You guys should mention if this is an ASSIGNMENT sale. If this condo is still under occupancy then there will be EXTRA fees on top of the sales price that the new owner will need to pay the developer (MENKES) when the Land Title is transferred to the new owner. That is called the Development Charges. There is also a charge to bring a METER to your unit. etc etc...
Provincial Land transfer tax is standard whenever there is a change in the property ownership whether new or not. City of Toronto will also charge new owner Municipal Land Transfer Tax as well. (whereas City of Markham will not).
Having said that this condo unit should be a good investment because of its LOCATION and name of the builder.

可以拍多d睇樓片呀，相信好多香港人會有興趣睇的，但移到民去加國既人多數都有d $$，可以考慮拍d 將香港買樓既價錢其實可以買到加國咩野抵買既大屋，咁會更值得觀看！！

Explanation of "occupancy period" is incorrect. Also, there's no maintenance fee during occupancy or you could say that it is included in the occupancy fee.
I think their explanation is correct. 14:13 - 14:22. Occupancy Fees includes the monthly maintenance fees and interest on remaining balance of the unit.

for the occupancy period, you said you pay condo fees and interest, interest of the mortgage? at the beginning of the mortgage, most of the payment goes towards the interest, so that is quite a hefty rent
Interest is on the remaining balance of the unit. For example: the unit is 500K. Deposit is 20%. So the remaining balance is 400K when final closing. During Occupancy Period you need to pay the interest on 400K.
The exact Interest amount will obviously depend on the Rate.
You can avoid or lower this amount if you are willing to pay more deposit on Occupancy. For example you put down another 30% - 150K on Occupancy so now you paid 250K in total. Your Interest will be on 250K instead of 400K.
Having said that you need to have the capital in the first place. So either you have that cash sitting in the bank or you need to do a line of credit (which you will need to pay interest too!)
Another scenario - Find a tenant so they pay you rent to offset the occupancy fees if you are not planning to live in this new condo.

地積同人口比例跟本就不能同香港相比
每年7、8月都會過多倫多住下，感覺這幾年多倫多不止住房價格颷升，連普通日常用品都係，行一趟大X華超市就知道錢唔見洗。個人所見租金升幅的原因並不單是基於某國人瘋狂購入住房，之前加拿大接收了大批敘利亞難民，這批難民大多數被安排到多倫多，親戚於North York的house都是租比佢哋，加上每年外來的留學生，從世界各地湧入的移民及難民，呢個城市正不斷澎脹，政府的政策雖然把部分新移民安置到其他人口比較少的省埠，但是多倫多始終是一線城市，未來住屋需求不會降低。加國生活可易可難，但對比亞洲大部分城市來說，這𥚃已經可以堪稱樂土。

Summer Nioh 難民會有政府的津貼，當中包括住房的費用，加國政府不會待薄難民，不止金錢的援財，還會讓你上英文課，幫你融入當地社會。不是全部難民都係窮光蛋，有些是基於政治原因，宗教迫害等。我有同租住我親人house的敘利亞難民（一家五口）傾過計，原來他們在當地算是中產人士，從事影視行業，我且不儘信他們講的所有嘢，但是睇一個人的言談舉止，飲食習慣，基本上可以判斷到出係咪草根階層。

there are different sizes, Studio, 1 BR, 1BR+Den, 2BR....not everyone can afford or need a 900sf 2BR condo in one of the hottest location in Toronto.
