After the property crash, I was looking into Palms Place. Then, units were going for much, much less. With HOA, and management fees, could not get the studio or 1 bedroom to positively cash flow on paper.

Not with a mortgage. That goes for all of the hotel condos in vegas. But if you pay cash it works. 3-7% ROI depending on a few things

What is the spilt if you rent it out through the property ( not Air BnB)?
On sight management is a 50/50 split. If you are doing transient rentals though they do tack on an extra $400 a month to do that.
so you buy it then are basically renting it month to month from the hoa, crazy as hell.
You can’t live in a high rise for free anywhere.
