Thank you Peter and Julia. I have owned four properties still own two homes. I was never able to get into Commercial. Now I am in my 60's on SSI not sure if I can get into commercial now or if I should. It would be interesting to find out if it is possible.

This is good but there are so many other things that I have learned from having less than stellar property managers. Crucial questions that I didn't know to ask include whether the property manager is manages or owns other buildings in the same area as yours. Those other buildings will be your competition when it's time to lease up a vacant unit. Also the property manager should be asked how long it takes to turn a vacant unit and whether they have their own maintenance and construction crews or whether they outsource. Another one is how you will be billed for labor and materials. Some bill you according to an hourly rate while others will take the position that it "depends".similarly for materials some will bill at cost while others will build a profit into the materials as well. There are many more and the only way to really learn in the beginning is as the problems arise. Thank you for this topic!
