

I know this is a stressful time because my daughter and her family just went through a similar experience. It was a rough road and at times we felt like it wasn't going to work out but it did, and even better than we expected. hey guys, thanks for the update. every time you guys talk i am more impressed. Not caring about your neighbors appearances starting with a basic make it do renovation and pushing to make the trailer better all the way thru. I just love your attitudes about life and how you put your quality of family life over the temptation to work (full time away from home) which means less influence over your children's lives. I think Our Father has a plan for you to stay there longer...I live next to I-65 so i absolutely feel your pain with the noise. I started wearing the squishy orange earplugs took a minute to get used to but my sleep was great. the earplugs do not cancel only dampen it . for instance i could hear my kids if they needed me out of a dead sleep but my brain felt much more peaceful. i like the other ideas people had like in the spring get one largish room in th school house wired and plumbed for you to live in then sell the trailer? A friend of mine got a grant for a high tunnel to sell veggies. Only God knows His plans for you and patience is always hard. love you guys.
Fire the realtor! Stop advertising the mobile home as the primary residence. Advertise the school as a fixer upper with outbuildings and 3 acres for potential new house build.
We are in the planning stage for our retirement home. This will be the third and last home we build, (from the ground up ourselves), over the last 43 years. We will contract out plumbing, electrical, sheet rock and insulation, but we'll do the rest ourselves. It's exhausting and gratifying at the same time. Never once did things go according to plan. My husband and I too are very laid back, go with the flow types. Being that way has really paid off for us, and it will for you too. I'm sure you have noticed by now how things always seem to work out for you, its because you remain calm. We have been amazingly lucky, oh sure there were bumps in the road, but in the end things always work out. I'm just waiting for your video where the perfect scenario came along and the property is sold. Or you convert that cool old schoolhouse into a unique home. We lived in a singlewide on the same property when we built our first house, and then sold the singlewide to be moved. It's easier to live on the same property you are building or remodeling on. I was a loan officer for 16 years and have done some real estate investing and have been an appraiser.... You do have some options... I would raise your price back up to the $89K and see if a credit union would be willing to loan on it. Many times credit unions will loan on unusual properties if they are not selling in on the secondary market and are loaning the money themselves.
Another option is to seller finance the home. Have them come down with a hefty down payment and with seller financing, you can usually charge double the current interest rate.
A third option would be to sell the single wide trailer off of the property and use some of that money to finish the school house and then you can sell this property as a single family residence with a regular conventional loan or a gov't loan.
The fourth option would be to rent out your place, but unless you really know what you are doing, a lot of renters can really trash your place. With all of the effort you have put into getting your home ready to sell, I would hate to see that happen to you...
The problem with this property is that it is not a conforming property...even mother-in-law apartments can be hard to move. The best thing to do is to make it conforming by selling off the single wide trailer and make it a conforming property...
Unfortunately, the only problem you can't correct is the neighbor...but there are many people, like you, who don't care about that type of thing if they don't see it from their home...Neighbors like that can devalue a neighborhood.
We have a similar situation if we ever sell. Not on city water and unapproved septic. Most places in our community are cash sales. It seems like things have a way of working out for the better if you are patient. Hopefully that will be the case for you guys. It will be really nice to see you guys land in a place that you love.
Might be a weird question, but have you asked your neighbor if they want to expand their property? They wouldn't need the mobile home and it could go away. Or promote the property as a place to build a new home. Once again not needing the mobile home.
Is it possible to make some money by selling the school house for materials? Some parts of the country resell old brick for more than the building is worth. Just out of the box ideas.

Or perhaps if a neighbor were to buy they could rent the mobile home for extra income. Or even just sell the trailer to someone who will move it elsewhere if its presence makes the property impossible to finance. Someone would for sure buy the place on the merits of the awesome old schoolhouse building. If only this property were in Missouri instead of Indiana... Deals like that don't show up often around these parts.
Up your selling price and fix up the School House. The School House and the land is what you loved at first sight. This is what your buyer will be attracted to as well. Keep up the wonderful work and progress that you have done. You both are so talented.
Since I don't know your exact location, I can only assume you are in an approved area, and as long as the mobile home is over 400 square feet you should be able to work with an USDA home loan. Last year they expanded the program to start allowing existing manufactured homes. You should look for USDA lenders in your area and make sure you find one with experience doing several of them.
We had to switch lenders halfway through financing our through USDA because the original loan officer wasnt experienced enough and didnt think the loan was possible. The second lender had it completed in less than half the time the first one took to even get things started.
We are trying to sell our place too. I know what you are talking about. People come up with complaints that are so out there, you just have to shake your head. Hang in there, it will happen for you. I have faith.
Hi guys, as I can see you have no shortage of advice. LOL, don't get discouraged. If I may make a few observations. The best time of year to put your home on sale is in the springtime. The worst time is in the winter time. I believe you may have dropped the price too much too fast. But that's just my opinion as a realtor in Florida. You're only 30 to 45 days into the sale of your house which is not a great deal of time. Remember when you bought the property? You didn't think a thing of your neighbors did you. Neither will the next buyer. You're not going to be able to change the road noise or the neighbor so make other parts of your property the focal point. 100 year old schoolhouse that can be converted into a beautiful, and I mean beautiful new home and is a huge selling point. Don't let your neighbor's messy property sidetracked you. That person is going to walk onto your property and fall in love just like you did when you first saw the property. Talk to your realtor and you may want to think about taking the property off the market if it gets close to winner and has not sold. Then in the early spring time get with your realtor again put it at the original price and see what happens then. I know you have put a deposit on the other property and hopefully you can recover that money. As I've told you before you guys rock! My prayers are with you. No matter what you do know that God is directing you. Also look around and see the blessing that you have Right Where You Are. You guys are blessed my friends.

