    Jerry and Linda discuss a recent post on social media from a new Villages homeowner that bought a home next to a heavy smoker. Due to health conditions, the new residents cannot use their own lanai because of the constant smoke from next door. Now banned to indoors, the once giddy homeowner is looking for advice. Jerry and Linda show lanai options to consider if you’re considering a move to TV. Glass or screen lanai? Courtyard wall? Landscape for privacy or buy a view lot? There are lots of things to consider.

    We definitely can't stand cigarette smoke. I feel so sorry for those people! I love the preserve view, but love $200k better. Thanks for sharing this very informative video! Stay safe and healthy!

    Nice of All Those Good Neighbors To Allow You To Film Their Beautiful Properties, it Would Take adjustment to be So Close Again as We Have Over an Acre of Land Between Our Neighbor But We Lived in a Gated Community in Fl 30+ Years and Know how Close Homes Are However We All Hope For Great Neighbors Like You Are Fortunate To Have, Peace and Quiet and Considerate Towards Others, We have 2 Dogs So Must be Mindful of Barking, Not Everyone Appreciates Others Pets, Loved Seeing Gizmo Take Care Jerry and Linda and Everyone, This Time Has Been Life Changing For Us All, From Western NC 👋

    Heat in the car in this southern heat should take care of the germs. I also shopped today but at a super wm with senior hours outside of the villages area. nice and relaxed and very well stocked. people were respectful of distances.

    Hi Linda and Jerry, Thank you for the tour of different backyards. I must say it is absolutely beautiful. You all are catching a little flack on the mighty cypernet. Not you 2 but the Villages for keeping their Golf Coarse open. I read today how many feel that The Villages are not taking this serious enough. I disagree just because it seems Golf is pretty spread out, open, and easy to maintain healthy distances. In Ohio we take walks, sit outside, take rides, go to the store. People are out on their bikes but just keeping safe distances. I feel so bad for the couple with the cigarette smoke. God Love Them. I hope they can come to a Happy compromise or hopefully it is just someone visiting. God Bless you both and Pat Pat pets to Gizmo. 🤗🦋

    Yea , Another thing my Daughter in law introduced me to is:
    I have a door compartment in my truck drivers side that I have 2 drinking water bottles with water and 1 pump hand soap to wash my hands when I get into the car before I even close the door ( right there in the parking lot ) and a kitchen towel to dry .

    I have a little different out look on this !! Do to the fact houses are so close in The Villages you should consider that before buying !!! Picking a dispute with your neighbor can cause for a long-term miserable life !!! A suggestion is enclosing the Lanai area !!! This makes your Lanai area a all season all weather area and you will enjoy it more !! We call them all season patio rooms here !!! I have one !!! Love it !!!

    Thank you for the tour! My best friend lives in a village in La canto FL the houses are nice but so close, but Gracie lives on a corner lot which makes it look bigger. We visit her and one thing I can say is all her neighbors are wonderful people. I'm a people person, but I also like my privacy and need my space , and also don't think I could live in a village because to many restrictions! Stay safe and keep making those vlogs

    Nice job, folks. Up in South Carolina the sales folks here like to remind you you're not buying a house, but a lifestyle!!! Your observations are useful no matter where you buy in any retirement community.

    There are a few more things to check before buying:
    -how close to train tracks (west side of villages), power lines, pickleball (noisy), barking dogs, messy neighborhood trees, street traffic, noisy high school (with field lights on all night), mining and prisons (south villages). We would suggest visiting the property your considering - at all hours of the day and night.

      Glad to hear your not experiencing mining issues. There have been many postings online and in the paper with owners complaining about the mines. There are 2 active active mines (thediggings.com/places/fl1192402925) and the blasting noise is often upsetting Villages in the Southern areas. An internet search will quickly pull up many of the recent articles and complaints.

      My question is, how can you know that someone in close proximity is a smoker if they are not doing so on the day you are shown the house? You can't keep hanging around the house at all hours of the day until you buy it.

