This is very nice! A lot of comments about the land itself (trees and downhill) and HOA but that’s not your decision. The home itself seems great and has an awesome layout.
Beautiful home as always. I think you do such a great job with the trim and the little details that add up to a big difference. Several years ago I said I wish I could bring you to Alaska to build me a home and I still wish that. Anyway I hope this wonderful home was spared by the recent storm. Congratulations to the owners on their new home and I wish them, and you, Mike the best.
My goal is to someday have my own home built. I have a note on my phone of features I want and have taken alot of inspiration from your videos. Keep up the good work Mike and team
What a gorgeous lot!. However, I would have put the house at the top of the hill. I live in the Ohio Valley and wet basements are the bane of the homeowners life. I love the two studies across from each other. I love that the interior is nicely finished with good looking products that won’t break the bank. Good job. Best wishes to the homeowners.

@@MikePalmerHomesIncDenver Oh yes, been following your projects. We have a lot in Lincolnton ready to build. Just waiting … 🙏🙏😁 We already have design/plan ideas. Will be in touch when ready.
when building a custom home there are a lot of things that get added later on because of the 20-30 % mark up so a lot of things go with standard options and get the bones in like the upstairs then finish in a few years and such
This is a beautiful home! Love the garage and bonus area. Shocked someone would invest all this and choose vinyl floors. They cheapen the house, which is so sad because it's a beautiful build. Engineered hardwood would have made a world of difference and still cheaper than traditional hardwood. Stairs are looking good though. Great floorplan too.
Watching from Denver, Colorado. We love a home surrounded by mature trees. I’d have a bigger fear about the downhill water. Seems like it’ll need some retaining walls. Will look beautiful. Gorgeous house.
The home is beautiful. I would though be concerned with so many pine trees be so close to the home. I would also be concerned in heavy rain the water coming into home / foundation.
Excellent build , very transparent on the HOA, the grading and situation with the lot. With all that said I wouldnt risk it and think it will wash away more than likely after nothing but problems with flooding and it sounds like an aweful HOA on top of it.

Great video, and gorgeous house. But that hill and the resulting potential water control issues makes me nervous; just looking at it. Years ago, I lived in KCMO metro. In one storm, we had nearly 5" of rain in one hour. Another time we received 13" of rain in 24 hours. Those are tremendous amounts of water to manage. I'm sure NC gets similar amounts at times. I just don't see how a dip in the driveway and that small gully, to the left of the building, can contain the water during a significant rain event, and keep it away from the structure. Hopefully, someone with hydrology expertise did the calculations. Again, it's a beautiful house.
This was so pretty, I really liked the layout for the two bedrooms with the jack and jill bathroom between with window seats and I really liked the way the lights were done for them. I also liked the garage with workshop at the back. Interesting to see the underside/basement area, typically in the UK homes dont have basements (unless its victorian terraces in cities) do you work with the gradient on the land to work out the basement style and height?
Hey there! Thanks for the compliment on the house! 🏡 We appreciate your feedback about the lot. We're always looking for ways to improve and make sure our homeowners have the best experience possible. If you have any other concerns or questions, feel free to let us know! 😊
It beautiful design and home, I love the kitchen- though I would have not opted for the white porcelain sink that will get so dirty had one of those, and the only thing that comes off is bleach - preference - a stainless steel sink which I now have. Also, did the homeowners opt for a water filtration system (osmosis and water softener) in this age, unfortunately, we have pesticides, bacteria, and viruses in the water, even if the water is being drawn by a water well- the new problem is microplastics that are now in our watershed systems and oceans - this will be the new thing I will be looking on my new home that a filtration system can detect and remove. I did not hear it in the video. Nonetheless, thank you.
Nice Home! How long did it take to build? I would not be happy with the floor insulation that was visible from the basement. It looks like it is just jammed up there, compressed with a lot of voids
How you build that beautiful house with 2x4 exterior studs? I would require a minimum of 2x6 on 12's due to all these crazy weather events and to zombie proof :)

The closets in the master are too small with the doors too close together. The doors should open into the bedroom or bath. The discount store closet shelves don't meet the standards of the rest of the house. Those closets are a deal killer for the lady of the house. All the unfinished, not insulated rooms don't make the house buyer ready. The backyard is too small. The driveway and lack of vegetation around the driveway appear like a heavy rain would cause erosion and water to collect in the garages. It's a nice lot, but the hillside is quite a challenge for the wet season. This house will likely go unsold unless the lot problems are fixed.

We can see everything that you are talking about with out the hand waving and pointing throughout the videos. Not trying to be rude in any way.Just giving some advice as the viewer. I haven’t been able to complete a video yet cause it is way to distracting to have the hand pointing and waiving throughout the entire video.
The first two and a half minutes tells me all I needed to know. HOA and septic uphill. Hard pass. I will say, however, this is a great house, but the specific design by the owners was a big mistake. Leaving so much of it unfinished for “later projects” is a HUGE mistake.
This home of 5000 sq ft is too expensive for it not to be 100% finished, with only two living area an atice and much more, garage and basement and better clearing of property for more acreage around the house and backyard areas, just a total rip off for the person or people who purchase this unfinished property.
So many issues. Let's start with why do a video if the house is at best 60% complete. Garage, upstairs, basement and back decking. Weird room across from office. Master bedroom closets should be pocket doors, because it seems both closets couldn't be opened at the same time. AND, it's part of the dreaded HOA
The house is finished on our end the parts of the house that aren't finished was a homeowner decision and will be done as they live in the home. It's 100% finished to live in.
The left side of the house has three garage doors? This is probably the worst eye sore mistake any “architect”can do. You had a clean canvas to work with, without any obstacles or limitations. You could have designed the house with garages on the side or at the rear.
I enjoy looking at your homes, but you go way far into the details. Example, the faucet. The yard, and all the drainage. Just show us the house, or make two videos, for people who want to just see the house.

This is a luxury custom home?? How? You have missing kitchen cabinet handles in your video. This is a luxury custom home to someone coming from an apartment or someone who has no idea what their looking at. I'm sorry, but the word custom and luxury is used by everybody now and it's become watered down. House and garage. Like 2 small homes
Got more garage space then there is living space
Soooo, you won't have sewer (electronic pump to front yard) removal in a power outage. Interesting.
It looks like you’re selling a garage with an attached cottage or house however you want to put it

Won’t a heavy rain run right down into the front of the house? Terrible place for a house.
Why would anyone want to cut down all those trees? As a builder you should know keeping mature trees is important for the environment
