    I don't know about Colorado, but here in Los Angeles we have given up on prohibiting pets. A tenant can simply go to a doctor and get the animal(s) called "emotional support" pets, and there is nothing we can do. This has been a nightmare because some of our other tenants had allergies and had to move, in addition to noise and damage issues.

      Yes just about every state where a landlord says you cant have pets they have to accept a doctor's statements for medical reasons. We had a landlord whom said no pets allowed even the judge said after a yr the lease isn't valid you have to renew a lease of you want the tenant there. Renters has right and they cant discriminate. Equal Housing Opportunity and the Disabilities Act.

      Dude, I just sold 5-plex and invested funds in stock market. All I can say is you gotta have the mindset of control when stocks go down. At least when I owned the property.. the money was in a “safe” so to speak. Last year I tried to convince my parents to put real estate proceeds into energy stocks...one being PG&E. Glad mom didn’t listen to me.

      @@investfourmore My Friend had trouble with Tenants, He went to the local Motorcycle Club Spoke to the Leader, The Leader sent 2 guys too see the Tenants, and the Tenants moved out within a few days Even cleaned up the property as well. Sometimes you have to do bad things too move them on Cost 500 bucks in booze for the Clubs next Party.
      Just a Thought.

    In VA it's the sheriff department who takes care of evictions. Campers love you. Probably connected to the people in the house.

      In Texas sheriff do eviction if they failed to follow court order to vacant. Give them about 15 minutes to pack up. Landlord will put their belongings outside like at my apartment complex did three years ago. And changed the lock. It was pretty mess looking at alleyway. Also tacky.

    Hello Mark at some point this reminded me a russia (worst part of it) - no different - especially that place with the fence around gas distribution unit - houses, junk cars etc. its just striking resemblance. Be careful with those guys out there - cause its like a poking into a rat nest. Your videos are just awesome ! Keep doing them ! And stay safe !

    Just curious. On a property like that say their furnace went out and needed a $500 motor or anything in general happened that you as the landlord would be required to fix per the lease. Since they're not current on rent are you able to say tough luck or would you still be required to take care of that or other issues?

    Really interesting property! I'd like to see how things progress with this one (as just about all your projects). Hopefully the pitbull is indeed nice. I used to have a pitbull, and she once decided to join my contractors out in the backyard as they worked (one of them left the door open). They're working and apparently figure it's fine for her to have followed them outside to an unfenced yard. Meanwhile, she's laying in the grass chewing on a stick and basking in the sun. lol Luckily, she was never much for going on her own adventures when given the chance.

    I've been paying rent or a mortgage since I was a sophomore in high school. I don't understand people saying they don't pay rent to their LANDLORD. Especially when it's in their lease agreement, that's legal and binding. I know you'll get it all worked out. People are insane though.

    You don't need a truck to move the camper, just knock down the flat surfaces and stack them on top of each other. If you only have a car you can then cut the panels in half (and half again if necessary) with a grinder until they fit in the trunk. I recently put a full-sized ping-pong table into our residential trash can and still had room left over for our normal trash. In the past I've put bulky 3-person sofas into our trash can too, just cut everything into smaller pieces until it fits.

      It is illegal for landlords to discriminate against having pets if a medical note days it's for medical reasons. By law you cant evict ppl without a real cause. If the property is bought by another person or company they have to start a new lease every yr till the lease expires. There is renters rights. The sellers has to properly notify the tenants the property is being sold. We have rented month to month for over 20yrs and the landlord tried to evict the tenants and the judge told him you have to let them stay as long as the paid that rent for the time needed to stay. He already to the months rent tried to get them out before the month ended. My family had to pay $100 for the court cost of the eviction. They were lucky to find a house they could buy. The landlord is in the whole big time. He is trying to rent it while he is selling it. He never fixed anything right. We had a time with him because he was always drunk and demanded the lady downstairs to let him stay there after she died her brother lived there till he died. He done the same thing to her brother. Was going to kick out a lady whom lived there 30 yrs and her brother who lived there about 6yrs. He always got his rent on time. We cut the grass and kept up everything even changed damaged things that haven't been changed out over the yrs. Even took up the carpet he said we could remove. That place was a fire hazard on one way in and out windows were less and 2 ft wide by 2ft tall. The sewer was connected directly to the sewer down stair then they went to the street. It was a single family home turned into a duplex. Kicking ppl out is dirty business without a good reason. Judges take the landlord side because of money.