    We live Trinity, Fl. 55+ development. Our Clubhouse is closed, due to virus, however our restaurant does offer drive up special meals every day. Publix supermarket provides wipes for carts & gloves. I wipe down groceries, as I carry them In, in laundry room, before they enters kitchen. Your home is very lovely. We were lucky when we bought our lot 20 yrs. ago. For a minimal extra fee, about $2,000 we wound up on a lake. Living in these developments is so nice, lots of activities & safe. Most people are considerate if approached nicely. You are really buying a lifestyle, not just a home & lot.
    As a retired RN, you do need some hand sanitizer in car, but washing all areas was a good idea. Stay safe. Jeanne

    I love your videos. I am a Realtor in Tampa, semi-retired, and it has always been the way I do business to help buyers know about the surrounding lots of the property they are considering buying. I check the ownership of any vacant lot that can sometimes be labeled "conservation" by the listing agent. If it is not deeded conservation by the HOA or wildlife area by a government, then you could end up having building occur there some day. I am a little shocked they are charging $200k for a wilderness view, as nice as it is. I also notice how packed in the houses are. I would have thought there would be more privacy fences, unless these are maintenance-free yards maintained by the HOA. Another thing to consider is the direction the house is oriented to. If the lanai faces South, then you may have most of the day in the sun which may make the space not very livable. A North facing lanai would give you shade all day, which is especially nice in the summer. A lot of the lanais you show look like they are never or rarely used as they look so devoid of furniture. I have never been to The Villages, but it seems to me it is all about the activities so you are out of your house most of the time. A smoking neighbor would be very upsetting to me as that would mean I could not make use of my outside area. If they can identify the location of the smoker, they may be able to set a fan at the edge of the lanai directing the smoke back away. Thanks for great videos.

    Great video. Lots of good points raised. When I have visited The Villages I have loved sitting on the lanai. Smelling cigarette smoke from a neighbor's lanai would not be pleasant.

    I have been tuning in to you for a few months and really enjoy all the info! I have just retired and am still getting used to this life change.     Very nice back yard. We just started looking again in T.V. as they took our $2500.00 and kept it after lying to us on a house that we sent them $50,000.00 to start the build. All our friends either already live there or are moving there so we watch all your videos and others so thank you for what you do.

    Jerry, Linda & Gizmo ... never thought of the smoking neighbors. We purchased in the north ... Checked for the privacy on our enclosed lane 8 foot hedge lots of privacy. Very quiet neighbors no music, a few barking dogs but not a problem. Love TV ....can not wait to get back to normal. Stay healthy all. Thanks for the videos love em!

    HI Jerry & Linda: Thanks so much for the tour of the different lay outs and for the suggestions as to distance, barrier and screen/glass lanai. We are scheduled to come in June and called The Villages today to see if we should reschedule and the person we spoke to was super friendly and helpful. Advised us to wait a bit as we are still a few months out but that if we did decide to cancel that it would not be an issue and they would also be reaching out to us in June if it looked like it wouldn’t be a good time to visit. We love your videos. Very informative and we keep adding things to our list for when we do get to visit.

    WOW!!! My heart sunk when hearing this. NEVER gave smoke a thought!! THANK YOU for sharing. We're still a few years out but will definitely be keeping this in mind when our turn comes to purchase. Although, how can you ever be certain??       Karen Snook I would keep looking.....the villages is not what they portray it to be. We lived there for 5 years. Just horrible. Getting way too big....they are almost half way to Orlando the way they are building. Homes just built in the last year or much less are already being put on the market and being sold. if that is any indication of the reality of the recent buyers being sold a bill of goods, that would be a giant red flag to stay away. close proximity of two other 55+ communities offer much more home for your money and are not being built to resemble the City of Clearwater, Florida. Good luck, do your homework 😀

      @@joediamakeup5227 I'm curious to what your issues with it are? Everyone we know who lives there loves it. They have been there for many years & have nothing but good to say. I'm sure it's not for everyone which is actually a good thing since there wouldn't be room. lol We've been researching & will continue to do so but I will say it felt very right for us when we visited. We have time b4 purchasing & will keep visiting. Thank you for your input.

      Karen Snook I wish you nothing but luck in your search! Like you said it is not for everyone and it definitely was not for us. We gave it a good five years, we also have known and have good friends still there. I guess maybe it depends what area you live in , etc. I found many clubs to be very much cliques and not very welcoming if they felt you did it belong in their “class”. Too many people....houses are way too close together, the majority of them anyway, you are on top of each other, and like the folks said you pay a premium for a preserve lot or any other lot with basically no neighbors behind you, ie. no kissing lanais. Good luck yo you, just k is there are alternatives to the villages.

    We have some new construction homes out in Parkland Florida with the practically zero lots. The houses cost 500K to a million $. Being a native Floridian, this kind of concentrated housing is not attractive to me, but I have had neighbors move up to your courtyard villas. I hope they are happy! The smoking issue, no...not for me at all. 😑 I have breathing problems,though I have never smoked. Thank you for your honest videos. It's too expensive in the Villages to make a mistake!