I've dealt with this at least 5 times the way to get rid of property is to get a private lender that's paid more interest wait a couple years refi it or have them get a bank out of state to finance it there's plenty of them it's easy to do if I can do it 5 times they can do it

For the happiness of your neighbor it would be best to wait for someone that will not get upset with him. Your place is so nice and the schoolhouse has so much potential to be all kinds of things, restaurant, b & b, gift shop, museum, store, etc. The right person just hasn't found it yet. Could be someone is just wanting to get your place for next to nothing. I don't think you should lower the price.
We aren't planning on lowering it at this time. We feel comfortable with the price and interest it is receiving. As you say, we are just waiting for that right person. We really do want our neighbors to be happy and not be troubled because of us. They have been really great and they have even been trying to clean things up a bit to help us out, and we didn't even have to ask.
Have you asked him if he needed help? It may just be too overwhelming for him to do on his own. It would be a new project for you and help increase his property value too. I think it is wonderful that he did it with you in mind. I'd honestly talk to him and just ask him if he needs help.
I have offered to help. It honestly is a bit overwhelming for them since they are older. They also don't have internet so it's tough for them to get stuff sold. We are happy to help and will continue to work with them when we can without being too intrusive.
It will all work out in the end. Y'all have come so far from when I started watching. Just keeping my fingers crossed that the right person finds your property within the three month goal.

As you already know, single wide mobile homes are problematic. For example, no matter how much remodeling, updating and modernization has been done, a 1980 mobile home is still a 1980 mobile home and considering depreciation (much like an automobile) has little value. With homeowner's insurance, in the event of a catastrophe (fire, storm, tornado etc) your claim would be limited. That is, insurance would not pay to build (replace) a conventional 2 bedroom structure, but would only pay the depreciated value of the mobile home (probably $2500 or less). Most counties in the United States no longer allow single wide mobile homes, so insurance cannot simply replace your loss with another mobile home of equal value. It's not really a state by state issue, but a county by county issue. An existing mobile home may be allowed under grandfather clauses, but new mobile homes (and/or replacements) are simply no longer allowed. In this day and age it's simply a bad risk for banks. You're property may have more value without the mobile home, BUT with the schoolhouse unfinished, the property would no longer be considered residential.
You do have a couple of options, however. You could do a quick and 'cheaper' upgrade to the schoolhouse to turn it into a storefront, an office, etc., have the property rezoned commercial (if possible) and sell the property as commercial with residence making the property more appealing to banks.
Or, if a potential buyer submitted extensive plans for remodeling the schoolhouse into a residence or commercial enterprise, they may qualify for a 'constrution' loan. These are short term loans (usually six months) and upon completion of 'construction' can be converted to a conventional mortgage.
Or, as you said, you can remodel the schoolhouse yourselves then relist.
Any/every real estate agent knows everything that I just mentioned (and more) and should have covered all this with you upfront. No matter how "nice" and "friendly" an agent is (they all are) they are in this for their fee/c omission and nothing more.

I am wondering if their agent is marketing the property correctly. The right buyer is out there but its not likely to come IMHO from someone just searching through the MLS... I keep thinking a FSBO situation might be a better way to net a buyer; with lots of advertising in publications and websites that target the homesteading community in particular since this is a turnkey, ready made homestead for the right person who wants to potentially take the place off the grid or continue raising chickens, other animals, or a small farm/large garden. Its a steal for the right person looking for a homestead. But IDK if you will find the right buyer marketing to people looking to buy a house...

Insurers will not insure any mobile home over 10 yrs old. The only time I have heard of not allowing any mobile homes is due to city ordinances against them. I see new ones being put everywhere, but in cities.

If you're talking about double wides or modulars then, yes those are allowed. We are discussing single wide mobile homes and if you research, you'll find that MOST counties will no longer allow. There are some that do, but they are not many. Thanks.

When you bought this property you liked it and had big plans and after what you have told us your only dislike is the traffic noise. So there must still be many good things with this property. If renovating is as expensive over there as in Sweden it might be hard to get the money back though. Perhaps you should set your mind on staying for some years? Anyway I hope for the best and there might come a buyer any day now.
How do you think about your youtube channel, you have clearly showed good but also not so good things about your property and mobile home and also talked a lot about the noice, have people who come to watch for buying seen your channel?
You guys hang in there! There will be some one who will buy your property and mobile home. Someone who loves old vintage trailers! and wants a project with the school house. I agree that you should not lower the price. Just hang on till the right one comes along. Experience is the best teacher and we were all young once and had to learn the hard way in probably most cases.

I wish I were younger. I can think of many things to do with this property. Put a floor in the schoolhouse and use it as an indoor flea market until you sell it .you could sell things you find on the side of the road .you could also make a tiny home out of the garage or a studio apartment.you could finance it yourself. I did that once and a buyer paid me 5% interest for 3 and one half years. He never missed a payment. You guys are so resourceful I know you will figure something out.

Here in Akron ,Ohio I can relate about the neighbors with trashy yards.My corner lot house is one of a few houses that are kept neat and mowed,but if you drive up the side street there are a good number of houses that the yards are filled with junk. I really like my house but its embarrassing to drive that street and see about 6 houses in a row that look terrible and is probably bringing down property values. I might just want to sell my house sometime because of it.

I had the same problem with a doublewide in the country was shown over 100 times in 6 months. 2 things that hurt my was location foot of English Mountain and trashy, Lazy, Nasty neighbors commets were loved the home and to far from town was the answer. I had to let go for nothing that was in 2007 it finally sold in 2011 for 20 thousand It started out at 79 thousand got lower and lower, lower in Sevier County Tn. Good luck and wish u the best.