      Here in Canada in most cases they actually take the tenant side over the landlord, even if the tenant is in the wrong.

    If the guy in the camper won't leave, maybe look up and print out the law that prohibits living in a camper on that lot, discuss it with the police, and request them to cite him. Maybe call animal control on the pit bulls - I'd be concerned about them running loose.

    I hope those folks can get it together and pay the rent. If not bye, bye. I was a single mom of 3 and it was tough sometimes, but NEVER did I miss my rent I kept a clean house and when I moved I always got my deposit back. I owned my own home B4 divorce. Usually the owner/manager wanted to hire me to do their empty apt cleaning for them. There was NO way! I see how dirty some people are.

    Oh goodness!! LOL Are there not leash laws in that town? I know the pitbulls can be scary, but if no one has had a complaint, they are more than likely good dogs. But if I remember a lot of insurance companies do nor cover certain breeds of dogs for rentals. I would at least get him to place the dogs on a leash, or have the city take care of a loose dog. I had to do that once the dog was always loose. Since the animal is close to the highway, he could easily be a danger, and risk a accident. Not just to the dog it's self but to the people that use that highway. Checking the laws, getting things recorded and showing dates will show neglect on the owners part. The city should take care of it then, and fine the owner.

    I know you talked a little about this in another video but why not tear down the crappy houses and develop, seems like in that high traffic area a strip mall, some light commercial would work well.

      It would probably take three years to complete the process. In that time a lot can change and it would take a ton of money. I would rather be the guy buying strip malls after all that is done for less than they cost to build than doing the building.

      By law in most states you have to start a new lease when property is sold. Evictions that was no fault of renters goes against them.

    I usually help the seller remove tenants after they are in contract, and always have property empty no tenants because I love to raise rents and find my own better tenants

    I don't understand people and keeping junk cars. The guy across the street has 2 in his garage that don't run and have been in there for a decade and he has at least one more in his back yard. A few years back two dead cars show up in the driveway. After they sat there for years...the car cover on one was starting to disintegrate...we called the city. Took about 3 weeks before they were hauled off. Turns out they weren't his cars but someone he knew that didn't have a place to store them. The junkyard is where they ended up being stored.

      It's really a mindset or blindness. Kinda like a hoarder, they don't see filth, clutter, and fleas jumping on them as a problem. If you take all that junk away they usually feel anxiety rather than freedom. Poverty does funny things to people. I actually feel sorry for the camper dwellers. Hope they figure out how to pull themselves up by their bootstraps.

      I should add, I can say all that about poverty mindset bc my husband and I were broke out of out minds when we first got married. Took us both working two jobs each and $15 a week for food to pull out ourselves up by our bootstraps! Beans, rice, sav-a-lot grocery stores and discovery of flea treatment. That was 20 years ago! Now we've been blessed, work hard and live on a 5 acre hobby farm.

Being artistic I thought "well ofcourse!" But then I realized she wasnt talking about art but drawing welfare checks with no shame whatsoever! I was broke enough once upon a time but welfare was a shameful predicament I refused to stoop to. I was raised right as anyway..

    Did you say that you bought a piece of property for $410,000?!? How many acres? And tenants who doesn’t pay rent. They are squatters and you need to go to the court to get several eviction orders. To move and others to haul camper and more off the property. Pathetic people.