    Thanks for another informative video. I have been wondering about the rules (if any) regarding cigarette/ cigar smoking in The Villages. I currently live in a townhouse near several neighbors who smoke and it’s a nightmare. Seems there is always at least 1 neighbor smoking so there is no break from the smoke. Jerry said that “music carries” but at least music isn’t carcinogenic. 😕 I really appreciate your videos!

    Hubby and myself went to Kroger at 7 a.m. yesterday. Only seniors over 60 were allowed in from 7 to 8 a.m. Other folks tried to enter the store and were told they couldn't enter until 8. Most of the seniors had masks and gloves on, as did we, and I cleaned everything with water and bleach, tossed cardboard boxes, as in cereal, and washed down the counters. Probably not a bad habit to get into. Stay well down there.

    Enjoying another great video while drinking my morning coffee. Excellent topic! One reason we sold our postage stamp home in a Production home community was a real lack of privacy. We had all 2 stories behind us. They could all see into our backyard. Only time we ever used backyard was when we would grill. Now I am on 21 acres and have tons of trees and complete privacy!
    Do most people in TV opt for an enclosed Lanai over a screened in Lanai? It seems the enclosed Lanai like what you have would be better resale. Thank you and God bless. I really enjoy you both!

    Good commentary on what to look for when buying a home. Location and good neighbors are of paramount importance when purchasing a home.

      And unfortunately pass away.
      My aunt and uncle were among the first settlers (1986) in the villages formerly known as orange blossom.
      Unfortunately it has become a city within a city. Too crowed especially in season. Still a pretty place - Schwartz family does a nice job maintaining the properties.

    We have lived in TV almost one year, and purchased a home although it was not our first attempt. Initially, we were planning to build and the realtor showed us a great lot which we put money down on. However, we started having second thoughts since is was close to Warm Springs Ave which was now being expanded into four lanes. We went out and sat on the lot at various times of the days and decided that the traffic noise was too much for us. (May not bother others, but it did us). Then we looked for other lots with as much privacy as possible and the least amount of traffic noise. We ended up with spec home a golf course lot (no we aren't golfers yet). My expanded point to this is that your realtor is there to sell you a lot or house. They may try to dissuade you (e.g. Noise isn't too bad; most people get use to it; the berm deadens the turnpike noise), but only you can determine this. So you have to be very aware of your own needs. We have lovely neighbors and no smoking issues. The house had issues, but they have largely been resolved. It is truly Buyer Beware out there. Very friendly Realtors are in the business of selling home...only you can figure out if it's right for you. (We also purchase a CYV to rent out. Some people like the wall behind and the enclosed yard. Checked for a quiet neighborhood, nice neighbors.) Best Wishes for wherever life may take you!

    I thoroughly enjoy your very informative videos, and have to say that you have convinced me that the Villages is not for us. Living in the mountains of NC, with room to roam, i don't think we could deal with the closeness, rules and regulations, heat, etc. I will continue to watch however.

    We’ve been taking disinfectant wipes in our cars when we have to fill the car with gas or go to the grocery store. We shop at the commissary on base and they do spray down the carts with disinfectant. It’s hard shopping without touching things that everybody touches. We bought a house down in Florida at SummerGlen. We looked for a couple years and finally found our house that backs on to the golf course. Our only problem now... our closing date keeps moving because of this virus. Trying to stay calm and safe.

    Really enjoyed this video, I also feel bad for those owners who has to deal with the smoke odor. I would recommend if possible to hang a fan blowing outward in the direction of the smoke, if possible. That might help.

    I think I saw a hurricane roller above the windows on the back of your house. They have powered and manually operated shutters. There are also metal shutters that are installed with screws. Can you do a video about storm shutters?
    How about electric generators? There are permanent whole house generators that are powered by natural gas or propane. There are liquid cooled and air cooled electric generators. The liquid cooled generators sound more like a car engine, and are more expensive. The air cooled generators are much cheaper, but sound more like a lawn mower.
    If you had a portable gas electric generator, usually they run only part of your house, the generator would have to be refilled during the hurricane, which might be very unpleasant to do. There’s the risk of theft, unless the portable electric generator was protected by a metal cage that’s attached to a concrete slab.
    The mini split AC is a good idea. If your main AC fails, you could run the mini split and blow the air around the house with fans, until you could have the main AC repaired.
    Having several space heaters might also be a good idea in case your furnace fails. Then you wouldn’t need to call for the more expensive emergency service.

