this is a great place for the $!! my girlfriend owns a restaurant and im retired. she's trying to get to the point so she can retire. we both see a lot of potential in this property. like you mentioned, wedding venue on one side and restaurant on the other. and yes, the previous owners put some cash in to that place and its in good shape.
I have been to this property when it was a restaurant… and had ice cream, too… years ago. It was good, fun and eclectic. I live in the Green River Lake area Adair county side… and pass it when driving to Liberty. It’s in an area where there are Amish farms, fresh local foods, … a good Farm to Table restaurant would be wonderful there. There is the famous “Bread of Life Cafe” that is in the area, ( which is closed on Sunday) and that place is full… people come from all over to shop the Amish area of South Fork…if you had the right business… they will turn there on 127 and come…. Thank you for your channel… I have learned a lot.

I really envision a massive BBQ restaurant and whisky bar as well as an all type party / event venue but you can also add inside small Farmers Stalls for the local farmers to sell their meats / lams / veg or what ever, such a great opportunity here
I think it would be a great place for a local market: farm produce, locally made furniture, arts and craft, etc. Also, having a restaurant in there rounds it out. The bathrooms need work. Cool place.

Watching this all I could see was some nice classic cars inside of there with trinkets and stuff for sale, with a nice classic burger and ice cream shop. Tables on the porches for people to sit and eat their burgers and ice cream. And I don't know how the zoning is, but I would also scatter 8 to 10 small cabins for Air BnB's around the property. It would e awesome!

I'm too lod to run a Comercial business. But that place is really cute! Put a sports bar in the middle with a live band in the evenings, the tv's and make it family friendly (no booze) ice cream for the kiddos with hotdogs, hambugers, fries, onion rings, etc in the back area. Rent out the venue for weddings on weekends, lions club or rotory club church socials on friday evenings or whatever then during the week after school events bake sales, girl scout functions etc. The possibilities are endless! But it does need more bathrooms. Maybe one or 2 of those big multi potty trailer type things girl in one, boys in the other.

i would turn that place into the most kick ass bar around, although as a pro musician i gotta say, everyone that puts a stage in should consult a musician as nearly every stage is designed way way way wrong and only makes things extremely challenging for the artist or band. That stage would have to go and a new one built in a location that isnt facing the nearest wall, as well as things would need to be done to cut the amazing amount of natural reverb in that room. Absolutely love this property, I am trying to talk my family into selling our assets as the money would go way farther there than in Tx and i love the scenery, plus the 110 degree summers are wearing on me, as well as the 2 hour round trip drive to anything lol

I ASSURE you, Casey County isn't dry - they just don't keep any of the money. The thought is if it goes wet, there will be drunks laying in the streets and mommas with babies starving to death. The reality is people who want wine or beer or anything drive over two counties to get what they need. We often say that county gets the Tax Money, the next county gets the speeding tickets, all we get are the drunks. hahahaha. There is sincerely a lot of truth to that. Totally foolish. approximately 45 out of 120 counties here now have sales of some sort - full wet (package stores) or limited to restaurants who seat 50 or more only. Why that is is beyond me, but we are rapidly going in the right direction. 😀 1930s - 2030s? hahaha Now THAT said, you can more easily get a Small Farm Winery License and grow a few stub vines and buy juice from anywhere - just so you make it there. And wine is EASY to make, I know - our family makes 1,000 bottles a year. Add that to your wedding venue - require people buy your wine -- and Bob's your Uncle. Properties "available" in EVERY video that's posted, the property is sold by the time the video is posted. At least the 13-14 in which I've inquired. This is a great advertising gimmick but very frustrating for potential buyers. Like most "channels" on the internet, the person making the video is the only one benefitting in any way. UGH!

You can't get a Liquor license to serve alcohol in that place that is why they are selling the County is dry they will not allow you to sell Alcohol

I ASSURE you, Casey County isn't dry - they just don't keep any of the money. The thought is if it goes wet, there will be drunks laying in the streets and mommas with babies starving to death. The reality is people who want wine or beer or anything drive over two counties to get what they need.
We often say that county gets the Tax Money, the next county gets the speeding tickets, all we get are the drunks. hahahaha. There is sincerely a lot of truth to that.
My wife and I are having a dinner party, we drive to buy a bottle of wine. oops, we have to get gas while we are there --- oops, forgot to pick up some stuff at Walmart, oops, its too late to make dinner, let's just grab dinner here. Oops, they have wine here, let's grab a glass - that country get $200 of ours - for a $10 bottle of wine. The dry county gets nothing. Totally foolish.
approximately 45 out of 120 counties here now have sales of some sort - full wet (package stores) or limited to restaurants who seat 50 or more only. Why that is is beyond me, but we are rapidly going in the right direction. 😀 1930s - 2030s? hahaha
Now THAT said, you can more easily get a Small Farm Winery License and grow a few stub vines and buy juice from anywhere - just so you make it there. And wine is EASY to make, I know - our family makes 1,000 bottles a year. Add that to your wedding venue - require people buy your wine -- and Bob's your Uncle.
There's always a caveat, a loophole, an angle to get stuff done. You just need to be tenacious.

Properties "available" in EVERY video that's posted, the property is sold by the time the video is posted. At least the 13-14 in which I've inquired. This is a great advertising gimmick but very frustrating for potential buyers. Like most "channels" on the internet, the person making the video is the only one benefitting in any way. UGH!

Sitting afar and saying you want to buy something --- is VERY different than hopping on a plane, checkbook in hand and making a written offer, like the last 13-14 buyers did. @@BradSimmons Not whining at all sir. A video comes out. I call/text IMMEDIATELY to see if the property is "still" available. For the past three, I did receive a reply right away that the properties were under contract. I let them know I could be there in two hours. I called/texted FIFTEEN MINUTES into the video. Perhaps it's just a big coincidence every time. Sorry if my VERY educated guess was/is incorrect. Gregory Mansourian
