Transfer charges solely depends on that particular builder and it changes as per builder's will. GST noone can charge twice on the same unit. To understand it better connect with us at 9118388999. Thank you
Transfer charges will be part of your agreement with the builder. If its there in the fine print it is fair. Otherwise you could probably contest it in a court (tho that requires time energy and money far in excess of the 5pct. So talk to a lawyer and do a class action suit if builder forgot to include transfer fees in t&c)

Is the land cost calculated here consistent with the land cost of lda plots? Why are lda group housing plots so expensive? 35000sq m plot for 57500 rs per sq m for 2.5 f.a.r pre approved land in hardoi road yojana. What would be the apartment cost here as per your formula? It is possible these plots are priced based on a bundled loan

Aman ji, ye poora calculation super area pe hai na? Because in total we have to include preferred location charge and Other charges(parking, EDC, IDC, club charges etc and GST), PLC can be taken as 3-4%, other charges as 10% of BSP and 5% GST To get the total cost , we usually add 20% on BSP to get final cost which includes PLC, GST and other other charges
Entire calculation is based on super area and only basic rate + Plc is what we had considered as the final cost. Other charges and taxes are separate as per our formula. Thank you
What are you looking for in mulberry heights? 2, 3 or 4bhk? The project is one of the best for own use but now it is a bit expensive. You can go for it if you have that budget.

Yes we did lot of permutations & combination and then freezed 40% of land value. In Lucknow most of the project has F.A.R. in this range only. Thank you