    I love the fact that everywhere you look every yard and home is very neat and clean. No dilapidated cars jacked up on blocks, no unkempt yards or toys strewn about everywhere. All those things just serve to bring down the value of their property and yours. I love that there are so so many clubs to join to keep your hobbies fed. And almost any kind of medical facility, shopping, restaurants, movies that you can think of is in there. Somebody really had a plan when they came up with the idea of The Villages. I think I would like a home with the glass lanai and privacy shrubs and lots of blooming bougainvilleas. I will never get my husband down there though. The only thing I wouldn’t like would be the heat.

    My advice to anyone seriously thinking about buying in The Villages is that you should rent a house offseason that has no affiliation with The Villages Sales office. You will know in a matter of days what you really want in a home there. That is what we did. I knew within 24 hours I could not live in a home with a lanai directly across from me. While visiting a friend I could hear every word that a neighbor was saying. Remember that many of these residents have hearing issues and if they have a TV on their lanai you might end up watching TV with them even if you don't want to. I love the view of the Praire but wouldn't pay the additional money, it's a swamp with lots of bugs.

    For those who are buying a lot and having a new house built. The Sales Center has drawings of the lots in an area. Each lot is denoted as garage left or right so you can tell the orientation and what model of house will fit. We spent hours on this until we secured a corner lot with nobody behind and to the side and without a price premium. Two years after moving in we extended the lanai along one whole side of the house. This is roofed and screened. We smokers are not all inconsiderate.

    Oh my gosh you guys. That smoking thing really put a wrench in the works. It was something I never thought about so thank you for bringing it up! I understood my neighbors would be closed but I never considered a noise or pollution. Thank you for doing this hard work for us. Do you ever plan to go visit Latitudes?? That would be my dream location for retirement. I have not yet seen any TH-camrs coming out of that 55-plus Community yet. But fingers crossed we are still going to be stuck here in Southern California for another now 7 years maybe because of this virus thing and our sons apprenticeship being stalled :-( but thanks again for all your hard work we love watching your videos. FINS UP!

    Hi Jerry and Linda, thanks for the interesting tour around all the nearby houses there. Here in Melbourne, we have painted lines in many of the stores showing people where to stand. We are currently into Stage 3 restrictions here. We are allowed to go out for necessary trips only (Shopping, Medical and similar). We are blessed here with good neighbours and this has been the situation, since we moved here in 1981. In our back yard, there is not as much privacy as years ago, because of a large house now being there, which partly overlooks the yard. However, we have become used to it. The neighbours are nice people and there are no problems at all. Anyway, wishing you both the very best. Robert.

    Enjoy your show. Very informative and entertaining. You have a nice lanai. A couple things I’d like to add about back yard views (pardon if someone already mentioned this, I didn’t read all the replies). Three years ago, wife and I bought a designer with a modest back yard view. The view wasn’t completely private so we planted some evergreens to fill in the spaces, which is nice, but we found out that our three neighbors are rarely there. One is a snowbird who is absent most of the year. I can count on one hand the number of times I’ve seen any of those three neighbors since we’ve been here. People that move here should realize that it is a retirement community. Chances are, you won’t see any wild parties happening. Another thing to consider is what direction your lanai faces - surprised you didn’t mention it. Ours faces dead west and this is the not ideal. We installed a motorized screen, which we use every day. Lanais that face north or east are the best. Lanais that face south are better than west, since the sun is so high in the summer, it doesn’t shine directly into the house. An awning is what one needs here. A good thing to do for perspective home buyers is to put the keyword “privacy” in the home search screen. Yours

    When we lived in west Texas, we had a patio home, which is zero property line and looked similar to the courtyard villa that you showed...our patio looked onto the side of our neighbors brick home, which only had one window on that side and it was the frosted glass blocks, which the builder used for the dining room window and then the rest of the yard was fenced....garage entry was in the back off an alley...it was very private and you never had to see your neighbor if that was your choice.....we loved it!

    I think I would have trouble finding a used home because of so many old ppl who smoke. You cannot get the smell out. No matter what u have been told. They could face a fan at the offending neighbor and blow the smoke right back at them very privately.

      I live in an “older” home, built in 2006. In our neighborhood of 93 homes I don’t know a single smoker. They are very much in the minority, no smoking in any public places or the town squares. You seldom see anyone smoking.