    When you purchased the property you are supposed to do a new lease you cant just demand them to pay you when in fact the relative didnt notify them properly. Take any amount they have available at least you can get something. Getting an eviction notice isnt right either because if they didn't know it was sold you have to let them that it is your property an that new lease has to be corrected by you. Land lords get eviction notices to tenants whom are paying rent is dirty business. A judge told my old landlord as long as we were paying rent month to month because the lease was not valid by a renewal. He told my sister and brother by hand written letter first about it. He is trying to sell it now. The judge ordered him to take the rent after he already had that months rent. We worked on that apartment the 20 yrs we lived there. Now he has it up for rent and for sale. He told my sister he would have sold it to her for $40,000. He isnt making money now on the property. We had the right to have visitors and family staying with us. Even after I moved out. You can't tell people who they can and cant have visiting or staying temporary with them while they are in town. As long as they aren't their causing problems or doing illegal things or no more than a month without your notice then you can do something about it. The rent and selling of properties is way for priced ppl cant afford $1,000 and up for rent let alone a house payment with all the taxes and utilities. Try being on limited income or wages aren't at the value to pay the payments and bills. Ppl are rent out rooms to help with the cost. It is sad for ppl and now ppl are moving into campers, cars, trucks, tiny homes, or on the streets. It's not because of drug addictions, alcoholics, criminals. They just cant afford rent or house payments eve utilities and taxes. Now those ppl aren't even allowed to live in neighborhoods because ppl think wrong of most of the ppl. Live in less than 300 sq ft. With no running water and the essentials. Most use baby wipes to clean up. It's so much about money and high living for higher class while the middle and lower class ppl can afford a roof or food. Our government should cap rent and housing costs all across the country.

      Mark does a lot of good for communities, and cleans up a lot of homes so people can have a nice place to live. He is not the problem, he is a solution for many hard working people who can't find a decent place to live. 99.99% of people living in situations where they can't afford a place to live are there because of their own poor decision making skills and poor money management. People need to quit blaming investors and take ownership of their problems. If someone can't afford Greeley maybe they should move to a town they can afford. The government doesn't need to cap rents, they need to teach kids in school how to make good life and financial decisions. Just my $0.02 worth.

    That camper? Tow it away? Too much work for the moment, you need to start slow.

    Make it fast and quick and be gone.
    Next before the cars per usual your going to fix them places up as always so I assume they have oil heat so 5 gallons of water in the oil tank is a good start. Hey how do you afford heat a d you can't pay rent.
    Next you hire some crackheads, they work for $20 bills.
    The place needs to be "aired out" so there go all the windows. Oh stop crying section 8 likes energy efficient windows!
    The dogs, lots of free steak with Snickers bars wrapped inside.
    Ok on to the drunk plumber who needs a couple hundred.
    At all the locations a car pulls up to the water shut-off with a 5 gallon bucket of premixed Hydraulic Cement and a t-wrench and shuts the water off in the middle of the night and replies the cap.
    Finally the cars, because it's private property you can tow anything you want off it as long as it was posted or in your case you have a signed lease that you acquired that states X amount of cars.
    Make sure you give the towing company a written letter of permission to remove and on the side make sure they take the one you know they drive .
    As far as the commercial shop it looked like a nice place but I'm sure wayyyyyyy below market value.
    I highly doubt the carry heavy insurance so hire the crackheads to knock out all car windows and dent stuff.
    Or use a crackhead rental car and go play bumper cars.
    You can play sorry a d even offer to put a fence up after they sign the new lease at market value.

      But hey no worries if the tenents have a good lawyer and enough of a hardship story and it being winter he should have them out by fall to do a cleanup and get it ready for winter.
      Most of these people been evicted many times and know how to play the game better than the landlords.

      Here they file an ABA and depending on estimated value as little as a few days it can be sold for scrap or parts or resold.
      It's the campers they won't touch.
      Now if you want something to straight up disappear the scrappers on Letgo have ways of junking stuff .
