very informative. You have mentioned the 'green card', recently have acquired a few pieces and did a search but never obtained the green card. How can one go back and get that document as we are still awaiting on the title deeds and you have mentioned that it is actually more important than a title deed?
Hallo julien wachira.
you can ask your licensed Attorney to draft a formal letter to the registrar in your property's location, to issue you with a Certified Copy of the Greencard for the relevant property (ies) . You will hand this formal letter in, with your duplicate copy of the Green Card Certified Copy fee receipt, after paying the prescribed fee to the Ministry of Lands cashier in the same registry.

@@GrandAcresLTD Hey, what if you don't have the copy of fee receipt? Like in cases where you bought the land through real estate companies, how would go about it? Is the company required to disclose this document?

Yes they can, as long as they are buying "Leasehold" properties.
Is there a risk to a new buyer if he fail to update the county records which has details of the saler who was paying rates while the search shows that the land is register to the new buyer. i.e the records from the county register vary from the lands register.

A missing green-card is a serious anomaly. If this happens to be the case, I would recommend that you urgently engage the professional services of a licensed advocate of The High Court, who specialises in Conveyancing. Request them to send formal letters of enquiry to the relevant Land Registry, so as to get to the bottom of the issue.

Hello Solo. In a situation where the the plot has a title, when doing the search, How does the greencard assist in comparison with the title? And then again, whats the estimate cost of the greencard. Where is it aquired from? Is it from the lawyer or the lands office. Thank you.
1. When one does a search application, the land's officials refer to the greencard to provide you the Title deed's current status, as it is the ledger that contains all details as final authority. The Greencard preceeds the Title Deed. In essence, the Title deed is the offspring of the Greencard.
2. Typical cost is 2,500/- in our experience.
3. Best to have a licensed advocate requisition the certified copy of the greencard for you. It is generally easier for legal professionals to navigate this with the lands department.
4. Ensure that you obtain payment receipt for this when done. Always be sure that the government has received its dues as prescribed. No shortcuts.

The Greencard is more important than your Title deed. In the same way that your Birth Certificate is more important than your National Identification card.

Hey how much is the greencard
Depends on the which lands office you're getting it from. We've paid KES 500/-, sometimes KES 1,000/- and other times KES 1,500/-. It varies by county.
*Do Leasehold properties have greencards? Is it possible to apply for a certified copy of Green Card online?*
Yes they do but requisitioning of one has to be done physically at the registry. Much easier to have an advocate get one for you.
